50 Facts About Mississauga For its 50th Birthday On January 1st, 2024, our city turns 50! We’ve partnered with Heritage Mississauga to bring you 50 facts about Mississauga to celebrate the city’s “golden” birthday. 1, The City of Mississauga was born on January 1, 1974 through the amalgamation of the Town of Mississauga, the Town of Port Credit and the Town of Streetsville.

Indigenous Mississaugas and The Crown: Provisional Agreement 13-A (1805), Treaty 14 (1806), Treaty 19 (1818), and Treaties 22 & 23 (1820).

2. The Town of Mississauga came to be in 1968 through the formal amalgamation of the former Toronto Township (Township of Toronto) into the new town.

5. Residents of Toronto Township chose the new name for the Town of Mississauga with a public vote held in 1967 through the local newspaper, already called The Mississauga News.

3. The City of Mississauga is located on the traditional and treaty lands of the Mississaugas of the Credit First Nation.

6. The Mississauga News, under the direction of founder and publisher Kenneth Armstrong, took its name in 1963.

GTA Realtors® Release December and Year-End 2023 Stats While the overall demand for housing remained buoyed by record immigration in 2023, more of this demand was pointed at the rental market. The number of Greater Toronto Area (GTA) home sales in 2023 came in at less than 70,000 due to affordability issues brought about by high mortgage rates. “High borrowing costs coupled with unrealistic federal mortgage qualification standards resulted in an unaffordable home ownership market for many households in 2023. With that said, relief seems to be on the horizon. Borrowing costs are expected to trend lower in 2024. Lower mortgage rates coupled with a relatively resilient economy should see a rebound in home sales this year,” said new Toronto Regional Real Estate Board (TRREB) President Jennifer Pearce. There were 65,982 home sales reported through TRREB’s MLS® System in 2023 – a 12.1 per cent dip compared to 2022. Despite an uptick during the spring and summer, the number of new listings also declined in 2023. The trend for listings has been largely flat-to-down over the past decade, which is problematic in the face of a steadily growing population. On a seasonally adjusted monthly basis, sales increased compared to November, while new listings declined for the third straight month.

The average selling price for all home types in 2023 was $1,126,604, representing a 5.4 per cent decline compared to 2022. On a seasonally adjusted monthly basis, the average selling price edged higher, while the MLS® Home Price Index Composite edged lower. “Buyers who were active in the market benefitted from more choice throughout 2023. This allowed many of these buyers to negotiate lower selling prices, alleviating some of the impact of higher borrowing costs. Assuming borrowing costs trend lower this year, look for tighter market conditions to prompt renewed price growth in the months ahead,” said TRREB Chief Market Analyst Jason Mercer. “Record immigration into the GTA in the coming years will require a corresponding increase in the number of homes available to rent or purchase. People need to have comfort in knowing that they can plan their lives and future with the certainty that they will have the stability of an affordable place to live,” said TRREB CEO John DiMichele.

Vanilla Cinnamon Maple Whiskey Sour This is the perfect, simple and cozy winter cocktail. Warming bourbon, shaken together with fresh squeezed lemon, real maple syrup, vanilla bean, and just the right amount of sweet cinnamon. Enjoy this with bourbon or create a mocktail variation. You can also make a big batch to serve up to a crowd! INGREDIENTS 2 ounces (1/4 cup) bourbon 1 ounce (2 tablespoons) lemon juice 1 tablespoon maple syrup 1 dash vanilla extract (I do 1/4 teaspoon-ish) 1 pinch cinnamon (I do 1/8 teaspoon-ish) Cinnamon stick and rosemary, for serving INSTRUCTIONS STEP 1 In a cocktail shaker, combine the bourbon, lemon juice, maple, vanilla, and cinnamon. Add ice and shake. Strain into a glass. STEP 2 Garnish with vanilla rosemary (recipe in notes) and cinnamon. If desired light the cinnamon on fire for a smoky effect. Vanilla sugared rosemary STEP 1 Line a baking sheet with parchment paper. Combine 1 cup granulated sugar with 1/2 teaspoon vanilla bean seeds. STEP 2 Gently run rosemary sprigs under a little water to dampen and place on the prepared baking sheet. Sprinkle the rosemary with vanilla sugar on all sides, making sure the rosemary is thoroughly coated in sugar. Allow to dry on the baking sheet for 1 hour. The rosemary can be made 1 day in advance and stored at room temperature.

Gathering Place - A Well-Choreographed Retreat in the Dominican Republic Architect Noah Marciniak was no stranger to projects that can take years to come to fruition. After all, the design process alone can take twelve months. So when he first joined the design team of a residential project in the Dominican Republic in 2012, he knew that due to the project being international, it could take longer than a domestic design would. Little did he know that this breathtaking oceanfront compound wouldn’t be completed for eight more years. “You always know that any international project will take longer,” he explains of his expectations. But it was an unexpected three-year pause from 2012 to 2015 that really shifted the construction timeline. “A number of things caused the delay for our clients,” he says. “But in 2015, all of the factors aligned in terms of personal life and timing. The seas parted with an opportune moment.” Headed by principal architect and founder Bryan Young of New York City–based architecture and design firm Young Projects, the 20,000-plus-square-foot home sits on a lush, previously undeveloped lot in Playa Grande, Dominican Republic. The site boasts the best of both worlds: a tropical jungle on the entrance side and a pristine white sandy beach and ocean on the other.

Named as a nod to the waves, “Casa Las Olas” was designed to satisfy the homeowners’ desire for a place that could seamlessly and comfortably accommodate their family and friends while simultaneously drawing inspiration from the rich, natural landscape. “The landscape there is amazing,” says Marciniak. “There are mountains and jungles, which spill right onto the beach. . . . All of those elements inspired the home’s architecture.” The owners envisioned the home not as a polished, formal vacation house, says Marciniak, but rather as a comfortable, beautifully designed retreat. “The design was about the tactibility and richness of the landscape. . . . We looked at those characteristics on-site and wanted to have an architecture that is compatible and sympathetic to the spectacular

landscape that it’s being put within. There’s this cinematic experience when you enter the home,” explains Marciniak. “This was about creating views and an experience and a signal to a place and revelation that you’re here for the ocean.” Every undulation in the Ipe wood slats and winding stone pathways reveals something new. This expert choreography is what sets this striking architectural gem apart from so many others. The abstract roofline pushes and pulls to create pockets of public and private spaces throughout the home. “The roof is the organizer for the entire project,” says Marciniak of the massive architectural element that was constructed from 160 unique scissor trusses, jack trusses, and rafters. “It’s a sculptural element that provides a great deal of beauty, aesthetic, and context to being in the house, but it’s also very functional in organizing the house.” The unique courtyard approach - a circle that’s been stretched in all directions to form an extraordinary structure - results in varying vistas, which emerge as you walk through the property. Every turn unfolds something new about the home. The interior design complements the architecture by incorporating a modern and tropical colour

palette coupled with varying textures and finishes that are indigenous to the island. Ipe wood, Venetian plastered walls, and mahogany architectural details abound throughout. Every interior design choice complements the natural landscape with a focus on relaxation. Furniture and decorative objects were sourced from both local Dominican designers (Ysabela Molini with Casa Alfarera) and boutique New York–based designers (Kai-wei Hsu, Hiroko Takeda, Hollis + Morris, Moving Mountains, Egg Collective, and Chen Chen & Kai Williams), including several commissions organized by Colony Design. Despite taking nearly eight years to complete, the project is truly one of a kind. Sometimes it takes years to bring the perfect project to fruition - as was the case with Casa Las Olas. While it’s spread out over three structures, the home can gather as many as forty people at a time, all coming together in the main home’s alfresco living room and bringing the homeowners’ goal of a family-friendly but elegantly designed vacation retreat to life. “You need people who are passionately committed to making a project like this extraordinary,” says Marciniak. “We definitely achieved that.”

Was 2023 the worst of it? Expect some turbulence across the Canadian real estate landscape this year The recent history of Canadian real estate has been full of surprises. In 2022, we saw the biggest price drop in Canadian history. In 2023, we followed that up with the strongest spring market in Canadian history when measured by price growth from January to May. We also finished 2023 with the lowest number of home sales since 2008. That year was not a good year, given it was in the middle of the financial crisis. So, what will 2024 bring us? While many believe that the path of interest rates will be the core driving factor, I think the outcome really depends on the severity of recession and unemployment. We’re already seeing banks shore up loan loss provisions and a broad balance sheet contraction of financial institutions around the world. So, if rates come down as a response to the recession rather than a “soft landing”, credit availability will be an important theme this year. The availability of capital matters just as much as the cost of capital. With all that being said, the surprises continue into this year. Higher than expected sales last month According to recent statistics released by the Canadian Real Estate Association (CREA), Canadian home

sales experienced a surprising surge in December 2023, which is very atypical of December. Sales are still well below the long-term average number: The month saw a significant and cyclically anomalous month-over-month increase of 8.7 per cent in home sales, indicating there could be some opportunistic buyers in the market. However, there were some contrasting trends observed in the housing market during this period. Re-entry of supply as rents lower While home sales rose, the number of newly listed properties actually decreased by 5.1 per cent compared to the previous month, which is more along the supply scarcity theme that dominated the last few years. This decline in new listings drove a tightening

of inventory in the market. A couple of things might help with this, though. Given that many listings were set to expire on December 31, January will be defining as we see whether or not a lot of that new supply re-enters the market. As well, in 2023, many owners tried their hand in the rental market if they couldn’t sell — but with rents falling for three consecutive months now, that option is gradually becoming less compelling. Could this rent reversal materialize in more inventory in 2024? Average sale price rose YoY The MLS Home Price Index (HPI) fell by 0.8 per cent month-over-month, indicating a relatively significant decrease in home prices each month. Despite this decline, the national average sale price still managed to show a year-over-year increase of 5.1 per cent. Time will reveal whether or not the shift in prices was a function of seasonality or a more important trend to watch.

While December showed positive sales numbers, the spring season is expected to provide a more accurate picture of the market’s overall performance and demand. Experts are forecasting a recovery in housing demand in the coming year, and it remains to be seen how this will ultimately play out. High demand relative to new listings In terms of market conditions, the sales-to-new listings ratio tightened in December, reaching 57.8 per cent compared to 50.5 per cent in November. This indicates a higher level of demand relative to new listings, given December is characteristically a low-listing month. The months of inventory at the end of December decreased to 3.8 months on a national basis, down from

4.2 months in November. This number would typically signify a potential scarcity of available homes in the market, but I do believe January will be more important to watch, given that it takes far longer to sell a home than before, and that we’re seeing more re-listing of properties than we have in the past few years.

Teaching Money Lessons that Last a Lifetime Many high school and post-secondary students are diligently working away at part-time jobs.... and making well-thought-out decisions on spending and saving some of their hard-earned dollars. If that sounds like your child, you can stop reading here! On the other hand, if your child seems to be somewhat fiscally challenged and as far as you can tell, spends it as fast as they make it, you might want to keep reading. Kids can make a fair amount of money these days ($15 to $17 hourly in BC and ON) and while they should enjoy some of their earnings, there is no reason why they can’t learn to responsibly manage their money. It sounds so cliched to tell your kids “make saving a habit” or “pay yourself first”, and it really is only half the picture — they also need to invest their money! Developing a saving & investing mindset in their formative years will pay back huge over the course of their lifetime. If you are having trouble convincing your teen, try this example: If your child earns $150/week in 2023 and invests one third ($50) of that money from age 18 to 65 at 7% (the

average Canadian stock market return from 19842020) they would have an extra $60,000 in their retirement fund! Even better, if they opened a Tax-free Savings Account (TFSA) when they turned 18, that $60K would be tax-free. In fact, their initial $2600 contribution would have doubled after just 10 years and there is no penalty to take money out of a TFSA — they could cash out of the market and withdraw the funds anytime they want. Chances are your teen doesn’t even know what TFSA stands for and would grossly underestimate how much even a small monthly contribution will amount to over time. Don’t worry, this lack of knowledge is completely normal — only 92,000 of the almost 15

million TFSA holders are under the age of 20! Even Billionaire investor Warren Buffett claims he got a late start when he famously said, “I bought my first investment at age 11, I was wasting my life up until then.” The issue is that investing will never happen without saving, so your teenagers must understand how and why they need to save, be extremely conscious of living within their means, and learn to carefully evaluate their spending decisions (needs vs wants). Talking your teen out of buying that “must have” $75 t-shirt or $150 jeans can be a challenge, so avoid the situation all-together by getting proactive and have them open two bank accounts. They key is to get a portion (aim for one third in your negotiations!) from any part-time job, birthday cheque or other windfall

into a “no-touch” high-interest savings account. If all their money goes into an account connected to a debit card, the result is likely to be little if any savings. The remaining two thirds of any monies received goes into their daily spending account to use any way they want – it isn’t necessary to earmark it for a purpose or even track that cash if they don’t want to. They just need to know that when the spending account runs dry, there isn’t any more until payday rolls around again. As parents we do our best, but there are plenty of life lessons we need to teach our kids and personal finance doesn’t always make the list. This Lasagna With Meat Sauce Is the Ultimate Comfort Food A simple meat lasagna is the ultimate comfort food. Yes, it is great for any cold winter afternoon or evening, but we wouldn’t turn our backs on this classic lasagna with meat sauce any time it hits the table (it’s a perfect family meal). It’s loaded with a pork meat sauce, three cheeses, spinach, and herbs, and it’s layered with no boil noodles, making it an easy lasagna recipe to boot. Keep this in your arsenal for an easy weeknight dinner: You can make this dish ahead of time and keep it in your fridge for the nights when you can’t even think about cooking a whole meal. INGREDIENTS 2 tbsp. olive oil

3/4 c. roughly chopped flat-leaf parsley, divided

2 Large cloves garlic, finely chopped

1 15-oz container part-skim ricotta

1 lb. ground pork

1/4 c. plus 2 Tbsp grated pecorino

Kosher salt and pepper

4 c. baby spinach, roughly chopped

1/3 c. tomato paste

4 oz. part-skim mozzarella, coarsely grated and divided

3/4 c. dry white wine

6 no-boil lasagna noodles

DIRECTIONS STEP 1 - Heat oven to 425°F. Heat oil and garlic in large skillet on medium. Add pork, season with 1/4 tsp each salt and pepper and cook, breaking sausage up with spoon into very small pieces, until beginning to brown, 5 to 6 min. Add tomato paste and cook, stirring, 2 min. Add wine and simmer for 1 min. Fold in ¼ cup parsley. STEP 2 - Meanwhile, in bowl, combine ricotta, ¼ cup pecorino and ¼ tsp each salt and pepper. Fold in spinach, all but ½ cup mozzarella and remaining ½ cup parsley. STEP 3 - Spread 1/2 cup sauce on bottom of 8-in. square baking dish. Top with 2 noodles and spread one-third (about 1/4 cup) of remaining sauce over the top. Dollop with one-third (about 1 cup) of ricotta mixture; repeat. Place remaining 2 noodles on top; spread with remaining sauce and dollop with remaining ricotta mixture. STEP 4 - Sprinkle with remaining ½ cup mozzarella and 2 Tbsp pecorino, cover tightly with an oiled piece of foil (to prevent sticking) and bake 15 min. Uncover and bake until noodles are tender and top is golden brown, 8 to 10 min. Serves 4

Signs of Seasonal Affective Disorder You Might Be Ignoring Is your case of the “winter blues” interfering with daily life? Toronto-based clinical health psychologist Deanne Simms reveals the symptoms of seasonal affective disorder (SAD) to watch out for. January always inspires talk about seasonal affective disorder. But what exactly is SAD? Deanne Simms: It’s a kind of depression that is brought about by the changing of the seasons, most commonly the switch from long summer days to shorter, darker ones. About 15 per cent of Canadians will experience mild SAD in their lifetime, while two to three per cent will deal with more serious cases. Symptoms include feeling sluggish or low most of the day, and a reduced interest in activities they once enjoyed. Other signs of seasonal affective disorder are changes to appetite - often eating more and craving carbohydrates - and oversleeping. Sluggishness and sleeping a lot probably describes many Canadians at this time of year. That’s true, but there are differences between the more typical “winter blues” and SAD. When the symptoms I described start to interfere with a person’s daily life, that’s when I view it as a clinical diagnosis. For instance, a person experiencing SAD might tell me they feel irritable and more sensitive in their relationships with others, causing them to withdraw socially. Severity is another marker. SAD is a type of depression and can become very serious up to and including suicidal thoughts—and sufferers are usually distressed that they can’t get rid of the symptoms. For many of us experiencing a lower mood, we might reach out to friends or do something that brings us joy - but a person who’s depressed often lacks the ability to do that. What’s happening in the brain when someone experiences SAD? We still have a lot of questions, but what we know is that people with the condition have a disrupted circadian rhythm—your body’s mechanism for regulating your sleep/wake cycle—and that may be partly related

to less sunlight. Sometimes SAD also comes with abnormalities in the way our brains produce or transmit chemicals like dopamine (which is associated with happiness) and serotonin (which regulates mood) which may also relate to a lack of sunlight. Canada has dark winters. Do we also have more cases of SAD? Yes, and rates do vary according to latitude, so places that are further from the equator tend to have more occurrences of the condition. So could you treat SAD by booking a trip to a sunny locale in the winter? I like where you’re going with that—and if I could prescribe a trip down south, I would love to. Theoretically, going to a place where you’re exposed to more sunlight and a change in scenery could be effective, at least in the short term—but again, it’s important to remember that depression can take the enjoyment out of things a person would normally find fun. What kinds of treatments have you found to be effective? Light therapy, where you sit in front of a special lamp for 30 minutes a day every morning, can positively impact brain chemicals tied to mood and sleep—and so ease symptoms. In my practice, I’ve also found success with cognitive behavioural therapy, where I help clients create a better sleep schedule and to notice and shift unhelpful thoughts tied to SAD. The goal is to fight back against the urge to “hibernate” in the winter and to instead structure their lives and activities to increase their physical activity and social connection.
