of is where we removed the conservatory from a traditional building, and added a render modern extension with Crittal style windows but still kept the traditional kitchen and feel inside, a little bit of both the traditional and modern take on things.

What characteristics set you apart from other practices?

At OPEN architecture we spend a lot of time listening and working closely with our clients to ensure we create their dream home from the outset. Understanding exactly what they want from the space they wish to create is key. We also pride ourselves on our extensive knowledge of current planning policies. Our expertise helps us to present schemes which are not only innovative and beautiful but which are functional and result in successful planning approval.

We receive such wonderful praise from our clients from Ben initial visit and after completion.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

Tell us about the background of OPEN architecture.

“I really enjoyed talking to Ben and welcomed all his ideas we were really impressed”

OPEN has been designing exceptional homes since 2001 and has been leading the housing market in Sevenoaks and the Southeast since 2012. Directors, Stephanie and Glyn, took over the business in 2019 and have taken the business from strength to strength.

What’s your customer process from receiving that initial enquiry?

with investors and Improvements does investors and landlords.

As soon as we receive an enquiry, we do background research on the property before meeting with the Client for an initial consultation. Here, we really listen to what they would like to achieve whilst bringing some ideas of our own to the table. If the Client is happy to proceed, we conduct a site/building survey and work on our designs. Once we have the final scheme, we submit to the relevant planning authority. Following planning approval we engage with the necessary consultants and develop a detailed technical scheme, so the design is ready to be built. We then manage the tender process to ensure that clients and contractors are on the same page prior to starting on site. The last stage is construction and we absolutely love being on site as part of the team that brings the design to fruition.

“It was wonderful to meet up with Ben, he was so helpful, he has really put my fears to rest over, what for me, is a huge project”

One of our favourite projects from last year, was working on a characterful, weather boarded house, situated in a prominent position on a village green within a conservation area, AONB and greenbelt, just outside of Sevenoaks. The original property dates back to the 1700’s and over many years has seen a series of extensions and redesigns which has led to a number of higgledy-piggledy spaces with low ceilings and dark rooms.

“Landlord Referral – Ben is awesome, explain what you would like, he often has great ideas and solutions”

The interior is now opened up with a series of spaces useful for all members of the home. The house transitions seamlessly between the interior and exterior with views on all sides as well as views of the village and nearby woodland. Overall, the cottage maintains the original charm but with a renewed lease of life which is fitting to the village and deserving of its centre stage position.

A few from the last couple of months…..

Are you happy to give appraisals to Hamptons clients before they exchange?

What is the most pleasing aspect of your job? There is nothing more satisfying than doing our final visit and listening to how the design has fundamentally changed the way the Client lives in their home. This is the reason we do what we do, to create beautiful, functional spaces that leave a lasting impact on how people live. There’s not a feeling like it.

A little bit of history

“A big WELCOME and enjoy”

Great Missenden is an historic village that appears in the Domesday Book of 1086 and in times past formed part of the coach trade, before the opening of the railway station in 1892 transformed it into the commuter haven we know today. The village is perhaps best known as the home of beloved children’s author, Roald Dahl, who occupied a local property called Gipsy House and wrote his classic works of literature in a writing hut at the bottom of the garden, now on display at The Roald Dahl Museum in the village.

Why move to Great Missenden?

Located in the heart of the Chiltern Hills, it is still just an easy train journey to the capital or a short drive to all the amenities which Buckinghamshire’s larger towns have to offer. The excellent transport links, first-class schooling options and pristine countryside will appeal to families and commuters alike, as will the great range of properties for sale in the area.

Property in the area ranges from new builds and elegant town houses in the heart of Great Missenden to historic country estates and equestrian properties in the surrounding countryside. Numerous villages and hamlets offer pretty cottages and smaller terraced properties, so there is something to appeal to all tastes and budgets.

The village has several charming gift shops and boutiques, as well as two doctors’ surgeries, a dentist, a convenience store with post office and a Co-op supermarket. Further amenities can be found at neighbouring Prestwood, with a more extensive range of shops available a short drive away at Amesham and High Wycombe.

Ideal living

Located in the Misbourne Valley in the heart of the Chiltern Hills Area of Natural Beauty, the rural village of Great Missenden is surrounded by greenery and the River Misbourne runs through it, allowing for pleasant riverside strolls. The country side is maintained privately or by the National Trust and Forestry commission locally and offers a wide variety of footpaths, cycling routes and outdoor pursuits.

Great Missenden’s high street boasts a surprising selection of eateries considering its modest size. Residents can take their pick from authentic Thai dishes at Sukho Thai, delicious pizza at Fan Fan and light meals at Matilda’s Bistro, situated next door to the Hamptons office. There are also country pubs aplenty in the village and surrounding area, including the popular Cross Keys and the Nags Head.

Families will enjoy the Roald Dahl Museum and Story Centre, which pays homage to the classic children’s author.

reat Missenden is home to the independent Gateway School for children aged 2-11, Great Missenden CofE Combined School and The Misbourne state secondary school.

The town’s railway station is on the London Marylebone to Aylesbury line, with regular services to the capital in under an hour. The A413 passes through Great Missenden leading north to Aylesbury and south to Amersham, Gerrards Cross and the national motorway network.

Help and support from your local Council

You should inform your Local Authority of where you are moving from and where you are moving to around a month before you move. You can do this here. https://system8.rbwm.gov.uk/ publicaccesslive/selfservice/services/ changeofaddress/coastart.htm

You’ll need to include the forwarding addresses for every adult in the property that pays council tax.

Search for information and services from your council. Information for residents about Buckinghamshire Council including council tax, bins and recycling, schools, leisure, streets and parking, this and lot’s more at the below link.

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
