Essential Steps to Prepare Your Car for the Cold As the temperature drops and the days grow shorter, it’s time to ensure that your vehicle is fully equipped to tackle the challenges of winter. Proper preparation can significantly enhance your safety and the performance of your car during the chilly months. Here are some crucial steps to get your car ready for the winter season. Check Your Tires: Your tires are your first line of defense on icy roads. Make sure they have sufficient tread depth and are properly inflated. Consider switching to winter tires for better traction and handling in snow and ice. Inurance companies also give a winter tire discount. Make sure to book your tire rotation before the snow flies. Test the Battery: Cold weather can be tough on car batteries. Before winter sets in, have your battery tested to ensure it has enough power to withstand the cold. Replace it if it’s weak or nearing the end of its lifespan. Inspect the Brakes: Effective brakes are essential for safe winter driving. Have a professional mechanic check your brake system, including brake

Stock Emergency Supplies: Prepare an emergency kit for your car, including items such as a flashlight, blanket, extra warm clothing, non-perishable food, water, a first-aid kit, and a shovel. These supplies could be vital in case of a breakdown or getting stuck in the snow. (I was always taught to keep some left over halloween candies in the glove box) Power to Move You

The TB Realty Group October 2023 Market Update Lack of affordability and uncertainty remained issues for many would-be home buyers in the Greater Toronto area (GTA) in October 2023. As a result, sales edged lower compared to last year. However, selling prices remained higher than last year’s levels. “Recent population growth and a relatively resilient GTA economy have kept the overall demand for housing strong. However, more of that demand has been pointed at the rental market, as high borrowing costs and uncertainty on the direction of interest rates has seen many would-be home buyers remain on the sidelines in the short term. When mortgage rates start trending lower, home sales will pick up quickly,” said TRREB President Paul Baron. REALTORS® reported 4,646 home sales through TRREB’s MLS® System in October 2023 – down 5.8 per cent compared to October 2022. On a month-over month seasonally-adjusted basis, sales were also down compared to September. New listings in October were up noticeably compared to the 12-year low reported in October 2922, but up more modestly compared to the 10-year average for October. New listings, on a seasonally-adjusted basis, edged slightly lower month-over-month compared to September 2023. The October 2023 MLS HomePrice IndexComposite benchmark and the average selling price were both up on year-over-year basis, by 4.4 per cent and 3.5 per cent respectively. On a seasonally adjusted basis, the MLS HPI Composite benchmark edged lower com-

pared to September 2023 while average selling price remained at a similar level. Both the MLS HPI Composite benchmark and average price remained above the cyclical lows experienced at the beginning of 2023. “Competition between buyers remained strong enough to keep the average selling price above last year’s level in October and above the cyclical lows experienced in the first quarter of the year. The Bank of Canada also noted this resilience in its October statement. However, home prices remain well below their record peak reached at the beginning of 2022, so lower home prices may have mitigated the impact of higher borrowing costs to a certain degree,” says TRREB Chief Market Analyst Jason Mercer. “In the current environment of extremely high borrowing costs, it is disappointing to see that there has been no relief for uninsured mortgage holders reaching the end of their current term. If these borrowers want to shop around for a more competitive rate, they are still forced to unrealistically qualify at rates approaching 8 per cent. Following their most recent rounds of consultants, the Office of the Superintendent of Financial Institutions should have eliminated this qualification rule for those renewing their mortgage with a different institution,” says TRREB CEO John DiMichele.

Toronto Seniors and International Students Become Roommates To Fight Housing Crisis Humber College says over 500 students already signed up on the housing platform. As Canada faces a growing affordable housing shortage, one Toronto-area college is pairing students with seniors in an effort to help find them accommodations as the school year begins. Humber College has announced a partnership with online home share technology platform, Spaces Shared, to pair students looking for accommodation with seniors who have extra space as an affordable housing option. And according to the college, more than 500 students have already signed up. Ian Crookshank, dean of students at Humber College, says students can save money through the pairings, easing the financial pressures they face. “Students could receive a discount if they agree to do certain tasks around the home that might help around the house, like mowing the lawn, doing the dishes, or even just spending time and providing companionship,” he said. Students who sign up for the program can live with hosts and pay through an online platform. Homeowners with vacancies can sign up online, post an ad and connect with students to find a suitable tenant. Humber College isn’t the only school trying to ease housing pressures through pairings with seniors. In April, Georgian College signed up for a similar program with Spaces Shared and another similar online platform, Homestay, to pair domestic and interna-

tional students with local residents in Barrie. Even at colleges without formal programs, some students have been making their own arrangements to stay with seniors. They say there couldn’t be a better living arrangement. When Awofadeju Olajide Simon, a Centennial College student from Nigeria, decided to move to Canada, all of the options he could find were way out of his budget. He was told by friends in Canada it would be easier to find housing from within the country than writing to landlords in Toronto from Nigeria. “It wasn’t. I was stressing out for days,” he said. Fortunately, one of his professors linked him up with an elderly couple, Hubert and Monica Campfens, in Toronto’s east end. The couple has been renting out two rooms and a basement to international students for the past 33 years. They say they like to share the whole house with tenants, and don’t want them to be confined to their rooms. Hubert was a young teenager in Holland during the Second World War. He says his family took in two Jewish people and lied to their neighbours to protect them. He says those years left a deep impact on him

that continued to shape his experiences even after moving to Canada in 1953. “I became concerned, particularly about minorities,” he said. In the last three decades, Hubert and Monica have lived with dozens of international students and immigrants. “It is a blessing. It’s adding a lot to the quality of our life,” Hubert said, adding the couple did not want to be isolated after retirement. “My wife and I have learned a lot,” he said as he continued to share fond memories of former students, including their various jobs, a student finding his partner in the neighbourhood and getting married, to the barbecues in his backyard. “I felt at home,” international student recalls. Simon was eager to meet the Campfens after days of exchanging emails about the rental. “The first thing he did was hug me,” said Simon referring to Hubert. They now cook, listen to music, bike and share stories with each other. “You want to continue being part of the community and to be able to share whatever knowledge and wis-

dom I have with a younger generation,” Hubert said. As more and more students continue to sign up for a similar housing arrangement, Humber College says it is still looking for hosts. Crookshank says the program will create a “win-win” situation for students and hosts. Finding affordable housing across the country is a challenge for many, he says. But newer international students often find they cannot rent places that require a credit score or a full time job. “And then if you add into that the complexity of being new into an environment... it is a complex situation that we’re grappling with,” Crookshank said. For his part, Hubert is encouraging more seniors with extra space in their homes to open their doors too. “To have international students share time and space with you is really a great contribution and makes your life so much richer than sitting alone,” he said. Simon, meanwhile, says through his conversations with Hubert, he’s learning about the country he wants to call home. “Because what you read on the Internet doesn’t do justice to what you hear from someone who’s experienced all these things,” he said.

Can a Reverse Mortgage Save Your Retirement Plans? Home prices continue to rise in Canada and many seniors are wondering how they might convert some of that equity into cash to fund their retirement. The simple solution is to sell and downsize. Get rid of all that old junk you no longer need and move to a smaller, less expensive home and pocket the difference. Another option would be to stay in your home and rent out the basement, maybe put a student in a spare room, or even try some short-term rentals like Air B&B — if there is demand and it is allowed in your location. There is another option which has become increasingly popular, a reverse mortgage. The total outstanding reverse mortgage debt has been growing at 10% or more for the last few years and has now reached $6.7 billion in Canada. What is a reverse mortgage and does getting one make sense? A reverse mortgage allows you to borrow money based on the value of your home, with the home itself being used to secure the loan. Your age and the market value of your home are the two major factors affecting how much you can borrow, but the maximum is 55% of the home value.

You can receive the money as a lump-sum or get a regular payment each month to tide you over. There are no fixed repayment terms or taxes, but there are plenty of setup fees (appraisal, closing & admin fees). Annual interest rates run about 3% higher than a conventional mortgage, so you are currently looking at an eye-popping interest rate of somewhere between 7.5% and 9.9%. Other considerations: you must first settle any other liabilities secured by the home, the home must be your principal residence, and if you move, sell or die, the reverse mortgage needs to be settled.

If you are thinking this doesn’t look like a very attractive option from a purely financial perspective, you are probably correct. A home equity line of credit (HELOC) would be a much cheaper loan alternative if you can get one, and selling the home outright would likely make more financial sense. Taking $2500 monthly on a reverse mortgage at 8% for ten tears would cost you over $160,000 in interest and erode your home equity by over $460,000. If you borrowed the same amount ($300,000) but elected to received the money up-front in a lump-sum payment, it would lead to interest accumulation of over $365,000 ten years down the road and wipe out $665,000 of your equity. It’s important to keep in mind that interest rates (there are fixed and variable rate reverse mortgage options) and home values go up and down, so the cost/benefit can vary greatly. While the numbers can be shocking at current interest rates, a reverse mortgage is relatively easy to obtain if you really want to stay in your home. There are situations where a reverse mortgage makes sense. For

example, if your elderly parents fell ill and homecare is available, they might be more comfortable staying in their own home. There may also be areas where suitable live-in care facilities are unavailable and staying in their home is the only option. Another situation would be to retain ownership by your estate. Your survivors would have the option to settle the reverse mortgage at the time of your death and keep the home in the family. Reverse mortgages are basically a loan of last resort. If you are pushing 80 and living on a fixed income, it’s one option if you need cash for medical expenses, house repairs, or some other necessity. If you are planning on retiring at 65 and using one to finance your retirement life - think again! Like all financial decisions, make sure to educate yourself so you can analyze the implications and explore all your options before signing on the dotted line. Our suggestion is to speak with your financial planner and your realtor so you can get an unbiased opinion to make the best choice for your individual situation

Herbed Ricotta Stuffed Chicken In White Wine Pan Sauce Keeping things cozy yet healthy with this oven roasted Herbed Ricotta Stuffed Chicken In White Wine Pan Sauce. All served with the creamiest mashed cauliflower. Herb ricotta cheese stuffed chicken, roasted alongside sweet shallots, garlic, and in-season mushrooms. The chicken is finished in a simple white wine and apple cider pan sauce. It’s simple-ish but still mouthwatering. Especially when served over creamy mashed cauliflower hinted with garlic. It’s the autumn dinner everyone will love! INGREDIENTS

1 cup cremini mushrooms, halved, if large

1/2 cup whole milk ricotta cheese

2 tablespoons salted butter

1/4 cup shredded gouda cheese

3/4 cup dry white wine, such as Pinot Grigio or Sauvignon Blanc

2 tablespoons chopped fresh thyme, plus more for serving

1/2 cup apple cider

2 tablespoons chopped fresh sage 1/4 teaspoon ground nutmeg

MASHED CAULIFLOWER

kosher salt and pepper

1 large head cauliflower, cut into florets

4-6 skin-on, chicken breasts (about 2 pounds)

2 cloves garlic, smashed

2 tablespoons extra virgin olive oil

2-3 ounces cream cheese, at room temperature

3 small shallots, halved

4 tablespoons salted butte

4 garlic cloves, smashed DIRECTIONS 1) Preheat the oven to 425 degrees F. Grease an oven-safe skillet with olive oil. 2) In a bowl, combine the ricotta, gouda, 1 tablespoon thyme, 1 tablespoon sage, nutmeg, and a pinch each of salt and pepper. 3) Loosen the skin of the chicken breast with your fingertips. Stuff about 2 tablespoons of ricotta underneath the skin of each breast. Rub the chicken skin with olive oil, season with 1 tablespoon thyme, 1 tablespoon sage, salt, and pepper. Transfer the chicken to the prepared skillet. Arrange the shallots, garlic, and mushrooms around the chicken. Drizzle olive oil over the mushrooms, season with salt and pepper. Transfer to the oven and roast for 20 minutes, until the chicken is cooked. 4) Remove from the oven and place the chicken and mushrooms on a plate. 5) Place the skillet with the shallots and garlic over medium heat. Add the butter. Cook 1-2 minutes, until the butter is browned. Add the wine and cider. Bring to a boil over high heat. Boil 5 minutes, until reduced by half. Slide the chicken and mushrooms back into the skillet, simmer 1 minute. Remove from the heat. 6) Meanwhile, make the mashed cauliflower. Bring a large pot of water to a boil. Add cauliflower florets and cook until tender, 10 minutes. Drain well. 7) In a food processor, combine the cauliflower, garlic, cream cheese, and butter, season to taste with salt and pepper. Pulse until smooth and creamy, about 1 minute. 8) To serve, spoon the mashed cauliflower onto plates. Add the chicken and mushrooms. Then spoon over the pan sauce. Top with fresh thyme. Enjoy! Bringing a Prewar Apartment into the Twenty-First Century When working in a prewar building, people tend toward extremes: either preserve everything or gut renovate. For this East Village apartment in the historic Onyx Court, GRT Architects founding partners Rustam-Marc Mehta and Tal Schori found a way to reminisce on the past without compromising their modern vision. “I would describe our relationship to time periods as an interest in a certain level of detail more than a specific quotation from an era or style,” says Schori. “We did not have fixed points of reference for a given room or element so much as an approach that calls for detail, articulation, and richness of materials.” When the architects first saw the space, the apartment was holding onto an early twentieth-century floor plan, characterized by a kitchen hidden in the back and long hallways wrapping around enclosed rooms. They modernized it by opening up some of those walls, taking advantage of every square foot in

the process. They swapped locations of the kitchen and the primary bedroom, creating a proper heart of the home with the kitchen, dining, and living rooms toward the entrance and a private space to relax in the back. “The owners were looking for a home composed as a series of comfortable rooms rather than a single open space,” says Schori. “Therefore, one of the main goals to support this mood was making a number of changes to the space while improving adjacencies, shared natural light, sight lines, and spatial efficiency.”

The entrance, a long hallway that recalls the original layout, looks straight through the kitchen, offering a wash of natural light down the corridor through the east-facing windows. Upon entry, visitors are introduced to the arched framing that Mehta and Schori used throughout the space. “The ceiling cove holds a special place for us for the way it both emphasizes the wall to ceiling transition and dematerializes it,” says Schori. They distinguished the kitchen from the entry with low cabinetry, which wraps around the space to offer a sense of a room without necessitating structural walls. Inside, the blonde woodwork meets striking tiling. “We wanted the floor to celebrate pattern and color and pushed this further with a very sculptural block of color as the island,” says Schori. The kitchen walls go quiet to give the tilework space to experiment, and the counters follow suit. The adjacent dining area layers a slightly darker

wood tone and ochre chairs—two shades that quietly carry into the vibrant living room. “While the sight lines are open from kitchen to dining to living,” says Schori, “a sense of rooms is clearly suggested with colour, framing, lighting, and floor finishes.” Conversely, Mehta and Schori closed sight lines into the bedroom, situating it as far away from the home’s shared spaces as possible. Here, they departed from their colour studies to offer a peaceful space dressed in neutral shades of tan and cream. “The design of the bedroom was conceived as a quieter version of the millwork we used elsewhere,” says Schori. It’s that persistent point of view—informed by the past, yet distinctly theirs—that elevates this home into the modern era. “We love that you can’t name the style or look,” says Schori, “that the design evolved from a love of materials and detailing and benefited from a lack of preconceived notions.”

Smoky Harvest Apple Cider Margarita Smoky Harvest Apple Cider Margarita, my favorite quick and easy, but oh so warming fall margarita. Smoky mezcal (or tequila) mixed with a splash of orange liquor, spiced apple cider, a touch of citrusy lime, and sweet maple. This autumn harvest margarita is a cozy take on the classic, and the perfect warming fall cocktail to sip on with friends and family. Finish this smoky margarita off with fresh rosemary, apple slices, and a smoking cinnamon stick for that extra special touch. INGREDIENTS Cinnamon sugar and flaky sea salt, for the rim 2 ounces mezcal or silver tequila 1/2 ounce orange liquor 4 ounces (1/2 cup) apple cider juice from 1/2 a lime 1-2 teaspoons maple syrup use more or less to your taste apple slices and cinnamon sticks, for serving DIRECTIONS STEP 1. If desired, rim your glass in salted cinnamon sugar. Mix equal parts cinnamon sugar and sea salt. Run a lime wedge around the rim of the glass and coat in sugar. STEP 2. Combine the mezcal or tequila, orange liquor, apple cider, lime juice, and maple in a cocktail shaker. Add ice and shake to combine. Strain into the glass. Garnish with apple slices, rosemary, and cinnamon sticks. If desired light the cinnamon on fire for a smoky effect. Prep time 5 minutes | Makes one drink

When you put others first, you will never be second We are on a mission to raise $10,000 for CAMH (Centre For Addiction And Mental Health) and CADDAC (Centre For ADHD Awareness Canada). It is without a doubt that ADHD and mental health issues are common in our community and continue to be a contributing cause of death around the world. The Centre for Addiction and Mental Health is a psychiatric teaching hospital located in Toronto and ten community locations throughout the province of Ontario. At CAMH, it’s their goal to provide hope and a path toward recovery from mental illness and substance use for anyone in need. There are approximately 2 million individuals affected by ADHD in Canada. Individuals, families, and parents with children are left scrambling to cope, figuring out how and where to get support for their ADHD. As well, they are trying to figure out how to pay for expensive programs. CADDAC is a national charity that improves the lives of Canadians affected by ADHD through awareness, education, and advocacy. Our families have been directly affected by ADHD and Mental Health issues so in hopes that one day no one else will have to experience the angst of dealing with ADHD or any kind of addiction or depression, we have chosen to donate a portion of our professional fees to these charities.
