WELCOME

A very warm welcome to Bristol and the surrounding areas from all of us at Hamptons.

You will be moving into one of the most highly regarded cities in England. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population.

Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869. We were pioneers, setting standards that few of our rivals could match. And this hasn’t changed since.

Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their ‘home experts’.

Yours sincerely,

HISTORY

The historic City of Bristol, straddling the River Avon with its deep maritime history was essentially a prosperous central port for the industry in the South-West for nearly a thousand years.

Today, this city port is now a cultural centre known as the Harbourside, home to a ‘hustle-bustle’ epicentre of old warehouses that have been converted into trendy shops, restaurants and a modern art gallery, The Arnolfini.

The vast city of Bristol with its diverse open spaces has something for everyone. A wonderfully diverse, multicultural city. It was no surprise then, when it was voted the number 1 place to live in the UK in 2017. Low crime rates, great job prospects (especially in IT and the arts/entertainment industry) and matched with stunning waterfronts, eclectic bars and funky, indie boutique shops, Bristol is the capital of cool.

10
There is no other city like Bristol with it’s indie spirit, culture, education and constant transformation.

When you think of hip cities and trendy destinations, it’s fair to say exotic, far-flung places such as the Seychelles, Australia or Paris might spring to mindbut we should, in fact, be looking a little closer to home. Bristol has been named as Europe’s trendiest city in the National Geographic Traveller UK’s Cool List, which sets out the world’s ultimate 18 must-see destinations for 2020.

It ranks Bristol as 11th on the list, which places it ahead of any other European city - despite other European countries as a whole ranking more highly. Bristol is also the only British destination at all to make the list. Bristol wins praise from the guide for its fiercely independent spirit, its impressive food scene and the striking regeneration of the Harbourside. It’s still home to pretty Georgian terraces, the iconic Clifton Suspension Bridge and Brunel’s SS Great Britain. This is a city that goes from colonial-era industrial savvy to leftfield creativity and nowhere is this more apparent than in its food scene. Bristol is always being touted as the best place to eat outside London, with seven new entries in the Good Food Guide.”

Added to this a rudely healthy music scene and birth place of Trip-hop (bands like Portishead, Massive Attack and Tricky leading the way.

Interview with ‘SKD Loft Conversions Specialists Ltd’

Tell us a little about your background and how you got started developing lofts.

I began my career in the loft industry when I was just 17, working as an apprentice with a local loft conversion company. Within a year or so I had the opportunity to manage and construct my first loft conversion.

After working in the industry for 6 years with 2 different companies I decided, in 2009, to set up SKD Loft Conversion Specialists. The business has grown in size and stature ever since and continues to do so year on year. A strong reputation is very important to us and as such we work hard to develop very close client relations from the initial consultation through to completion and beyond. This excellent client care is proven invaluable as most of our work is generated from referrals, happy clients. This together with well looked after staff is the foundation of our business.

What’s the most common usage your clients have for their new space?

Historically the need for a loft conversion was to add additional living accommodation, most commonly master bedrooms with suites and walk-in or build in wardrobes. However, in the last 3 years we have seen a shift in usage, we are often now asked to design our projects incorporating home office space. This has resulted in larger scale projects often developing more unused roof space into luxury habitable spaces for both living and working.

What is the most satisfying part of your job?

I am passionate about the design aspect of my role, I take great satisfaction designing a scheme tailored to individual needs and enjoy the challenge of designing a space with the structural and offend planning restrictions in mind.

I feel I offer something unique, as I not only survey and design all SKD loft conversions but I can back this up with my on site experience. There is no better feeling, for me, than realising a clients dream space, very rewarding!

Do you work mainly with architects, or can you offer the whole design and project management service?

We offer the complete design service that’s is managed from the initial inquired through to complexion.

Would you say that in terms of the value added to a property the majority of your projects pay for themselves quite easily?

In my view, a kitchen extension is a ‘want’ but a loft conversion is a ‘need’. Provided you are sensible with the design and budget, more often than not, clients will see a very good return on their investment, both practically and financially.

Stroll through streets covered in art, admire centuries old artefacts or explore Bristol’s music scene with our guide to cultural attractions in Bristol. Bristol is a city rich in heritage and culture encompassing everything from art and history to music, sport, theatre, and of course, our people. Bristol is lucky to have so many highly-renowned and cutting-edge art galleries which regularly showcase both classic, well-known and emerging artists’ work... Within a short walk or cycle, you can see contemporary art, historic art and an ever-changing and lively programme of exhibitions. Bristol is also the home of infamous street artist Banksy and as a result of this connection, the city has become a hotbed for new and emerging street artists to paint the town in many colours.

Banksy was involved in the wave of street art that took Bristol by storm in the 1980s.

Interview with ‘BWS Standfast’

When people have just invested into a new home do you feel they concentrate on the design and aesthetics more than security?

No, a prospective client will want the system to do exactly what they want it to primarily, and then they want it to be in keeping with the property, layout, and furnishings.

What is your process in terms of identifying the right security solution for that client?

A site survey and risk assessment are the first steps in the process of identifying a customer’s requirements. The next stage is to then design and propose a tailored system based on the information compiled in the initial survey and from the end user.

How has technology impacted your industry?

Technology now more than ever has impacted our industry positively in terms of

making systems accessible for end users, to monitor and operate their systems remotely. Another technology benefit is from the company point of view, as we are able offer remote maintenance, monitoring, and diagnostic reports.

Do you work with landlords and developers as well as private homeowners?

Yes, over BWS’s history, we have worked with a vast array of customers across the domestic, commercial, industrial, and local authority organisations.

What would you say to someone who is hesitating to make that first phone enquiry to a security provider?

We would say to trust that when you speak to us, you will be talking to a friendly, knowledgeable and professional person who will guide you through the process and leave you feeling reassured.

“We’re leading the way in fully accredited security installation and maintenance”
“Our security and fire systems can be tailored for every sector, slipping effortlessly into your property for peace of mind.”

Interview with Honeycomb Interiors

Tell us a little about your interior design business?

Honeycomb is me, Beth Chippindall, an experienced interior designer with more than fifteen years’ industry experience working in a variety of environments including multi-discipline architecture firms and Top 10 interior design practices. I created Honeycomb to provide clients with a dedicated and personalised service, becoming a trusted creative partner to everyone I work with. Having clients return to Honeycomb is always the highest accolade.

What words of encouragement would you give to Hamptons clients who are considering appointing an interior designer but hesitating to get in touch?

As a recent client of mine wrote in an article about Honeycomb, ‘I’d never advise people to spend over their means when it comes to fitting out a house. But if you can work with an interior designer, the right match is worth every penny.’

Our aim is to create your haven by transforming a house into a home. We do this by balancing beauty and budget, integrating your existing furniture, highlighting where to spend and where not to spend your money, source products and fabrics within your budget and then pulling it all together and installing it within your new home.

Tel: 07480 067601

www.honeycombinteriors.co.uk

Tell us about a project you are particularly proud of?

Oh, there are so many, but I especially loved doing a ground floor renovation of a house in Southville in a retro inspired style. We renovated the beautiful existing timber kitchen and added some necessary extra storage and a bespoke island unit. Whilst transforming a tired and bland living room into a bold mid-century family space. Integrating the clients existing dark leather sofas, we married rich burnt orange tones with teals and navy to make the leather and existing timber floors really pop!

What skill sets make you the right choice for Hamptons clients?

Listening is key. The most important aspect of our job is to listen to what our clients are asking for, discuss and challenge this and then achieve that outcome. Listening is the very first step of the design process and it’s crucial to the outcome. I have also worked on the architectural side of construction and do understand the build process, so we can easily integrate into a much larger project if needed and become an integral part of your build team.

What’s your favourite thing about living and working in the Bristol area?

Bristol is a vibrant, energetic city with an eclectic architecture style. This is great as it means our clients come to us wanting a variety of styles, which makes it very enjoyable work.

Tell us a little of the history of your school. With a history dating back to 1634, Redmaids’ High School is the oldest surviving girls’ school in the country. We are proud of our distinguished past and acclaimed expertise in educating students aged 7-18 years, and we have long understood how valuable an all-girls education is. Formed through the merger of Redland High School and The Red Maids School, we are now stronger than ever; last year we were Bristol’s best performing school for A Levels results, we were named by The Sunday Times as one of the top 5 Independent Schools in the South West and in our recent ISI report we were awarded ‘Excellent’ in all areas.

What would you say is special about the school life at Redmaids’ High School?

Whether it is our students, staff or parents, when we ask our stakeholders what the standout feature of Redmaids’ High School is, it is the strength of our community that is highlighted loudly and clearly, and it is this inclusive environment that we are most proud of. We also see this reflected in our strong alumnae network who are so passionate about the school that they want to remain connected with us long after they have left.

What facilities do you have at Redmaids’ High School?

Our Westbury-on-Trym 12-acre school site offers a wide range of facilities which includes a Performing

Arts Centre, our state-of-the art performance space Redland Hall, a purpose-built Junior School, a specialist music block, a dedicated Sixth Form Centre and versatile indoor and outdoor sports areas.

We have an additional 16-acre multi-purpose sports site at The Lawns, a short drive from the school. This world class facility further enhances our sport provision with a national hockey federation hockey pitch, netball courts, cricket pitches with training nets, tennis courts an extensive athletics space, and a 3G football pitch.

How does Redmaids’ High ensure a modern and forward approach to the broad education that it offers?

The school provides every student across the whole school with an iPad that they can take home, with each classroom fitted with a state-ofthe-art screen so every teacher is able to augment their lessons through the seamless integration of technology.

To add to this, students have access to state-of-theart equipment including Mac suites, digital audio, workstations, MIDI controllers and professionalgrade microphones. We also offer opportunities such as working on the production side of school plays and musicals, radio broadcasting and podcasting, virtual reality and e-Sports clubs and the study of our unique pioneering subject; Creative Technologies.

The accessible, innovative and ever-growing opportunities to learn and use technology within the school environment offers an extraordinary modern and exciting education. We will continue to push boundaries with our use of technology to not only enhance the learning experience for all our students, but to also enable them to feel confident and safe in the modern digital world of today.

Do you have an alumni association?

We have a strong female alumnae network from The Red Maids School, Redland High School and Redmaids’ High who continue to contribute to the community long after they’ve left. Through our Lighthouse Mentor Programme, we connect Sixth Form students with alumnae who have pursued careers in an area they are interested in. We also invite alumnae back to give careers talks, attend networking events and we look forward to welcoming many of them back to our summer reunion.

Help and support from your localCouncil

You should inform your Local Authority of where you are moving from and where you are moving to around a month before you move. You can do this here.. www.bristol.gov.uk/council-tax/tell-us-that-youre-moving-home

You’ll need to include the forwarding addresses for every adult in the property that pays council tax.

Search for information and services from your council. Information for residents about Bristol City Council including council tax, bins and recycling, schools, leisure, streets and parking, this and lot’s more at the below link.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

More here; www.bristol.gov.uk/planning-and-building-regulations/ make-a-planning-application

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. www.bristol.gov.uk/planning-and-building-regulations/planning-policy
