A very warm welcome to Notting Hill and the surrounding areas from all of us at Hamptons.

You will be moving into one of the most highly regarded areas in London. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population.

Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869. We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since.

Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’.

Yours sincerely,

A little bit of history

In the early 19th century, the area was known as the Piggeries and Potteries due to the production of bricks in local kilns and an influx of pig farmers. The prominent Ladbroke family began the development of the area in the 1820s, with many streets bearing their name to this day, which was facilitated by the arrival of rail connections.

Notting Hill has survived some of its more chequered history, including bombings during WW2 and the race riots of the 1950s, to emerge as the cosmopolitan hub we know today. Since the mid-1960s, the vibrant Notting Hill Carnival has occurred annually across the August bank holiday, drawing visitors from across the world for a joyful celebration of Caribbean culture.

8 www.hamptons.co.uk

Why move to Notting Hill?

People come to experience the excitement of the carnival or a bustling market day, but stay for the fantastic schools, host of amenities, abundant green space and characterful properties on offer in this multicultural bohemian hotspot.

Notting Hill is a leafy area with attractive garden squares clustering around the main thoroughfare of Ladbroke Grove, however if this does not suffice then residents can take a short stroll to the pretty formal gardens of Holland Park or the glorious 265-acre Royal Park of Kensington Gardens, home to historic Kensington Palace and the Serpentine art gallery, which along with neighbouring Hyde Park offers a vast expanse of sweeping lawns and treelined avenues.

Notting Hill has a bustling multicultural food scene, with an exceptional range of restaurants, bars and stylish artisan cafes, from delicious North African inspired dishes at Ottolenghi to contemporary Italian at Chucs and American classics at the Electric Diner. There is no shortage of fine dining options, with The Ledbury and Core boasting two Michelin stars apiece.

9 www.hamptons.co.uk

Notting Hill is one of London’s best known neighborhoods, thanks in no small part to its starring role in the romantic comedy of the same name. Influenced by Caribbean music and culture, the neighborhood was famous for being an artistic haven for musicians, painters, sculptors, actors, students, and performers of all kinds. Its bohemian vibe, bright colors, music venues, iconic cinemas, and treasure trove of boutiques make it one of the most unforgettable locations in the city.

Gentrification has made this neighborhood quieter (and much more expensive) than it used to be and today it’s home to celebrities and wealthy families. A lot of these newcomers are international, with a large number coming from from Brazil and Portugal. For housing, you’ll find a mix of colorful homes, elegant terraces, and apartments. Many of the terraced properties share private communal gardens.

Notting Hill has a lot of shopping options and you’ll find boutiques, bookstores, and independent shops selling unique handmade wares that you won’t find anywhere else. Each weekend the main thoroughfare, Portobello Road, hosts a street market.

Restaurants and bars here are some of the best in London. Food options range from pub fare to ethnic cuisine to Michelin-starred restaurants. As an added bonus, you won’t find better gelato anywhere else in London.

Each August the neighborhood hosts the Notting Hill Carnival, a raucous two-day party that attracts a million attendees and drives away residents for the weekend.

Notting Hill is bordered on the north by North Kensington, on the east by Bayswater, on the south by Holland Park, and on the west by Shepherd’s Bush.

Interview with Ola Jackymiak

Tell us a little about your interior design business. We are a young but rapidly growing design office, managed by its founder, Ola Jachymiak since 2016. Ola gained experience in a renowned architectural office in Paris where she worked on many high-end projects, both residential and commercial. We create interiors that reflect the personalities of our clients and the style of the buildings where they are located. The main goal for our firm is to design comfortable spaces that will be an aesthetic feast for the eye, but more importantly, where the owners will spend their time pleasantly. We treat each project individually, adding a bit of passion for haute couture of design and we begin each project by redefining the space to client’s needs. Next steps involve the selection of colours, materials, furniture, artwork and kitchenware. We design the space for and with the clients.

What words of encouragement would you give to Hamptons clients who are considering appointing an interior designer but hesitating to get in touch?

With the current construction costs and staff shortages it is better to manage a project under supervision of a designer, which will ultimately save the client’s time, stress and money.

Tell us about a project you are particularly proud of. This would be BEAM Café located at Westbourne Grove, in the very heart of Notting Hill. In this project our team was tasked with transforming a long and narrow, rather dark space into a stylish yet cozy and lively café. The interior combines modernity with mid-century elements, finished with the highest quality materials and interesting textures, while carefully selected new and vintage furniture and accessories give the space a unique atmosphere. As a result, the newest BEAM Café is an excellent example of keeping the balance between the practical dimension of retail space and a trendy place to spend time in.

What skill sets make you the right choice for Hamptons clients?

We are 100% dedicated to creating beautiful and functional spaces in residential and commercial projects. We approach each project very individually and try to make our clients happy. We have a great construction company and carpenters that we work with. Due to the fact that our office is located in Notting Hill, we make sure that project management will go according to our and our clients’ thoughts and will be supervised throughout the process.

Whats your favourite thing about living and working in the Notting Hill area?

First of all I adore all the beautiful architecture, cafes and restaurants within walking distance to Hyde Park and Holland Park. A great mix of a bit of a bohemian artistic world with London elegance. In terms of work, what could be better for an interior designer than being surrounded by amazing vintage shops and within the proximity of Portobello Market where you can find amazing objects every weekend.

Interview with Alexander Herrera-Rojas & Kasia Ziolkowska

Studio directors at ARTES London – architects + designers.

‘Our mission is simple: to create spaces that resonate with their surroundings, reflect the rhythm of nature, embrace the pulse of technology, and respect the cultures they inhabit.’

Tell us a little of the background of your Architectural practice?

Having culminated master’s degree & professional qualification at the prestigious Architectural Association in London, we worked for leading architectural studios in the UK. We were lucky to be designing fantastic projects ranging from residential towers, office, retail, hospitality, sport, and exhibition venues to smaller scale buildings. Since starting our studio in 2016, our dream of environmental and sustainable design has become a reality, which is super exciting! Sustainable architecture is no longer a trend, clients are more conscious of implementing natural resources that provide building efficiency alternatives.

Our architectural studio was founded on the convergence of Architecture, Research, Technology, Environment + Sustainability “ARTES”, as a driving force for aesthetic, functional and adaptable design that responds to the constantly changing climate, technology, cultural & socioeconomic global demands.

We are located at the heart of West London. We have 33 years of combined experience in masterplanning, architecture, interiors, and project delivery for residential and commercial buildings.

Do you offer pre-exchange assessments to residential clients?

We offer early viability assessment services throughout feasibility studies, not only to homeowners but also to commercial developers. It is important that if you are investing in either, you

are in the clear to carry out realistic improvements, renovations, conversions, or new builds.

What are the most popular requests from residential clients?

We are often approached by clients interested in design enhanced by sustainability, to improve energy use, such as heat pumps and solar energy. Clients also look for passive house solutions, using high insulation materials for heating and cooling control. Natural ventilation and daylight strategies with good quality glazing is in demand too.

More clients are now incorporating office and wellbeing spaces in their homes. This has become popular since the pandemic, as people spend more time at home, and it includes conversions, extensions or adding outbuildings in the garden.

Is there a project you are most proud of?

All our projects are important to us. Every project we have been appointed to design and deliver, regardless the size, has our full attention. We are proud to be consistent in our process which makes the journey for our clients easy and effortless. Our attention to detail gained us recognition, therefore some of our projects have been awarded and published for exemplar design, sustainable and innovative approach.

Some words of encouragement to the family who are hesitating to make that first call to an architect?

Some clients avoid hiring an architect, and they are convinced their money can be saved elsewhere on the project, for example by working directly with contractors. The reality is (and we speak from experience) that unless clients can produce design, deal with planning, manage tender process, building control or project delivery, our profession would be redundant.

Working with the right architect ensures that your project is in good hands. Good design will generate value to the investment in short and long terms. We are always transparent with our clients, with the objectives to manage costs, lower risks and create savings in order to bring client’s vision to life.

Engaging with an architect ensures the project will become a unique aesthetic piece of timeless design, for client’s enjoyment or business purposes. We recommend working with qualified and experienced architects, such as members of ARB or RIBA professional bodies.

Creative Landscapes with Cameron Gardens

Tell us a little about the background of Cameron. Cameron was established by Alasdair Cameron 30 years ago as an outlet for his lifelong love of horticulture. His vision to establish a fully integrated, one-stop-shop of top-end Garden Design, Garden Installation and Garden Maintenance has resulted in an award-winning studio based in the heart of Notting Hill. Throughout our team, you’ll find a passion for horticulture and design, an innovative edge, a good ear and a spirit of collaboration to ensure a fully bespoke service for our clients.

With bases in Devon and London, we are equally at home with open countryside and city gardens. We will bring the same creative approach, experience, artistry and discipline to all projects ensuring your garden brings pleasure to you and all who share it with you.

Who takes the lead when you‘re discussing ideas for a complete exterior redesign, the customer or you?

Whether you are looking for a garden design, build or garden maintenance, we see all our projects as a collaboration, with the client, their other contractors and the seasons. We take time to talk to you the client to hear about your vision, learn about your daily life and understand how you want your outside space to work and embellish your life.

We pride ourselves on our unique approach, our enthusiasm, our communication and our commitment. From our team of world-class creative designers to our experienced project managers and dedicated planters, we work together with one shared aim: to create spaces that inspire and delight, always breaking new ground.

Is there an ideal time of year to make contact with you?

It really depends on the project, but the reality is that we can be contacted at any time of year. If you are doing any renovations with the house it is an idea to get us involved as early on in the process as possible so that we can ensure that the garden complements and enhances the interior, so that they work together.

What types of projects get you most excited?

We genuinely get excited by all projects from roof terraces to country gardens or estates to family gardens or commercial spaces. We always look to employ tried and tested design methods with fabulous landscaping and creative planting; always breaking new ground and encouraging biodiversity.

Is there a project that you’re most proud of?

There are many, but one of the recent ones is a central London Penthouse where through the design process we created several ‘rooms’ on the expansive terraces, creating more useable spaces with bespoke planters. The contemporary design borrows and supports the incredible views. There is significant planting, a cutting garden, a herb garden water feature and a dining terrace nestled within the London skyline. Magnificent large specimen trees have been introduced to reflect the scale of the architecture. More cosy zones have been created with clusters of reclaimed, planters, comfortable furniture and feature trees. The native pallet has been chosen to encourage bird, insect and pollinator life and encourage biodiversity. Everything was craned to its new home, which involved shutting the road for a couple of days. Having designed and installed the gardens Cameron now maintains them.

Interview with ‘Style and Stage’

How did you start your Home Staging Business?

After moving to London six years ago, I quickly realised there was a gap in the interior market for staging services. Combining my decades of knowledge providing interior design services around the world- in Hong Kong, France and Sweden to name a few- and my experience with the benefits of staging properties, I founded Style and Stage in 2018.

Why do you recommend people selling their property to use Home Staging?

Residential Property or Home Staging is the art of dressing a property for sale or let. This shows the property in its best light and therefore maximises return on investment in the quickest timeframe possible. We’re helping potential buyers/renters to see themselves in that home, and we believe the statistics speak for themselves.

86% of Estate Agents agree that staging a property helps to sell up to three times faster. You simply get more traffic online, more viewings and more offers.

100% off Estate Agents say it helps the buyer to visualise the property as their future home. A surprising 94% of people cannot visualise furniture in an empty space, which is where we can help.

Is there difference between a lived-in property and an empty one?

Yes, generally speaking empty properties are staged solely with our furniture, accessories and

artwork, however lived-in properties provide a different challenge. Using my 30 years of experience, I will give lived-in properties a new lease of life by decluttering and re-styling pieces that are already there, a small change can have a huge impact.

What have been your major influences and inspirations?

I have been fortunate enough to live, work and travel throughout Asia and Europe, which has undoubtedly influenced my work; I take huge inspiration from these experiences. My Swedish background means that Scandi and Japandi interiors are where I feel my personal style most aligns, however we are able to offer a range of styles to our clients, dependent on what the property calls for.

In developing a style for a client’s property who takes the lead or is it a collaborative effort?

In terms of home staging, we take full creative control of the project. We look at the big picture, considering the location of the property, the demographic for the area and who the property is most likely to attract and use this information to stage the space accordingly.

When undertaking an interior design project, it is always a collaborative effort. We pride ourselves on combining our expertise with the clients personal taste to create the perfect space for them.

Is there a project you are most proud of?

A wonderful perk of working in this industry is that each project has its own rewards, so I wouldn’t say there is a particular project that we are most proud of. We take great pride in all of our work, and always leave feeling satisfied that we have done an excellent job. However, we also understand the importance of numbers within this industry, and after staging a property in Notting Hill which sold for 100k over the asking price, I was immensely proud.

How would you like people to get in touch with you?

We are always eager to welcome new clients, so if you are interested in our range of services we would love to hear from you. You can call us, or send us an email and we’d be very happy to help!

Our staff and governors work together to ensure our pupils make outstanding progress and attain high standards. We have strong partnerships between our parents and community. This enables us to create a special and unique educational experience as soon as your child starts with us. Your child will find an organised community, in a safe setting, that fosters scope for intellectual, emotional, physical, social and moral development. In our caring and intellectually stimulating environment, we always offer praise and encouragement. Thomas Jones Primary School

In the context of Notting Hill, Thomas Jones is unique, in that it is the only community school with one form of entry. An advantage of this is that it frequently feels like a ‘big family’. There exists a powerful nurturing frisson, with younger pupils knowing Year 6 well and vice versa. The Nursery and Reception are by far our most important cohorts, simply because this is where everything begins. Attending all assemblies, attired immaculately in the same garb as their older peers, they contribute much and are celebrated at every opportunity. Early Years practice is exceptional.

The schools have the advantage of functioning, day to day, like one form entry village schools, small is beautiful! We aim to make very safe and caring environments where everybody knows your name and understands you. The children will also have a sense of belonging to a bigger partnership of learning.

We are proud of our reputation as a Thinking School and through our Learning Habits and Values, we ensure that NHP pupils develop key life skills alongside academic ones. Interview with Henrietta Walters

Tell us a little about the background of your architectural practice.

GA Architects are architects and development consultants have worked in most sectors of the construction industry since 1995. We are a small friendly approachable practice with a dynamic workforce and our diverse range of skills and backgrounds enables us to take on a variety of projects and as such we have a wide range of experience of new-build, refurbishment, and heritage projects as well as interior and bespoke furniture design projects

We seek to bring an imaginative approach to every commission and recognise that success is reliant on thorough project evaluation, cost control and management. We have a holistic design approach to the built environment and have the expertise to help clients navigate the process with focus on the environmental policies and politics and the building’s performance and energy conservation. We believe that these considerations, combined with creative thinking and design excellence, are the key to adding value both in terms of architectural quality and value for money.

How does your customer process pan out from receiving that first enquiry?

As architects our belief is that a great design is a partnership of listening to our client with the vision to translate that into a beautiful as well as functional space. Our approach is based on a thorough understanding of the brief, strong management, and constant feedback on developments throughout the project. We work in partnership with our clients to achieve a workable and cost effective solution.

Is there a type of commission that gets you particularly excited?

All commissions are exciting; we have worked on a wide range of residential and heritage buildings, often in conservation areas. Our passion is to make certain that clients are reassured that every project is treated as its own unique challenge and given the same attention to detail whether this is a large new-build or a small refurbishment. Our passion in not only designing a solution tailored to the brief but in being able to identify the nuances and added value that exceeds expectations and delivers a beautiful and timeless home.

Could you encapsulate why Hamptons clients choose GA Architects for their project?

We have designed and project managed buildings that range from a tree house to the British Galleries at the Victoria and Albert Museum. As a multi-disciplinary architecture and interior design practice with significant experience in designing below ground extensions, we can co-ordinate the design from concept through to completion. Our ability to work together as a team co-ordinating a mix of professional consultants ensures a bespoke formula that consistently delivers a thoughtful and professionally managed project.

What’s your favourite thing about working in the Notting Hill area?

My favourite thing about working in Notting Hill is that it has a unique and cosmopolitan vibe with great architecture. There are many charming places on your doorstep; it is great able to stroll down to the bustling and picturesque and Portobello Road Market or for a bit peace and quiet explore the various gardens and parks. The great transport links are also a bonus.

In conjunction with developing new layouts and creating new living spaces, we are often engaged to carry out the interior design and select furniture and soft furnishings. Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
