Winchester is a cathedral city in Hampshire, England. The city lies at the heart of the wider City of Winchester, a local government district, at the western end of the South Downs National Park, on the River Itchen. It is 60 miles (97 km) south-west of London and 14 miles (23 km) from Southampton, its nearest city. At the 2011 census, Winchester had a population of 45,184. The wider City of Winchester district, which includes towns such as Alresford and Bishop’s Waltham, has a population of 116,595.[2] Winchester is the county town of Hampshire and contains the head offices of Hampshire County Council.

Winchester developed from the Roman town of Venta Belgarum, which in turn developed from an Iron Age oppidum. Winchester was one of the most important cities in England until the Norman conquest in the eleventh century. It has since become one of the most expensive and affluent areas in the United Kingdom.

The city’s major landmark is Winchester Cathedral. The city is also home to the University of Winchester and Winchester College, the oldest public school in the United Kingdom still using its original buildings.

Interview with ‘Lex Projects’

Please tell us a little about the background of Lex Projects.

We are a family-run residential building company based in Winchester, Hampshire, who have built up a trusted reputation for providing an unrivalled construction service to our clients.

He has extensive longstanding industry links in the area with award-winning professional designers, suppliers and sub-contractors. Alexis’ drive, precision and eye for detail were gained from studying as an architectural technician, before starting a joinery company making high-spec cabinet work on multiple large-scale projects. Alexis’ introduction to project management was gained from working for a highend residential building company where he worked as a site manager before occupying the contracts manager position. Alexis’ broad experience, friendly approach and direct involvement in all our projects contribute to his ability to manage multiple clients, and budgets and deliver challenging complex residential work.

Which types of projects are an ideal fit for Lex Projects?

We love to work on interesting, high-end, traditional projects in Winchester and its surroundings with clients, Architects and Interior Designers who share our passion and ethos for using innovative products and quality materials carried out by our local specialist craftsmen who are experts in their field of work. We particularly love to work on Listed Buildings, modern Architecturally Designed Extensions and Newbuilds that have precise specifications that require our know-how to bring the designs to fruition. We are a proactive builder with a large portfolio of completed jobs showing our ability to deliver.

Tell us about a renovation project that you’re particularly proud of.

We worked with a local Architect and an awardwinning Interior Designer on a large Listed House for a growing family who relocated to the area. The House was built in the late 1700s and hadn’t been

renovated for many years. Although beautiful, it was cold, dark and drafty along with a mature garden not suited to the young family’s requirements. The clients commissioned us, the Architects and Interior Designers to bring the house up to modernday standards including a total interior and exterior refurbishment with a large modern extension, annexe renovation, a swimming pool with pool house and gym, extensive landscaping to the gardens and drive. The house needed to have clean lines, be filled with light, full of modern luxurious fixtures and fittings that not only had the wow factor but were also crafted and installed by experts within their field. The team at Lex Projects were instructed to bring this special multi-layered project to life; we loved every minute! Pulling out all the stops and working tirelessly to create the incredible family home which the clients now adore was a particularly proud moment for Alexis and his team.

What is your customer process from receiving that initial enquiry?

First off, we need a brief from the client to see if the enquiry fits within the type of projects we excel at. These typically come directly from a potential client, via local Architects or Interior Designers. If the project is suitable, we then always like to meet at the property with the client and Architect or Surveyor, where we discuss the project in further detail covering site constraints, budgets, timescales, and gathering further information about the project and expectations of the client.

We then look at costing the project based on the information provided by the client or their representative. Ideally, this needs to be as comprehensive as possible to avoid unknown expenses which can be hard to budget for. Once the tender has been submitted, we wait to hear back from the clients or their architects on the outcome. If we have been successful, we then look at scheduling the projects into our work programme in order to agree on a start date.

Interview with Richard DewhurstInterior Architecture

Tell us a little about the background of Richard Dewhurst Interior Architecture?

With a design career spanning over 25 years, I have worked on a diverse range of projects in many different properties both large and small, from Modernist and Contemporary to period homes including Medieval, Georgian and Victorian. Work has taken me to some far-flung places including New York, Paris, Beirut, Tokyo and Antibes and in addition to residential properties, I’ve designed for high end restaurants and stores, including  the flagship London and stores for worldrenowned fashion designer Jenny Packham. My work has been featured in many publications and most recently was included in the Atlas of Interior Design by Phaidon, listing 400 of the world’s most celebrated interiors from the 1940s to present day. I live in Winchester having recently moved here with my family.

What characteristics set you apart from other interior firms?

A welcoming and convivial home is achieved not by going for a generic look or by mimicking the latest trends, but by having a considered and thoughtful approach and tailoring each space to suit the style and needs of that individual or family.

I have personal involvement at all stages of the interior design process and work closely with my clients from concept through to completion, removing the stress and pressure from what can be a daunting undertaking and ensuring that the whole experience is a fulfilling and enjoyable one. Which services can you offer Hamptons customers?

There are many ways I can help such as:

• Property assessment and advice prior to purchase for prospective buyers.

• Pre and post completion assessment to establish how to maximise a property’s potential.

• Advice for sellers on how to maximise a property’s potential prior to marketing.

• Full or partial property reconfiguration including the design of extensions and loft conversions.

• Detailed kitchen, bathroom and joinery design.

• Interior decoration and furniture procurement.

Could you illustrate an example of a residential development you worked on and the outcome for your client?

I’ve recently completed the full refurbishment of an historic Grade 2* listed Huguenot Weaver’s house in Spitalfields involving a basement excavation and full interior design over four floors. I designed everything including the kitchen, three bathrooms, various bespoke pieces of furniture and the built-in joinery. This is what my client said about the project:

“With his wide range of skills and experience, Richard was able to fulfil the roles of architect, project designer, interior consultant and project manager. This helped create an outstanding and efficient outcome for us. Richard is capable of working well interactively to interpret client wishes to provide a result and finish which is of the very highest quality.”

What is the most pleasing aspect of your job?

My work usually comes via recommendation and there’s no better feeling than knowing that happy clients are willing to recommend me to family, friends and neighbours.

In fact there’s one road where I’ve now had the pleasure of designing five houses!

The Nutshell

What characteristics set you apart from other practices?

Tell us about the background of Dust Architecture?

Dust Architecture was founded 14 years ago by Anton Ambrose. Anton previously worked for Sir Nicholas Grimshaw where he led a large team delivering a £450m airport project. Dust was originally set up in London but as the practice grew a second office was opened in Central Winchester, close to where Anton lives. Dust is a young firm of young ambitious architects with considerable experience in delivering complex residential refurbishment and extension projects across Hampshire and the South West. The practice has considerable experience in working on projects in the South Downs National Park and with complex Listed Buildings in Hampshire. The practice is proactive and has a large portfolio of built projects which is testament to their ability to deliver.

What’s your customer process from receiving that initial enquiry?

Our first step is to learn more about the project, the property and most importantly what our clients want to achieve. Before doing anything we offer an hour long free consultation with any potential client- this meeting is really important for us. It allows us to get enough information to be able to put a fixed fee to a project rather than a time based or a percentage based fee. It also allows us to explain our process, outline any areas of concern and also outline any potential opportunities that the clients may not have seen. It is also an important meeting

We listen to our clients. Delivering on a clients brief is more important to us than creating an innovative piece of architecture for our portfolio. We work with our clients to deliver a property that works for them- that is key. We are collaborative and the process is iterativewe try as many options as it takes to get it to work and we encourage our clients to constantly challenge the results. Construction and the peripheral process is expensive- the product has to be right for the user.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

We were commissioned to double the size of very small cottage on a large plot of land in the South Downs National Park. The National Park have considerable restrictions on the size of extension that they will allow. We found several loop holes in the planning policy and ended up obtaining planning permission for an extension that doubled the size of the original property- which was a pleasant surprise for our clients. We then delivered the construction side of the project on time and on budget.

What is the most pleasing aspect of your job? Seeing the properties in use once they are built. Sometimes we work with families for up to 3 years and it is a great pleasure to watch them enjoy the homes that we have worked tirelessly with them to achieve. Architecture is nothing if it doesn’t function well and isn’t a pleasure to occupy.

Tell us about the background of Giles Architects

I established Giles Architects in 2018, after ten years working for a top practice in central London. Winchester is home for me. I grew up here and studied at school and college before heading to university to pursue a career in architecture. Setting up a design studio in Winchester was always an ambition, and I love sharing my local knowledge with clients. We have an in-depth understanding of the local planning system and are experienced in gaining approval on listed buildings, or those near heritage assets, conservation areas, within the South Downs National Park, and AONBs. We are passionate about rural architecture as well as urban design, and are experienced in extensions, refurbishments, new-build homes and replacement dwellings. We have a strong focus on the environment and like to promote sustainable design and construction.

What can clients expect when they contact you?

The relationship between a homeowner and their architect is really important to project success. Conversation is key, so I like to arrange an initial call to discuss clients’ needs, find out about the property and establish key aspects of the brief. This is a great way to learn about each other and see if we are a good fit. Next we arrange a site visit to meet the client and assess the project. At this stage we give an early indication of any planning considerations, highlevel construction costs and timescales. We follow this up with a fee proposal for our services, which breaks down the project into clear stages. If we are appointed, we work closely with our clients through all RIBA work stages, from concept design through planning, building regulations, construction and handover.

What is the ethos of Giles Architects?

We pride ourselves on offering an outstanding, personalised service, listening carefully and responding thoughtfully to our clients’ needs. It’s always their project, but we treat each one as if it were our own, providing insight and inspiration, and careful guidance at every stage.

We are design-led architects, committed to sustainability and high-quality design, but are always conscious of the varying project and commercial constraints that clients may face. Having a thorough understanding of build costs based on current data is fundamental to the success of any project, and we make sure our clients have realistic expectations regarding the scope of the project based on their budget.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

We were appointed to design a unique, one-off home on a tricky site in a Conservation Area in Hampshire, where local planning policy imposed tight restrictions on the property size. We used extensive research of the Conservation Area to help inform our design proposals, and reinterpreted traditional elements of the local typology in a contemporary manner. The outcome is a beautifully designed, highly sustainable dwelling, that our clients are delighted with.

What is the most pleasing aspect of your job?

I’m passionate about building strong relationships with our clients and seeing their reaction to a finished project is a fantastic feeling. People usually have preconceptions about how their extension or new-build home will look, but by challenging and improving these ideas the finished design often far exceeds expectations, which is a delight for clients and hugely satisfying for everyone.

What do people want from their homes? Are there particular design trends?

People are usually seeking to enhance the quality of space and light, or the function and flow of their home and its connectivity to the outside. We always consider design schemes holistically, and by understanding our client’s needs and lifestyle we create a narrative that has meaning for them, or that relates to the property and its location. Trends change, but high-quality authentic design is always contextual and personal.

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
