Local Area Guide Oxford Relocate & Renovate

bespoke kitchens and bathrooms and over the last 40 years due to natural growth we have now added bedroom and office furniture to our ranges, as well as extensions and full home refurbishments throughout Oxfordshire and the surrounding areas.

What should be the starting point for someone deciding to overhaul their kitchen space?

The starting point would be to contact our team of designers either by calling the office or visiting our showroom in Oxford where the project can be discussed in more detail. Our team will be able to talk through various design options and you can see our wide range of doors, worktops, tiles and flooring. At this point you can also share any of your own ideas or requirements. From there we would visit your home and create your individual design with CAD drawings to bring the designs to life.

What kind of projects do your team most enjoy working on?

Our team really enjoy projects where we can create added value to our clients,

their families and their homes. This could be by adding more space by way of an extension, better use of existing rooms like bathrooms and kitchens by way of creative designs, or complete refurbishments that bring their home to life.

How have customer demands changed during your time in business?

The increase of IT has provided the ability to create much more realistic drawings in the form of Computer Aided Designs, this in turn gives our clients more opportunity to be involved in these designs which is fantastic. Colours and styles change over time, and seemingly come back around, but there are also the certain designs and colour palates which are always popular regardless of trends.

Could you summarise why Hamptons customers should contact GC Interiors for their property renovation?

We take great pride in our work from initial contact and concept designs through to the completion of the project, we welcome our clients to be part of this journey and feel that communication is key for this. Our designers are extremely innovative and our ability to think outside of the box (or kitchen and bathroom) allows us to provide truly bespoke designs and finishes.

“A big WELCOME and enjoy”

A little bit of history

Oxford was originally settled during the Saxon period and had an important trading location on two rivers, the Cherwell and Thames. The University of Oxford began here in the 12th century, which dominated the town for a long period until the Industrial Revolution. Though ‘town and gown’ have had a tumultuous relationship over the centuries, the university gave the city most of its spectacular buildings, including Christ Church Cathedral, the Radcliffe Camera and Tom Tower.

In a city that boasts such a rich history, you’ll be unsurprised to learn that there are lots of different types of properties on the market. From grand, regency style houses to smaller apartments and flats, there’s plenty of choices. Oxford is a surprisingly liveable city, but for those looking for a mix of city and village life, Jericho offers a happy medium with an excellent food scene, while Headington is great for families. Both are just a stone’s throw from central Oxford.

Why move to Oxford?

There’s culture and history all around in Oxford, the city plays host to a plethora of theatres where plays can be taken in, as well as a fantastic selection of shops. Oxford also plays host to several well-stocked libraries, and even a few nature walks or city strolls among the ‘dreaming spires’ or along the river; it may be the Thames, but it’s known as the Isis in these

parts. As well as being famous for its university, the city is also well known for its industries including manufacturing, education and publishing. Some of the most influential books in the world were published in Oxford.

From larger chains to smaller, independent retailers, there’s something for everyone on Oxford’s

High Street. The upgraded Westgate Centre reopened to great fanfare in 2017 and includes 100 new shops including a John Lewis department store, a variety of cafés and restaurants, a cinema and multi-storey parking. There is also excellent shopping in the city centre along Cornmarket Street, the High Street and Queen Street.

Ideal living

Mixing both the ancient and the modern, Oxford has been home to royalty and scholars for over 800 years.

With one of the oldest and most famous universities in the world, Oxford thrives in the education and academic sectors. It’s also become quite the cosmopolitan destination and is home to a growing hi-tech community.

A vibrant and diverse city, Oxford hosts a range of support groups and charities that encourage togetherness within the community, to ensure the city has something of benefit to everyone.

So if you’re thinking of relocating to this city, here’s everything you need to know about living and working in Oxford. The community benefits from close links to Reading and London, with the capital being just 45 minutes by car. Oxford boasts two rail stations, with regular train timetables seven days a week.

If you’re driving and parking around Oxford, you’re advised to use one of the four park and ride car parks located around its ring road. Each has a bus service taking you straight to the City Centre every 15-20 minutes.

Home to one of the oldest and most prestigious universities in the world. One of the most beautiful urban landscapes in Europe.

Interview with Stella Mannering

What are the main steps from initial consultation to completion?

After an initial consultation and property visit, the brief is drawn up and agreed with the client, followed by space planning and design development of each room.

What skill sets make you the right choice for Hamptons clients?

By drawing on our considerable experience and knowledge we can create and deliver bespoke, hand-crafted, custom fitted elegance for every client. Our sourcing skills and comprehensive in-house product library ensures we can locate contemporary or traditional furniture, fabrics from the finest international design houses, architectural paint or designer wallpapers – the sum of which gives your home a perfectly tailored style. With a confident ‘hands on’ approach we guide our clients smoothly through each stage of their project - efficiently managing all aspects of works and installation to a successful conclusion.

Do you have a particular style that you’re known for or can you adapt to anything?

Our style is best described as contemporary classic. We take our lead from the client’s brief and work in close harmony to formulate, adapt and deliver a scheme - every project has a unique outcome, but always with the intrinsic commonality of comfort and elegance.

The research stage is next - to source and select all the materials such as lighting, furniture and in the latter stages the finishing touches for example cushions, artwork and vases. The final delivery stage is when the dream becomes reality with everything expertly installed. We proceed on a step by step basis at each stage, to allow flexibility and adhering to budgets. Close communication with the client, suppliers and contractors is key, ensuring each design remains fluid until completion.

What would be your dream commission?

A complete renovation and refurbishment of any type of house – from concept to completion. This allows me to fully employ my passion for architecture and interior design to create and influence from the very beginning a personalised, striking and tailor-made home.

Tell us a little about the background of your interior design business?

My lifelong passion for colour, rich textures and beautiful fabrics began in my formative years. I was born and raised in Portugal and later moved to Paris, so my designs often incorporate a European flavour. The Stella Mannering & Company philosophy is simple yet defines everything we do – your house should be a beautiful sanctuary and a joy to come home to.

Building clients’ dreams

Interview with Matthew McGill of Clarus Construction Ltd.

1. Tell us a little about the background of Clarus Construction

I decided to set up my own company after gaining many years of experience within the construction industry as a Senior Project Manager.

Within this role I oversaw the building of various developments, from multimillion pound homes to developments of apartments. My involvement in these projects was from the initial pre development planning right up to welcoming the client into their new home. This has meant I have worked with the Planning Authorities and Building Control, as well as working alongside architects and engineers.

2. What are the most in demand services you offer?

Since Covid people are very keen to upgrade their existing properties to create an ambient living space and to maximise the p roperty potential. We have been involved in various projects, from creating new kitchen and living spaces to fully completing new bui lds. We have completely redesigned and built older buildings to bring them up to today ’s design trends of open plan living, upgrading the insulation quality and fitting underfloor heating.

We prefer to be involved from research and design to support the client to achieve their project’s full potential. However, we are happy to be involved from any phase in the process. We ensure all our projects are finished to a high standard and we are committed to ensuring the whole process is as stress free as possible for the client

3. What modifications would you suggest create the most added value on a property?

Extra bedrooms and separate office/hobbies room are always a good investment. Modifying to open plan living is also very popu lar and is an instant hit when selling a property.

With energy prices on the rise I think people will be looking at the running cost of houses, so subsequently energy efficienc y and insulation has become an important factor.

4. What are your favourite type of projects?

I feel a sense of accomplishment with each project that is completed, especially the more challenging ones like Station Appro ach Clarus Construction are happy to take on projects from extensions to full house renovations and new build homes. We are only too hap py to liaise with architects and other professional bodies to make your vision a reality.

5. Tell us about a project you're particularly proud of I project managed a development at Station Approach in Marlow, consisting of three 2 bedroom houses, eight 2 bedroom apartments and one 1 bedroom apartment. The ‘Old Coal Yard' design was based on the concept of converted industrial Victorian railway buildings, but with a modern residential twist. The completed build demonstrates the high level of finish and detail that we pride ourselves on. Clarus Construction are always content come the end of a build with the knowledge that the clients’ dreams have been fulfilled.

Interview with flooring guru

Tony Wolf of “Floor Street”

the flooring industry. Consumers now can expect a certain standard that didn’t exist before because of the informative and educational content that Floor Street makes available for everyone to watch, read and learn.

Why should Hamptons clients choose Floor Street for their property?

Tell us about a little about the background of Floor Street?

Floor Street started as a small highstreet shop located in Stirchley, Birmingham in 2019. It has since become the UK’s fastest-growing independent flooring retailer, working nationwide and in parts of Europe to provide quality and sustainable carpet and flooring.

How has your industry changed over the years?

The flooring industry had been the same for years until Floor Street changed it. Although the flooring industry historically focuses heavily on retail and sales, Floor Street took a different path by becoming a service business and creating a customercentric flooring company. Their focus on customers’ wants and needs through design, quality, sustainability and budgeting, has entirely changed

Clients should choose Floor Street if they care about three things: quality, sustainability and excellent customer service. Floor Street isn’t a flooring shop where you go and pick the mostly available and/or cheapest flooring. It’s a place where warm conversations in an inspiring place lead to finding flooring that you’re not only going to love, but one that is suitable for your family’s lifestyle and environment.

What’s your favourite aspect of running your business?

My favourite aspect at Floor Street is the relationships and friendships we build with our clients. Because flooring is something you purchase and should last you a lifetime, we, as the seller, feel that we become a part of that household. We make ourselves available for our clients years after their purchase should they need our help and support. We invite them to our annual parties, and they do the same for us. All of a sudden, you have gone from strangers in a flooring store to becoming friends and I think that is beautiful.

An Interview with Gabriela Hughes, Head of Residential Design at Blocc Interiors

Tell us about Blocc Interiors

We are a specialist interior design company based in Worcestershire, although our work often takes us nationally. Established in 2009, we have expertise that spans over 30 years. Our team of interior professionals offers a bespoke personalised service to discerning private client homeowners.

What is your process for working with private clients when it comes to interior design?

Our journey together begins with a complimentary consultation. We help you develop a comprehensive design for your home, paying particular attention to your lifestyle, all-important wish list, must haves, design goals and any challenges. We talk together and explore what inspires you. Our role is to provoke your thoughts & emotion and simply just listen. To allow us to understand your initial thoughts and how you would like to experience your home to bring it to life through intelligent, considered choices on colour, texture, shape & proportion. We will discuss and agree the budget with you and how this is managed to your best advantage throughout the process. Once we understand your preferences, taste, and style we will interpret and create detailed mood boards which illustrate our proposed design scheme, complete with samples of fabrics & wallcoverings and any furniture finishes we intend to use in your design. It is at this stage we discuss and agree with you any alterations or additions you may wish to add. We have now reached the final design stage, we will present to you; final boards, a fully detailed inventory, furniture plan – showing you exactly where we have positioned all selected items and provide you with a full supply & install final quotation along with a timeline. Upon acceptance to

proceed, we introduce you to your dedicated project manager who works alongside us throughout the whole process, right through to installation day. Your project manager will organise the full programme of works and keeps you informed of progress every step of the way.

How can you help the owners of a new home achieve their interiors aspirations?

Most new homeowners want to personalise their new property to make a house into their dream home. Often properties come with colour schemes, designs and features from previous owners. That’s where we can help offering services from architectural design, project management, soft furnishings through to whole house transformations. Giving our clients the benefit of our expert knowledge, is to offer suggestions and ideas, and push the boundaries for a statement result that is ultimately all about the homeowner, their home and their lifestyle. Working with us will be exciting and liberating rather than an intimidating experience!

Why choose Blocc Interiors?

It’s our attention to detail, we do sweat the small stuff, scheduling of timelines, first class project management, adhering to your budget once the design has been agreed, please come and enjoy the experience with us.

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

https://www.oxford.gov.uk/info/20066/ planning_applications

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
