Tell us a bit about yourself and your family:

I was born in Germany while my dad was serving in the US Air Force. At age 3, we moved back to Philadelphia, where my parents were born and raised. I grew up in Springfield, which is a small suburb outside of Philly. I went to West Chester University in West Chester, PA and got both my undergraduate and graduate degrees there. My undergrad is a BSED of Special Education and my masters is CMSW- Clinicial Master of Social Work. In between getting my undergrad and grad, I traveled for 3 years around the world and visited over 30 countries (now it’s at 38). While I was in college, my mom, brother and sister all left PA and moved to Orange County, CA. In 2000, I moved to CA where I lived for 8 years. My son, Jackson was born there. This is also where I started my career in mortgage finance. My first job was a loan officer assistant at Nationwide Lending. Six months after starting there, I decided to become a loan officer; I was the first woman LO at the company! Three years later, I was awarded the Top Producer of the Year, and the very first woman to do so!

What brought you to Erie, CO?

Once my son was born, I knew I didn’t want to raise him in Orange County, but I also wasn’t ready to move back to PA. I had one friend that lived in CO. I came out to visit her and within that 4 day trip, I knew Colorado was where I wanted to be. I chose Erie for many reasons: I loved Boulder and therefore the proximity to Boulder from Erie; I adored the small town feel and open landscape; it was rural but not too rural; I loved the views. I truly believe Erie STILL has the best views of the mountains. Jackson and I moved here April 2008 and we both have found, not only lifelong friends, but our chosen family. Erie, in my opinion, is the best place to live and grow.

What inspired you to get into the mortgage profession?

K

It wasn’t actually an ‘inspiration’ per say…I am a bit of a bleeding heart and I had proclaimed that I would never do any sort of sales job (hence, the Masters in Social Work). I was offered a job at a mortgage company and I figured ‘why not, give it a shot’. Once I started at Nationwide Lending, I ended up really loving what I was doing and I realized this could really turn into something. Over the next 18 years, I worked at several retail mortgage companies and can truly say, I’ve met and worked with some of the best people in the industry. In 2019, I made a decision to go out on my own and open my brokerage. I was scared to death but it was really the best thing that I have ever done! Sometimes I look back and laugh thinking about the girl who was never going to be in sales or a corporate world and now I own my own company…life certainly has a way about itself!

Tell us about giving back:

In 2020, I donated $100 per transaction to several organizations but the primary ones were: The Wild Animal Sanctuary, The Suicide Prevention Hotline and St. Jude’s Children’s Hospital. I also donated to all Erie Schools, Erie Food Bank and Erie Uplink. In 2020, I am honored to have given back $30,000 to various charities. In 2021, I will be committing to the same promise as 2020, but I will also be making a $1000 donation to Home Homes Group for every Hope Homes Family that I work with. Giving back is something that I was taught as a child and is something that has simply grown as an adult. I never forget how blessed I am.

Do you have anyone to thank for their support over the years?

K

There are so many people that have supported me and lifted me up over the years, including managers, CEOs, colleagues, referral partners and friends. I am always humbled by the support I receive from my town of Erie, while I have worked hard to achieve that, nothing makes me feel better than to see that. Thank you Erie for allowing me to be the person you trust, thank you for approaching me at dinner, at the post office or at an event and asking for my help. I never take that for granted and of course, my biggest supporters, my family. Jackson was raised by a single mom and I hope that the one legacy that I leave for him, is that you take care of your people and you do it with everything that you have.

What are your goals for the next 3 years?

Hire new loan officers and train them to be the best that they can be; Grow a stronger business along the entire Front Range; Continue to support my community and help those that need it most; Spend as much time as I can with Jackson before he leaves for college; Have a better work-life balance.

Who Needs Sex Appeal... When You Can Have Curb Appeal? by Brandy Unruh The real estate market is “hot”, not only in Colorado but nationwide! Actually, it’s more like a “full-on blaze” with a side of hot! hot! hot! According to the National Association of Realtors, nationwide - we are seeing an inventory decline of 42.6% . Here in Colorado we are experiencing an even tighter market with 45.7% fewer homes for sale compared to February of 2020 (not to mention a 10 year-long struggle with already low inventory market conditions). Of course with that reduction in inventory, home prices are soaring. This is of course not “news”! We are seeing offers in every price point soaring $20,000-100,000 OVER ASKING PRICE, waiving appraisals and waiving inspections (please ask your favorite real estate agent about what these mean, as it isn’t what you think). It is by far and away the craziest market most of us have ever seen in our lifetimes. Even still, I am sure your first thought is “why do anything - everything will sell fast”, and you aren’t completely wrong. However, it is clear that the homes that look the best have a leg up on everyone else’s home. These homes sell for higher prices with better terms. Now, please realize that giving that beautiful curb appeal and internal “zazazou“ does not require a full makeover. There are a few simple things a home seller can do to really jazz up their home’s appeal to ensure getting the best offer for their home:


Dress Up Your Front door Two of my five top staging items are a pretty wreath and a fresh rug. Wreaths need to be season-appropriate (no Holiday wreaths still up in the Spring!). An outdoor rug and a welcome mat can be a friendly welcoming. The first impressions before a buyer enters the home can set the stage for the rest of the showing.

Keep it Fresh and Light Some of the odors that people forget to handle include food and pet smells. Bacon is actually one of the top offenders. I recommend that my sellers avoid cooking any potent smelling foods during the week before we list and during the time we are on market. I also recommend using odor neutralizers, such as vinegar or even fresh air to make sure the home smells neutral. Sometimes even using candles or air fresheners may be helpful. Whatever you do, keep it light and fresh.

Make Sure the Home is Free of Clutter This is probably the most important thing you can do. This actually is not just for showings but for pictures. Everything “out of place” shows up in pictures, making it seem even more incongruous! Make sure all surfaces are clear, including bathroom counters, kitchen counters and bookcases. DON’T FORGET to make sure the toilet seat is down and hide the toothbrushes for photo day.

You can always take it one step further and hire a home stager or an agent who has staging on his or her list of fantastic services. Many agents, like myself have expertise in staging services. This expertise shows in the listing images and can be a main contributing factor to sell a home quickly.

Ingredients • 2 cups of frozen sliced peaches • 1 fresh lemon • fresh thyme • ricotta cheese, 1 cup • 1 oz of bresaola (Italian air-dried salted beef) Whole Foods • sliced red onion • baby arugula • red wine reduction or a balsamic glaze First step is to make the Red Wine Reduction: Reduce down any red wine and adding sugar to taste, cool and set aside for later. Take frozen peaches, thaw and then blend into a puree adding sugar to taste for your base. Next, squeeze a half lemon into a mixing bowl, add 1 cup ricotta cheese and fresh thyme to desired taste. Slice bresaola very thin or have it sliced when purchasing it. Thinly slice red onions and you are now ready to build the flatbread: Layer your crust with the peach puree, add dolops of the lemon thyme ricotta mixture over the crust/puree, then add thin layers of bresaola and thinly sliced red onions. Cook on a pizza stone or sheet pan at 450 degrees for 4-6 minutes. When finished layer baby arugula generously and finish with a drizzle of red wine reduction or balsamic glaze.

helpful hint: For home purposes it would be best to use a pre-baked flatbread crust from King Soopers. One could use what is called “Stonefire artisan flatbread” and can be found in the bread and/or bakery section.

Pineapple & Shrimp Cerviche INGREDIENTS 4-6 servings • 1 lb shrimp( cut small cubes) • 3 large limes ( squeeze juice) • 1 orange ( squeeze lime) • 1 small pineapple • 1 small jalapeño ( diced small without seeds) • 3/4 cup finely chopped cilantro • 1/2 cup diced red onion • 1/2 tbsp minced garlic • 1 cup diced tomato • 1/2 cup dice cucumber • 1 diced avacado • salt & black pepper to taste


INSTRUCTIONS 1. In a large glass or stainless steel bowl mix shrimp, orange & lime juice (save a little bit of the citrus juices for finishing touch) cover with plastic wrap and let it sit refrigerated for 30-40 minutes. This will allow the acids from the citrus marinade to cook the shrimp, they will turn to a white color...(f you are terrified about letting your shrimp be cooked by a citrus marinade, you can boil them and cool them on an ice bath, or buy the precooked ones at your favorite store). 2. Cut the pineapple in half, horizontally, this will give it a great plating display, carefully carve the pineapple out without breaking the skin, remove the heart ( hard center part) of the pineapple and dice the rest of it... 3. While shrimp is marinading in the fridge, mix all the ingredients except the avocado (add that little bit of lime and orange juice that we saved earlier). 4. Add the shrimp & avocado.

It is obvious that smartphones and tablets have become a main source of news and entertainment in our everyday lives. Especially thanks to the dumpster fire that was 2020. There are over 275 million smartphone users in the U.S. which accounts for over 80% of the population (Statista 2021). Close to 70% of the population is experiencing tech induced neck pain including headaches, shoulder pain, neck pain and muscular weakness (Physiopedia 2021).

What can you do to fix this? 1. Examine your workspace and raise your screens to eye level. 2. When using your phone or tablet try to hold the screen at eye level and avoid looking down for long periods of time. 3. Take breaks and MOVE!!!! Set an alarm and every hour. Take a quick break to stand up and move.

A study in 2019 found that low back and neck pain cost over 2.5 billion dollars annually in the US (Kim; et. al 2019).

4. Exercise! Focus on exercises such as planks, side planks, squats, and glute bridges that focus on building a strong core. This will help you maintain a healthy posture for longer periods of time.

With the increase in virtual education and home offices, poor posture is also on the rise which is a direct contributor to neck pain. You have probably seen this posture in your home. Head forward and down, slouched with shoulders rolled forward looking at a screen in our lap or at waist level.

5. Schedule time for the whole family to take time away from all technology. Children will always mimic adults. If they see adults on screens nonstop, they are most likely doing the same and very well could be experiencing the same pain that comes from prolonged screen time.

Sound familiar? Technology is not going away and unless we adapt how we use that technology; text neck symptoms will continue to rise. Take a look at your household’s tech usage for one day. It may surprise you to know how much time is dedicated to screen time, but don’t get freaked out! When we take time to measure our usage it gives us the opportunity to make corrections and direct our families towards more healthy activities. Sign off that tech and get moving! This month’s question comes from 3 different people - all wondering about the same issue of parenting for pre-teens and teens. QUESTION: “My child is doing a lot of dumb things these days - they have caused me a lot of worry. How much should I save my child from consequences at school or with the police?” ANSWER: Thanks for bringing this issue up - it’s an important topic to think about, and to plan for before trouble is at your door. Adversity is good for us. It allows us to grow and mature into better humans. We love love love our children and we naturally want nothing bad to ever happen to them. We want their world, and ours, to be simple, clean and free from difficulties. Unfortunately that is not the world we live in, and this is not what is best for our children. If we want our children to grow up to be responsible members of society, we need to allow then to fail. It is in our failures that we learn our greatest lessons in life. Think of your own adolescence. What were the greatest lessons you learned? Did you just happen to learn that driving 75mph in a school zone will cost you 3 points on your license and $250.00…probably not. We remember lessons because they are hard-won experiences that challenged and embarrassed us. Often when we are telling others about these lessons we say things like “I never did that again!” This is what we should be hoping will happen for our children as well.

Rather than “saving” our children from difficult situations while they still live with us, we should be ready for such events to happen so that we can help them manage through the difficulties and learn the lessons while still under our care. It is important to think of your home as the “soft place to land” when the world gives kids difficulties. We can come alongside our children and help them to feel better after the embarrassment. But to save our children shows them that they cannot handle adversity. Overcoming adversity creates growth and maturity. That is something we should want for our children! Since living the Quarantine Lifestyle in the year 2020, we’ve seen an increase in dogs with Separation Anxiety; They panic when left alone, bark when humans go out of sight and are lacking self-soothing skills to be calm and quiet in the crate. Many people got puppies last year because they offer companionship, connection, motivation to exercise, and there’s no better time to potty train a puppy then when you’re home all day! But most of us are also working from home and our kids are doing online school from home. When the humans don’t leave the house often, dogs are not practicing much separation from the humans.

TIPS TO HELP SEPARATION ANXIETY: • Put your dog in the crate for at least 30 minutes at a time, several times a day while you’re home and awake. • When the dog is over 6 months, teach them the PLACE command, (how to stay on a dog bed across the room)- this teaches settling skills when a dog is not next to you.

Less people put their puppy in the crate because they figured why lock him up if they’re not leaving the house.

• Have your puppy sleep in the crate (not your bed!) until they are at least a year old.

Many people tried to put their puppy in the crate throughout the daytime because they understand how important it is to DO CRATE TIME WHILE YOU’RE HOME AND AWAKE TO AVOID SEPARATION ANXIETY, but they couldn’t stay consistent to build a routine. They would quickly give in when their dog starts barking because after all- the kids are trying to focus on their online school and the adults have important Zoom meetings, too. So the dog quickly learns that barking in the crate will influence his humans to give him freedom.

• When your dog is anxious and demanding to be petted, don’t pet him. Wait for him to calm down before engaging with him. • Remember that human behavior plays a large role in separation anxiety. So make sure you don’t have an unhealthy attachment too, and never pet (or soothe) an anxious dog.

A Requiem for a Friend by John Small Too often do we “earth bounds” in our hustle and bustle lives struggle with our daily personal advancements or our material enhancements when it comes to what makes us secure and happy. Unfortunately, when an unexpected death of a loved one, family member or close friend occurs, it really puts everything (all of the above) in perspective. Our “self” image takes the necessary respite for the unenviable task of mourning the deceased and consequently, most times does that occurrence redefine our relationships with everyone and everything that makes life worth living. Let’s say goodbye to an old friend of Erie and Boulder and countless other Eastern Slope towns of The Rocky Mountains - a place he called home for forty-five years!

It’s been over six months now, and I finally feel I’m ready to share some very personal sentiments about losing my life-long, best and oldest friend, John “Gerard” Berk. For over 55 years did I have the pleasure to know, enjoy and “battle” with one of the most profound minds and influencers that I’ve ever met! Our arguments were legendary - like the challenging times most, if not all best friendships endure. That is until one disagreement lasted inordinately longer than planned - one that never got the chance to resolve itself. One that will remain “unfinished” perhaps, forever, unfortunately, for after many months of non-communication, the argument paled by comparison to the subsequent reality and set of circumstances that redefined me and my relationships, not only with Gerard but also with nearly every other person in my life. During the first week of August, while preparing for a damaging hurricane here on Long Island where we both grew up, I received the awful news from my sister, Trisha, an Erie, Colorado resident, who also grew up with Gerard that he had passed the day before due to extreme heart failure. The phone call really put the impending violent summer storm in perspective; quite damaging was the

hurricane and its winds, notwithstanding. Now the vicious storm of loss, pummeling hail-like memories and waves of remorse persist a half-year later. Not a day has passed that I haven’t felt the fierce winds of inconsolable loss of a true friend like Gerard, “The Mayor of Boulder”, I, like many others had called him for over 45 years! It all started when my family moved from the South Bronx in 1963 to East Meadow, Long Island, New York. Shortly thereafter, my mother signed me up to join the altar boys at the local Catholic Church in neighboring Hicksville. There, as a city kid did I meet a bunch of “country kids” (more like suburbanite boys) waiting for Fr. Casey to begin the monthly meeting for the servers. Sitting alone in the chapel - back pew - did I feel relatively comfortable, until this tall, ginger-haired kid came over to ask who I was and why was I sitting alone. “What’s it to you?”, I believe I answered the stranger, I think in my best Bronxite accent, thinking he’d just go away. Away, he didn’t go, laughing a bit and asking the other kids to come over and meet - “we gotta live one here!”, namely me. He didn’t after my successful completion of grammar school, high school, college, business ventures, marriage and family either. He never did for the past nearly 50 years, that is, until that fateful August morning. Now he’s finally gone, and I don’t know how to accept it. On a daily basis, do I wish we could joke and argue some more. I remember during high school while working together in a local delicatessen, that Gerard didn’t want to go to college, but wanted to seek out the greener pastures of California’s food service industry and invited me to join him. I also remember declining, saying that slicing bologna, salami and roast beef and filling small to large plastic canisters with cole slaw, macaroni and potato salad was just a part-time job for me - not a lifelong career of sorts. Gerard said that it WAS for him and the invitation stood. He went his and I went my way, until around 1979, when I received a post card mailed from Pleasant Street in Boulder. I was glad to hear from the “Potential Purveyor” on the move. It was the image of the legendary sight of the city of Boulder from the scenic overlook on Route 36 west looking down the “big drop” of highway with the glorious Rockies in the background. I was immediately sold and put in my two-week notice to my bosses who owned a very lucrative tile, masonry and carpentry contracting business, of which I was steadily working my way up the ladder while paying back my student loan for my undergrad degree.

I soon, thereafter joined forces with the “boss of food service” - him landing me as a prep cook at the infamous “What’s Up Restaurant” on Pearl and Broadway - the nice little “Italian-American bistro” Gerard was managing. Gerard had a spare bedroom in his apartment, and I moved right in. Things were great, thanks to Gerard - my new boss but old best friend. Maybe, I thought, he was right - food service could be a career for me as it was for him. After three restaurants, including “The What’s Up”, wherein I followed his footsteps, cooking, managing, wheeling, dealing and surviving, I decided to go back east to graduate school and then into the high school and college classrooms as a teacher, where I’ve never left - unlike Gerard did last summer. I never lost interest in the food service business, though - rewriting his company, Naturally Boulder’s business plans when needed, helping with marketing and distribution, flying out to Boulder countless times during summer recesses and working in the office and warehouses, driving delivery trucks and accompanying him to food distribution expos, meetings and service industry lectures since moving back to New York in 1982. It was a “second passion” of mine, until things started to unravel and suggestions became ignored as ensuing arguments began to mount. Life continued to get in the way. When doesn’t it? As Jack, the first chef from the “What’s Up” with whom I worked when I arrived in Boulder said at Gerard’s funerary service up on Boulder Creek that “Gerard was a collector - a collector of people!”, and Scott, his good friend from Erie added “...Gerard would give you the shirt off his back!”, I, too feel Boulder lost its unofficial mayor as did I - my best friend (as did so many other souls Gerard Berk touched, helped and influenced during his tenure here on earth). God bless and keep you in the Palm of His Hand, Gerard, and until we meet again - keep trying to sell the Angels up there the 24 oz. Sport-top Water Bottle - one of my biggest disagreements with the “Mayor” and almost the undisputed “Bottled Water King” of the Western Slope. R.I.P. my friend! You are sorely missed.
