Heading in the right direction The benefits of life coaching Life coaching is a valuable and transformative practice worth considering at any age. But as people progress in life and enter the golden years, they face unique challenges that are often accompanied by complex emotions and circumstances. This is where life coaching comes into play, offering support and clarity to help older adults navigate the challenges thrown at them with a renewed sense of confidence and purpose. At its heart, life coaching is about personal growth, and having a supportive space for everyone – not just elders – to reflect on their goals, values, passions, and desires, helping them realise that it is never too late to pursue their dreams or reinvent themselves. We continually strive for self-improvement throughout our lives, and should never stop doing so. It also promotes mental health and emotional wellbeing. Ageing can bring about a range of emotional challenges such as loneliness, grief, frustration, and fear. A life coach can provide tools and techniques that allow seniors to manage these emotions. Life coaches lend an empathetic ear and help clients process feelings big or small while also equipping them with strategies to use moving forward. Life coaches can also help people develop social connections and adapt to new environments while staying mentally active.

They can guide you on how to maintain relationships with family members across generations and make new friends who share similar interests. They can also assist you with a decision-making toolbox, allowing you to make more informed choices to get the best out of life. While there are many specialist life coaches with unique fields of expertise, at large life coaches can help to encourage physical health management. They could do this by helping you set realistic fitness goals suited to your abilities and develop healthy habits related to nutrition and exercise. Being proactive about your health can contribute to increased vitality, energy, and ultimately, prolonged independence. And that is another area life coaching can help with – maintaining independence while still noting the need for support if it is necessary. By honing in skills such as goal setting, time management, and problem-solving, life coaches empower people to maintain agency over their lives and look at things from a fresh perspective. Life coaching can help you address your unique challenges – personal growth, stressing less, mental well-being, social life, decision-making abilities, health management, and independence. The time for self-discovery is now. It’s also important to choose a life coach that is right for you.

Lifting the shroud of doubt

The reality of imposter syndrome By Ben O’Connell

Do you experience self-doubt? Do you constantly feel like you're ‘faking it’? Do you fear being exposed as an imposter? Registered clinical psychologist and chief executive of Umbrella Wellbeing Dr Dougal Sutherland says that those experiencing feelings of self-doubt and inadequacy are not alone. Imposter syndrome is a common phenomenon that sets people back in terms of both personal and professional growth. “Typically, the term ‘imposter syndrome’ is used in work places to refer to the feeling that you’re not as a good as others and have only achieved success by ‘luck’ rather than your own skills, and that you’re going to be ‘found out’ for who you really are,” he says. Dougal says that the sense of being a failure and not good enoughc an easily go beyond a work context, especially for seniors as they approach retirement and reflect on their working life and career. “Seniors might be plagued by thoughts about has their work really been satisfying or made a difference and that others seem to have done it better,” he says. “This sense of comparing yourself negatively with others might also flow into other areas of life such as levels of retirement savings or achievements of children and grandchildren.” For some, discussing mental health is a challenge in itself. Today, conversation and openness around mental wellbeing is far more normalised than it was in years gone by. Dougal says, “Taking care of mental wellbeing is crucial for seniors, but maybe a particular challenge for seniors who may not be used to thinking about or talking about their mental health. “Thinking about wellbeing as a holistic system including mental, physical, social, and spiritual health and doing something every day in each for each of the four areas can be a good place to start. “Be brave and talk to others about these feelings. People are often surprised about how common this experience is and that others have similar feelings of self-doubt.”

8 | Plusliving+ www.plusliving.co.nz

Self-Improvement

Modern developments and changes in culture and workforce have prompted increased understanding around mental phenomena such as imposter syndrome. “We’ve come to understand it more as our workforce has changed,” Dougal says. “Imposter syndrome is more common amongst women and people from minority groups, perhaps because they mentally compare themselves to the majority and notice feeling different. “As women have taken up their place in the workforce, particularly at higher levels of management and in high power jobs, there has been increasing awareness that many feel like they are fake and not good enough.” From loneliness and grief to altering physical and mental wellbeing, those in the golden years of life may navigate a variety of challenges. Imposter syndrome can emerge from these changes. “Other problems associated with ageing could add to the sense of not being as good as others. For example, someone might think that other seniors have better health or more friends than they do, which can potentially add to feelings of sadness or loneliness,” Dougal says. Stigma around mental health and wellbeing impacts everyone, regardless of their age. Instead of confusing signs of say anxiety, depression, and the like with ‘just getting older’, we must protect and embrace our senior communities. “Educating seniors about mental health and wellbeing and encouraging them to find words they are comfortable with to discuss the topic is a good start,” Dougal says. “Many seniors may not have grown up talking about these topics so giving them knowledge and understanding can be very powerful. “Providing wellbeing services to retirement homes and villages could also be a useful avenue as it allows seniors to learn together.”

Retirement years have the potential to be some of the best years of our lives. Ensuring that you have legal matters arranged as you want them can add to the quality of these years and provide peace of mind not only for you but also your family. Wills and Enduring Powers of Attorney Adam and Lauren thought they were prepared. They had wills prepared several years ago. What they didn’t know was that when they got married after signing their wills, their marriage cancelled their wills and new ones were required. Adam passed away. Lauren discovered that Adam was deemed to have died without a will and the Administration Act determined who the beneficiaries of his estate would be. Adam had wanted to leave everything to Lauren but without a valid will this was not to be.

We recommend regularly reviewing your wills and doing this with a lawyer who will be able to identify and resolve issues you may not have even known were there. The new Trusts Act 2019 has an impact on wills and we recommend bringing your will into line with this new legislation if you have not already done so. While dealing with Adam’s estate, Lauren was advised to review her enduring powers of attorney (EPAs). These are the documents that can give someone else authority to act on your behalf if you lose the ability to make decisions for yourself. It is important to have someone you trust, who knows you well and will make decisions based on what they know you would want. Without EPAs a court application might be required if you are ever unable to make your own decisions. It is worth noting that most retirement communities require you to hold current EPAs as a condition of entry. Lauren’s lawyer was able to review her old EPAs and update these to appoint someone other than Adam to act for her. They were also able to review the conditions Lauren wanted placed on her attorneys and how they could act.

The Bank of Mum and Dad With ever increasing house prices it is increasingly common for children and grandchildren to come calling for loans. But what happens when that loan unintentionally becomes a gift? Peter and Mandy are heading into their retirement years and have carefully saved to enjoy this time. They don’t have a lot, but they have enough. They have a son Dennis and a daughter Claire. Dennis has just bought his first home with the help of Peter and Mandy. They lent him $50,000 to enable him to obtain the balance of funds required from his bank. Peter signed a form for Dennis’s bank stating the $50,000 was a gift – a common requirement for lenders. Peter and Mandy were not concerned; Dennis had agreed with them informally that he would repay this over a ten-year period with a modest interest charge. As is often the case, situations change. Dennis fell in love and married Sandra two years after the funds were loaned. Sandra did not share a good relationship with Peter and Mandy and loan repayments stopped. Peter and Mandy depleted their retirement savings faster than expected and now they need at least some of the loan to be repaid. Sandra and Dennis now claim the loan was a gift.

There are multiple ways to ensure you can help your family while still protecting you as lender. The first step is a chat with your lawyer. Residential care subsidies After the stress of dealing with Dennis’s loan which was declared a gift, Peter’s health declined and he required residential care. Peter and Mandy made an application for a residential care subsidy for Peter as they were within the current asset limits to do this. Unfortunately their gifting was reviewed and the loan to Dennis was considered to be gifting that was over and above the limits allowed. His application was declined. It is important to be aware of the gifting limit of $27,000 per year up until five years prior to making an application for a residential subsidy. This figure is the total for you and your partner combined. In the five years immediately preceding an application the gifting limit drops to $7,500 per year. The time you spend planning your retirement now will benefit both you and your family in the future. Call Corcoran French, lawyers, for expert advice and guidance. We’re here to help.

Behaviour

Worrying signs

ssstress ttrerssess

Indications you’re addicted to By Ben O’Connell

Everyone needs a little stress in their lives in order to stay healthy and focused. It’s your body’s natural reaction to threats, excess demands, and other challenges. There’s even a book on ‘The Upside of Stress’.

12 | Plusliving+ www.plusliving.co.nz

Behaviour

All of us can feel sad, anxious, tense, or afraid from time to time, but sometimes coping with day-to-day life becomes an overwhelming struggle, it might be time to consider whether you are addicted to stress. Note that this article discusses generalised stress holistically. Contact a mental health professional if you need specific help.

UNABLE TO RELAX If you are unable to switch off at the end of the day, perhaps you are addicted to stress. You may feel like you’re always chasing that next high, constantly in search of the next big exciting thing. You may find yourself turning to unhealthy coping mechanisms like drugs or alcohol which put further stress on your body in the long run. You may even find yourself going out of the way to avoid common relaxation and mindfulness techniques. Modern-day stressors are nuanced. Unlike cavemen faced with physical threats, today our stressors are more likely to be prolonged and psychological; think stresses with work, relationships, and finances. If you were told to list every source of stress in your life, how would you react to the challenge? Could you even get it done?

OVERCOMMITMENT Constant procrastination and an overflowing schedule are the ingredients for an overcommitment cocktail that will leave you shaken and stirred. If you often find yourself relying on the adrenaline rush of looming deadlines or cramming tasks into your day so you have no downtime, then it’s time to reflect on your stress level. Procrastination and perfectionism go hand in hand. When there’s pressure to be perfect, it can be a lot harder to get started. Having overly high standards can be a good thing, but when maintaining those standards negatively impacts one’s overall wellbeing, it can become quite problematic. Perfectionists might think their standards are motivating them, but really, perfectionism only strengthens negative thought patterns. If you find yourself thinking that no matter how hard you try, you won’t ever be good enough, pause. You are more than enough! Everybody makes mistakes, and everybody has those days. It may be time to rethink that all-or-nothing mindset and face your fear of failure, all in the name of eliminating stress.

SIGNS AND SYMPTOMS The body keeps the score. If you find yourself getting sick more often, suffering from mood swings and irritability, experiencing anxiety or depression, having difficulty concentrating or remembering things, then it might be your body signalling that it’s time to slow down. Southern Cross list several signs and symptoms of stress on their online medical library: sleep disturbances, lack of confidence, tearfulness, muscle tension and pain, fatigue, headaches, changes in appetite, decreased sexual function, and difficulty breathing. “Long term, uncontrolled stress is associated with the development of a number of medical conditions. Primarily these occur as the result of biochemical imbalances that can weaken the immune system and overstimulate the part of the nervous system that regulates heart rate, blood pressure, and digestion,” the site continues.

SO, NOW WHAT? Identifying a stress addiction is only half the battle. Everyone experiences stress differently; a calming technique for one person might stress out someone else. The Mental Health Foundation recommends learning and practising the Three Rs to help manage and recover from stress; refuel, resolve, and relax. According to their website, refuel – whakatipu – is about “looking after wellbeing and cultivating energy to refuel,” resolve – whakatika – is about “identifying stressors and finding solutions that help resolve the causes of stress,” and relax – whakatā – is about “switching on the relaxation response to restore and rest.” Southern Cross’ medical library says that “Exercise, dietary changes, relaxation, stress management courses, counselling, and medications can all play a role in managing, relieving or coping with stress.” Many solves to stress addiction can seem trivial and even insulting, but know they are all come with good intentions. There are many ways that you can help your mind and body adapt, and become more resilient to the negative impacts of life’s stresses. Contact those around you for support, and reach out to those who might need support themselves. You are not alone, and that can’t be stressed enough. Find more at: www.southerncross.co.nz/medical-library and www.mentalhealth.org.nz.

Healthy Living

Keeping fit after

50

The broad ranging benefits of staying active By Jamie Quinn

Entering the fifth decade of life is a milestone that often prompts reflection on health and well-being. While the aging process brings its own set of changes and challenges, maintaining fitness after 50 offers a lot of remarkable benefits that can significantly enhance one's overall quality of life. Aging is an inevitable part of life, and while it brings with it wisdom and experience, it also brings physical changes that can affect our health and well-being. As we age, our bodies naturally undergo muscle loss, bone density reduction, and a slower metabolism. One of the most effective ways to navigate these changes is by staying physically active.

Improved physical health One of the most noticeable benefits of staying fit after 50 is the improvement in physical health. Regular exercise can lessen some of the natural effects of aging, including muscle loss, and a slower metabolism. This can lead to reduced mobility and functional limitations. Engaging in strength training exercises, such as lifting weights or practicing yoga, helps to build and maintain muscle mass, enhancing overall strength and stamina. This not only makes daily activities easier but also reduces the risk of injury. Aging is often associated with a decline in bone density, which can lead to a higher risk of fractures and osteoporosis. Weight-bearing exercises, such as walking, jogging, and resistance training, can stimulate the growth of bone tissue and improve bone density.

14 | Plusliving+ www.plusliving.co.nz

This also ties into age-related changes in connective tissues, such as tendons and ligaments, which can lead to reduced joint mobility and flexibility. Engaging in activities that promote flexibility, such as yoga or stretching exercises, can help counteract these changes. By maintaining or improving joint range of motion, those over 50 can continue to perform daily tasks with ease and reduce the risk of injury. Maintaining a healthy weight becomes increasingly challenging as we age due to changes in metabolism and lifestyle factors. Exercise is a vital tool for weight management. By burning calories and increasing muscle mass, regular physical activity helps control body weight and composition. This, in turn, reduces the risk of obesity-related health issues such as type 2 diabetes, joint pain, and sleep apnoea.

Mental wellbeing Physical fitness isn't just about the body; it hugely affects mental well-being as well. Studies have shown that staying active can enhance cognitive function, including memory, attention, and problem-solving skills. Exercise increases blood flow, ensuring that the brain receives an adequate supply of oxygen and nutrients. This cognitive benefit can be particularly significant as we age, as it helps maintain mental sharpness and reduces the risk of age-related cognitive decline. Engaging in regular physical activity may lower the risk of developing neurodegenerative diseases such as Alzheimer's and Parkinson's. Exercise can help clear harmful proteins and toxins from the brain, reducing the risk of the accumulation of beta-amyloid plaques in Alzheimer's disease, for example.

Healthy Living Regular exercise releases endorphins, the body's natural mood boosters, which can alleviate feelings of anxiety, depression, and stress. Exercise triggers the release of endorphins, the body's natural mood enhancers. These endorphins help reduce stress and anxiety levels, making it easier to relax. Engaging in regular physical activity can act as a natural stress reliever, helping to clear your mind and reduce the mental chatter that often interferes with falling asleep. Lower stress levels are associated with better sleep quality and a shorter time to fall asleep.

Heart health Heart health is a pressing concern as we age, and staying fit can significantly benefit your cardiovascular system. Regular aerobic exercises, such as brisk walking, cycling, or swimming, help maintain healthy blood pressure, lower the risk of heart disease, and reduce the likelihood of developing conditions like atherosclerosis. Physical activity supports better circulation, leading to improved oxygen and nutrient delivery to vital organs, including the heart and brain. By keeping your heart in good shape, you can benefit from increased energy levels and an overall sense of vitality in your daily life.

Social Engagement Staying fit after 50 often involves participating in group fitness activities or joining sports clubs, which can lead to enhanced social engagement. Building connections with like-minded individuals not only adds a social dimension to your fitness routine but also contributes to your overall well-being. The support, and motivation that come from exercising with others can be particularly beneficial for mental health. Maintaining an active social life can help combat feelings of isolation, which some individuals may experience as they age.

In summary Staying fit after 50 is not about looking good; it's about feeling good and living life to the fullest. The benefits are endless, from improved physical and mental well-being to increased mobility, and independence. Remember it's never too late to start reaping the rewards of an active lifestyle. Your body and mind will thank you for it.

Technology

Bridging the digital divide

helpful home tech solutions

By June Pfister

Smart home technology has come a long way in recent years, offering a wide range of benefits for people of all ages. However, for those who are 50 and older, these innovations can be particularly transformative. Smart home technology can enhance comfort, safety, and convenience, allowing older individuals to maintain their independence and improve their quality of life. Voice assistants like Amazon's Alexa and Google Assistant have revolutionised the way we interact with our homes. They are especially valuable for older individuals who may have mobility issues or prefer a hands-free approach to controlling their smart devices. With a simple voice command, you can control lights, thermostats, and even ask for weather updates or set reminders. Smart thermostats, such as the Nest Thermostat or Ecobee, not only make your home more energy-efficient but also simplify temperature control. They adapt to your preferences and can be adjusted remotely through a smartphone app. This ensures that your home remains comfortable without the need for manual adjustments, and it can help save on energy bills. Smart lighting solutions, such as Philips Hue or LIFX, offer customisable lighting options. You can adjust the brightness and colour of your lights to create the perfect ambiance for any situation.

These systems provide peace of mind by allowing you to monitor your home remotely and receive alerts in case of unusual activity. For those with complex medication regimens, smart pill dispensers like Hero or MedMinder can be lifesavers. These devices dispense medication at scheduled times and send reminders to ensure you never miss a dose. They also provide notifications to caregivers or family members if a dose is missed, offering an extra layer of safety. Smart health devices like blood pressure monitors, glucose metres, and wearable fitness trackers have become increasingly popular among older individuals who want to monitor their health at home. These devices often sync with smartphone apps, making it easy to track and share health data with healthcare providers or loved ones. Falls are a significant concern for seniors, and smart home technology can help address this issue. Wearable devices or in-home sensors can detect falls and automatically send alerts to family members or emergency services, ensuring timely assistance.

Additionally, you can schedule lights to turn on and off automatically, making your home more energy-efficient and secure.

A central hub, like Samsung SmartThings or Apple HomeKit, can integrate all your smart devices into a unified system. This simplifies control and allows you to create custom automation routines.

Security is a top priority for everyone, but it becomes even more crucial as we age. Modern smart home security systems offer features like video doorbells, motion sensors, and smart locks.

For example, you can set up a "Good Morning" routine that turns on the lights, adjusts the thermostat, and plays your favourite music with a single command.

Technology

Smart home technology is not only about convenience; it's also a tool for maintaining a strong connection with family and loved ones. Many smart devices, such as video calling systems and digital picture frames, enable seamless communication and sharing of memories. For example, you can have virtual family gatherings through video calls, bridging geographical distances and fostering emotional bonds. Digital frames allow you to display a rotating gallery of cherished photos, bringing a touch of nostalgia and warmth to your living space. Moreover, the flexibility and adaptability of smart home technology are worth emphasising. These systems are designed to evolve with your changing needs. As your preferences, routines, or health conditions change over time, you can easily reconfigure and expand your smart home ecosystem to accommodate those changes. This adaptability ensures that your home remains a comfortable and secure environment as you navigate different stages of life, making smart home technology a long-term investment in your well-being and peace of mind.

By embracing these technologies, you can maintain your independence and enjoy a higher quality of life in your golden years. So, consider incorporating these smart home technologies into your living space and embrace the future of home automation. If you need an extra hand in installing any of your smart home devices, some companies may be able to provide that service for you. Otherwise asking your children or grandchildren who are more tech savvy is an option as well. Make life at home easier for you!

Smart home technology is not just for the younger generation. It offers numerous benefits for individuals aged 50 and above, enhancing comfort, safety, and convenience.

Hobbies

Making it pay

Should you monetise your hobbies? By Ben O’Connell

Some say that a hobby is something you love to do so much that you would happily do it for free. So why not make some extra cash out of it? Well, there are plenty of reasons not to.

Passion doesn’t equal talent, and that is okay. You might want to hone your skills before monetising them. Experience in the form of study, research, training, and focus is key.

With the current cost-of-living crisis and inflation pressures rising, it is unsurprising that many Kiwis are turning to side hustles to stay financially afloat, and thanks to social media and Internet marketplaces, making money from a side hustle has never been easier.

Spending time on an enjoyable pastime can improve your mental health and wellbeing and make you feel happier and more relaxed. But if monetising your hobby adds exhaustion and stress to your life, perhaps it isn’t the right call. Even in a cost-of-living crisis, remember that not everything needs to make you money. Understand that you are essentially starting a very small business. With monetising a hobby comes pricing and margin-making, financial admin like tax, marketing, promoting, establishing an online presence, stimulating sales, and deciding where the creation and sales process lives – and the list goes on.

But it’s important to remember why you fell in love with the hobby in the first place. Making things to sell them can squash creative ideas long before they have the chance to exist. Just because there isn’t a market for something doesn’t mean you shouldn’t make it! Sometimes there is only joy and excitement in something when profit isn’t a consideration. You might only discuss your hobby with friends and family. Turning your hobby into a money-making side hustle opens the door to strangers. Some of these new faces will offer encouragement, others might become your harshest critics.

Know what your final goal is. Is this always going to be a hobby? Will this side hustle become your main hustle? Are you just looking for a way to pay for your hobby? These are all important questions to answer. The potential list of side hustles is endless. At first thought monetising one’s hobbies might be a no brainer, but the reality is that doing what you love is complicated. If you can help it, don’t ruin your passion just to make a profit.

Remember, you can take up more than one hobby if you want to, from knitting to exercising or baking, there are so many ways you can stimulate your mind and body. Whether it's joining a club, finding a group of friends or doing a hobby in your own time there are multiple ways you can fill in your time while being productive. If you are stuck on what your next hobby venture should be look no further as I have compiled the perfect list!

Tending to plants and nurturing a garden plot can be incredibly rewarding. Gardening allows for a connection with nature, physical activity, and the joy of watching plants flourish. If you’re feeling crafty, then why not engage in creative activities such as painting, drawing, or pottery. It can be deeply satisfying, and these activities provide an outlet for self-expression and the chance to create beautiful works of art. Or if you love to bake and cook for the people you love, why not explore new recipes or experiment with different flavours. Cooking and baking provide both creativity and the joy of good food. Engaging in physical hobbies like walking, swimming, yoga, or tai chi promotes overall health and well-being. These activities also provide opportunities for social interaction with friends, family or within a sports club. Another great way to spend your days and nights is, sitting down and knitting or sewing your own clothes! Buy yourself the equipment and with time and practice you might have made yourself the perfect outfit for a night out! Having a hobby to keep your mind and body active is a perfect way to get out of the house or to relax and unwind. Start your new hobby today and who knows, you may have found a new passion!

Sharing the road & footpath Whether you live in a residential suburb or in a complex with retired people, sharing space with cars and pedestrians will always be a challenge. Everyone has an opinion about who has the right of way in a village setting. The ultimate conflict is between people who believe pedestrians have priority or people who believe cars have preference. What do you think? When we regard the access road to our unit/home as a driveway, we immediately consider pedestrians (including people in wheelchairs or other mobility devices) and pets as vulnerable. You would not drive at a faster speed than five to 10 kilometres per hour. This principle applies to mobility scooters and electric wheelchairs. Any heavy moving object poses a risk to people and pets. Exiting your property on a busy street? There are a few things you could consider. Reversing will always be more demanding than driving forward. Unless you have space inside your property to turn around, you will have to back out at some point. It is difficult to back

out onto the road when your visibility is limited. It is better/ safer to reverse into your garage or driveway when you can see what is out on the road or footpath. This way, you allow other road users to see your intentions and react. Proceed carefully to reverse into your garage or driveway. At first, it will take a bit longer, but as you do it repeatedly, you will master it in less time. Keep the sides of your garage clear of objects to give you a bit of room. Before driving forward, remember to toot briefly to warn pedestrians of your intentions. You have to give way to them. Could you give it a go? It may not be for you, so do it the way you feel comfortable doing it.

TOWARDS ZERO Our goal is zero fatal & serious injury crashes in the Mid & South Canterbury region. South Canterbury Road Safety (SCRS) are tasked with promoting road safety as well as educating the community throughout Mid & South Canterbury. Our Road Safety Coordinators work closely with other road safety partners, such as New Zealand Police, Engineers, MoT, AA, & ACC to achieve this goal.

Other halves

Online dating for seniors By Ben O’Connell

While local events and relying on one’s social circle are still valid and exciting ways to meet people, today you needn’t leave the house to find a companion. Online dating platforms like eHarmony and Tinder boast a diverse user base, but better yet, websites such as Elite Singles and NZ Seniors cater exclusively to seniors. Here are some strategies for online dating success in your golden years.

Communicate clearly Online dating gives people the opportunity to approach relationships at their own pace. Communication typically begins via chat or email before moving to phone calls and eventually meeting in person. This process gives you time to build trust and establish compatibility before investing emotionally in a new relationship.

Stay safe The one thing to not be casual about is your safety, especially online. Only use reputable dating sites and apps and always trust your instincts. Netsafe “recorded a 39 percent increase in romance scams reports involving a financial loss between 2019 and 2020.” Some signs of online romance scams include confessions of strong feelings after a short time, personal troubles that can be solved with money, hesitance to meet in person, and changes in communication style. Visit netsafe.org.nz/romance-scams for more information.

Enjoy the journey Keep your chin up! Life is a rollercoaster and it is never too late to find love. It might be challenging, but try not to dwell on perceived past shortcomings. Everyone’s situation is unique, so only you will know in your heart and mind when you are ready. The world of online dating is at your fingertips.

Treat others how you wish to be treated by communicating your intentions honestly and wholeheartedly. Informing your social circle that you are actively dating is another strategy for getting into a healthy mindset.

Keep it casual Remaining open-minded when dating can be challenging. Often, we don’t know what our boundaries or dealbreakers are until we are faced with them. Remember that everyone has something to offer, so avoid forcing a connection. Keeping things casual online is being equal parts confident and gentle with yourself.

Life Online

Avoiding online scams By June Pfister

As the digital landscape continues to evolve, so do the tactics of scammers to use on vulnerable individuals. With life savings, personal information, and peace of mind at stake, it's crucial for you to be well-informed about the potential risks and ways to avoid falling victim to scams. Let's delve into practical strategies that you can employ to keep safe against various scams. One of the most effective defences against scams is knowledge. You should familiarise yourself with common types of scams, such as phishing emails, fraudulent phone calls, fake charities, and identity theft. The best approach is to stay updated on the latest scams and techniques used by fraudsters through reliable sources like government agencies, consumer protection organisations, local law enforcement and companies that you use for personal expenses (banks, phone companies etc). Usually large companies like banks, IRD and phone companies are good at sending out messages to their customers warning them (the customers) of scams going around. Whether it's via phone, email, or in person you should always approach unsolicited communications with scepticism. Remind them that legitimate organisations rarely ask for sensitive information like Social Security numbers, credit card details, or passwords through such means. Encourage them to verify the identity of the person or organisation before sharing any personal information.

32 | Plusliving+ www.plusliving.co.nz

A great way to protect your online accounts is to create strong, unique passwords for your online accounts. Advocate for two-factor authentication whenever possible to add an extra layer of security. As well as strong passwords, other ways to avoid scams online include not clicking on suspicious links, refraining from sharing personal information on social media, and using secure websites for online transactions. A popular way scammers can obtain personal information is by phone calls. If you receive a call from an unfamiliar number or an unknown caller, then let the call go to voicemail or hang up straight away once you suspect anything unusual. Scammers often use robocalls or pose as legitimate organisations to extract information, so it's wise to be cautious. By staying informed about the latest scam tactics, maintaining a cautious attitude, and using technological tools, you can significantly reduce their risk of falling victim to fraudulent schemes. If you're unsure about whether what you are receiving is a scam, ask a family or friend that knows their way around technology. If the potential scam is an email or text, look out for punctuation and spelling errors as those are common signs of a scammer. Remember to never click on unusual links and to only give credit card information through legit online stores, and hang up when relieving a suspicious call!

Caring for your skin

To start, it’s important to preface that ageing is not something to dread, in fact, it’s a beautiful and natural process to be celebrated. While we are all aware of the visual changes that appear with getting older, it can also be helpful to know why they happen. Wrinkles are like the poster child for aging. It’s guaranteed that they will show up sooner or later, but why do we get them? Spending too much time in the sun without sunscreen is a significant accelerator of wrinkles and fine lines, due to its adverse effects on skin elasticity. Bad habits such as smoking, excessive alcohol consumption, and poor diet also speed up the skins ageing process. Additionally, the combined effects of gravity and declining collagen production eventually lead to wrinkles and sagging of the skin. Another noticeable sign of ageing is the appearance of dark spots and pigmentation. Age spots, not to be confused with freckles, are typically larger and tend to appear on areas that receive more sun exposure, like the face and hands. As we age, various changes happen beneath the surface of our skin. Skin cells gradually become thinner, as do the melanocytes (cells responsible for pigment), leading to a thinner and more translucent appearance of the skin. On top of that, our sebaceous glands, and collagen production become less efficient over time, resulting in thinner and drier skin. The earlier we start with good habits, the better. That being said, as we near our fifties, our bare minimum skincare regime should look like this:

36 | Plusliving+ www.plusliving.co.nz

By Jamie Quinn

Cleanse Daily face washing is non-negotiable for healthy skin. Mature skin should be treated with a gentle cleanser that won’t strip the skin of its natural oils or irritate sensitive faces. This can be paired with twice weekly, mild exfoliation to help get rid of dead skin cells and help encourage cell turn over for smoother and more supple skin.

Treat When dealing with hyperpigmentation and hidden sun damage, dermatologists often suggest slowly incorporating a retinol. The vitamin A derivative, when applied topically, encourages skin renewal, and stimulates collagen production. Another essential ingredient for a dull complexion and eliminating sun spots is vitamin C. It not only combats free radicals responsible for oxidative stress and skin ageing but also works to fade hyperpigmentation.

Moisturise Hydration is the aim of the game! Starting in our thirties and forties, our hyaluronic levels start to decrease, which makes fine lines and wrinkles more prominent. A topical hyaluronic acid serum, accompanied by a vitamin rich moisturiser will help to restore and protect the skin barrier.

SPF UV exposure is the top cause for premature skin ageing. UV rays breakdown essential skin proteins such as collagen, leading to fine lines, pigmentation and worse case, skin cancer. It is highly recommended that we use a minimum of SPF30 or higher, every single day to protect our skin from the harmful effects of sun exposure.

Home Life

Downsizing &

decluttering

By June Pfister

Do you have too many unnecessary things in your home? Have all your children moved out and now you wish to downsize? In today's world, where stuff can easily pile up, downsizing and decluttering have become essential ways to simplify our lives, especially when your children take flight and leave the family home. As your home begins to empty, you might find yourself in a space that feels both nostalgic and full of potential. This is the moment when the concepts of downsizing and decluttering can play a transformative role, offering you the opportunity to revaluate, rejuvenate, and recreate your living environment. The departure of your children brings a newfound sense of space and freedom into your home. The rooms that were once alive with the sounds of laughter, play, and constant activity now hold the promise of versatile possibilities. This is where the idea of downsizing can be truly liberating. It's about not just maximising the physical space that's opened up, but also expanding your mental horizons to explore how you envision your living environment in this new phase of life. Decluttering, a natural companion to downsizing, can be both cathartic and challenging. It's a process that delves beyond the mere act of sorting through possessions, it's a journey through memories, emotions, and the evolving chapters of your family's story. It's understandable that some items might be of sentimental value, reminding you of your children's growth, milestones, and shared experiences. Letting go can be emotional, yet it can also be a step toward liberating yourself from the attachments of the past and embracing the present.

38 | Plusliving+ www.plusliving.co.nz

As you sift through the belongings accumulated over the years, you'll encounter objects that are woven into the fabric of your family's history. Each item carries its own story, a piece of the puzzle that forms the mosaic of your life. While some possessions may evoke nostalgia and tug at your heartstrings, others might no longer resonate with your present journey. Decluttering isn't about discarding memories; rather, it's about creating room for new experiences, new memories, and a refreshed sense of purpose. Embracing downsizing and decluttering means taking a deliberate step toward crafting a living space that aligns with your current aspirations, interests, and needs. With the physical spaces previously occupied by your children now available, you're presented with an opportunity to reinvent your surroundings. This transformation goes beyond arranging furniture – it's about curating an environment that reflects your passions, hobbies, and personal tastes. You can even sell your home and downsize into a smaller place, travel the world or take a cruise! Now that you have a house free of children you can explore many options for the next stage of your life. The concept of downsizing and decluttering extends beyond creating physical space. It's about making mental space a space for growth, rejuvenation, and a renewed sense of self. As your family home transforms into a more streamlined version of itself, you'll find yourself in a unique position to rediscover who you are, unencumbered by the roles that once defined your daily life. It's an opportunity to craft a sanctuary that nourishes your soul and reflects the incredible journey you've undertaken.

Living rooms By Timmi Aplin-Barrett

Houseplants are a great way to introduce a pop of colour and life into your space, as well as bringing the outdoors in. However, it can sometimes be difficult to figure out what plant to put in each space. So, let’s break it down by each room!

Livening up your home with houseplants

Kitchen - Basil (Ocimum Basilicum) A basil plant is a great option for the kitchen as, not only is it a refreshing pop of green, but you can actually use it! Use a few leaves in meals for a little fresh and herbaceous touch. Basil likes plenty of sunlight and regular watering so pop it on the windowsill and watch it grow!

Are you at risk of melanoma? Did you know that New Zealand has the highest rate of melanoma in the world? Every day, around 7 New Zealanders are diagnosed with melanoma - it’s the most serious form of skin cancer and it can quickly become deadly.1,2

That’s why MoleMap’s proven skin-mapping system is designed to detect skin cancers such as melanoma early – when it’s most treatable.3

NEW offer for SuperGold cardholders. Know that your skin is in check with 15% off ANY MoleMap service. Simply book online at molemap.co.nz or call 0800 665 362 and use the promo code ‘GOLD15’

Home office - Bunny Ear Cactus (Opuntia Microdasys) Spicing up your home office space is always fun so picking the right plant is vital. The Bunny Ear Cactus is a cute wee cactus that, with the right conditions, will grow quite quickly and flower. Because they’re a cactus, they don’t like much water either!

Interiors Houseplant care

Bedroom - Snake Plant (Dracaena Trifasciata)

Remember, when you purchase your plants, have a wee Google about the needs of each plant. Lighting, water and soil requirements change for each plant.

Bedrooms, depending on their light conditions, can be tricky, and plants here can often be forgotten. The snake plant is a great pick and their unique leaves are fascinating. They thrive in plenty of light but are able to manage perfectly well in lower light conditions, plus they like being left to dry out.

Bathroom - Peace Lily (Spathiphyllum) The bathroom can be a difficult space to find a plant for because bathrooms are typically a high humidity, low light environment. Taking this into account, a peace lily is ideal. They don’t mind a little dim lighting and they love a warm, high humidity environment. They’re lush, require plenty of water and, given enough light, will produce beautiful white flowers.

Living room - Spider Plant (Chlorophytum Comosum) Your living room is a great place for plants since generally speaking, there’s plenty of windows. If you’re looking for something that takes up a decent amount of space and becomes a bit of a statement piece, a spider plant is a great idea. They’re virtually impossible to kill, grow very quickly and love lots of light.

The recommendation is to repot your new plant and make sure the roots are healthy and you have the correctly sized pot. Make sure you’ve got plenty of drainage and you’ll soon have some lush and lovely houseplants!

Hidden wonders

Revamping storage spaces By Timmi Aplin-Barrett

The wardrobe can be an intimidating space and, left to its own devices, can quickly become almost unmanageable. However, with the change of the season, it’s time to take your wardrobe to the next level. Let’s take it from cramped to classy in five easy steps! Declutter Empty the entire wardrobe onto the floor and look around. Often, we come across things we haven’t worn in years! If you can’t remember the last time you wore something, it might be time to donate it. Be brutal with this bit - too many clothes can be incredibly overwhelming and it might be time to go shopping for some new items anyway.

Organise Now that we’ve narrowed the field a little, it’s time to sort out what items you need on a regular basis and which ones are either out of season or for rare occasions. These items can be moved out of your daily wardrobe and put in alternative storage. Under bed storage is a great option for clothes you don’t reach for on a daily basis. You can find storage options almost anywhere from plain boxes to lovely decorative boxes that fit neatly under your bed.

44 | Plusliving+ www.plusliving.co.nz

Decorate You can spice up the appearance of your wardrobe with peel and stick wallpaper. It’s great for those who wish to change up the appearance of their wardrobe and it is renter-friendly, as you can peel it off without leaving any sticky residue behind. You can choose a vibrant or flashy pattern to really put some creative flare into your wardrobe.

Create space It’s important to make sure everything has its place - otherwise clutter will begin to creep into your wardrobe again. Utilise the inside of your wardrobe door. By using hanging baskets and bags, you can create space for items like accessories. You can also create separation within the wardrobe by hanging a shoe rack from the garment rack, thus creating more storage space.

Store Let’s get your clothes back into the revamped wardrobe! Baskets are your best friend. For those wardrobes that have high shelves at the top, you can organise things into nice looking baskets and add little tags to let you know what’s in them. Fresh, matching coat hangers also help change the aesthetic of a wardrobe from cramped to classy. There - with a few simple steps, we’ve transformed your wardrobe from a cluttered mess to a classy and clean space!

Accurate legal help Created by lawyer Cheryl Simes, Kiwilaw’s probate services are accurate, excellent, and affordable – and accessible online, nationwide. Cheryl started developing this online legal solution as it was the natural next step. She had a lifetime of interest in computers, the law, and communication, and wanted to help ordinary people with paperwork. It came after years of challenges in the legal system and the desire to do better. It came from a belief that legal fees shouldn’t be exorbitant and should be transparent. Kiwilaw takes the hassle out of accessing essential legal services after a loved one dies. Families don’t need to visit a

lawyer’s office – Kiwilaw’s online services make the paperwork less expensive and easily accessible. Whenever someone dies and leaves more than $15,000 in the bank or Kiwisaver, the High Court has to approve the will (probate) or issue letters of administration (if no will) before the funds can be released. Instead of paying perhaps $2000 or more, most families can get the High Court approval they need for less than $1000 (including the $200 High Court fee), or even less with a valid will. Then they can use Kiwilaw’s online resources to choose whether to pay professionals for the rest of the estate work, or do it themselves. For accurate help at a confusing and difficult time, enquire online via www.kiwilaw.co.nz or reach Cheryl at probate@kiwilaw.co.nz, or phone 03 312 1508.

Your Home

Finding the

right tile

Choosing the right flooring or wall tiles for your home can be a confusing exercise for the uninitiated. What tile goes in what room? What are the best tiles for outdoors? There’s a myriad of options out there. Tiles are perfect for creating innovative and inspired bathrooms, kitchens and both indoor and outdoor living areas for both residential and commercial projects.

Here are some of the options for you to consider. Porcelain tiles - Porcelain tiles are strong and durable and come in an extensive range of colours, sizes and style. They are ideal for the kitchen, indoor and outdoor flooring and high traffic areas. Ceramic tiles - Ceramic tiles are ideal for walls and slightly lower traffic areas, making them ideal in bathrooms and kitchen splash-backs. Glass mosaic tiles - Handcrafted glass mosaic tiles are real head turners with an evocative and startling range of colours, shapes, sizes and finishes. They can deliver style and individuality to your home, creating unique and exciting personal (and commercial) living spaces.

Natural stone - When it comes to choosing tiles and claddings, it’s hard to match the beauty and timelessness of natural stone. Natural stone tiles and cladding comes in a variety of colours, sizes and finishes including filled or unfilled, honed, flamed, polished and natural split finishes.

The most popular types of natural stone are: Basalt - a volcanic stone featuring exceptional hardness and durability Granite - the hardest common building stone making it exceptionally durable, colourfast and stain and scratch resistant Limestone - a sedimentary rock composed mainly of calcites (shells of marine animals, some up to 140 million years old from the Jurassic period) Marble - a metamorphasised rock formed from limestone featuring stunning veins Sandstone - a sedimentary rock formed as the result of water, ice and wind patterns composed of compacted sand with minerals determining its colour Travertine - a form of limestone deposits precipitated from spring water or hot springs featuring a distinctive grained effect and Swiss cheese surface unless filled.

Simple ways to

revamp your kitchen

Firstly, it’s a good idea to contact a designer who specialises in kitchens to ensure you chat about what you’re wanting, the price range, and your kitchen goal to ensure you’re communicating with the designer from the get-go, and are being informed of what’s happening along the way. Telling the kitchen designer about your price range from the start will help you save money. It’s all about talking to the right people, so looking at companies online, making sure they have good ratings, good reviews, are recommended, or seem quite professional and committed to doing their best to help clients. It’s also smart to tell the kitchen specialist that you’re wanting your kitchen to be sustainable, so make sure to look out for people that promote doing their job in a waste-reducing way on their website.

Your Home According to Elemental Green and Extra Space Storage, you can do an eco-friendly kitchen revamp by: • Using eco-friendly materials • Reusing, reducing, and recycling materials • Building sustainable cabinets • Refacing cabinets • Selecting water-efficient fixtures • Finding energy-efficient lighting • Buying energy-efficient appliances • Volatile Organic Compounds (VOC)-free paints, finishes, and coatings (to reduce pollution and risk of indoor health concerns

• Eco-friendly flooring • Replace conventional faucets • Recycling and composting bins in the kitchen • Energy-efficient windows • Induction stove (using electric currents to directly heat pots and pans through magnetic induction) and a convection oven (using 20% less energy than a standard oven)

• A sustainable dishwasher as it uses less water or you could hand dry.

According to the Simple Home Simple Life blog on “seven budget ways to upgrade your kitchen” you can save money when doing a small revamp by considering these factors: Update your lighting - look for cheap but modern light fixtures like pendants Open up space - take out some of your upper cabinetry to look modern, spacious, and more functional shelving Add a backsplash - to give the kitchen more character, such as patterned ceramic tiles or white tiles with oak cabinets Upgrade your cabinet hardware and/or faucets – this makes a huge difference for less money. For example: Black, sleek polished chrome or a bold brass Update your island or peninsula – you can paint it, add corbels, extend out an island by buying a new countertop, and add legs Add a touch of style - display eye-catching things in the kitchen such as: art, a lamp, mirror, French copper or colorful-looking pots and pans, aesthetic-looking utensils, plants/flowers, fruit, and ornaments Paint your cabinets – going with white, soft, light grey, a two-toned look, or any colour that suits.

The company is a member of Registered Master Builders and was established by Jeffrey Dennison in 2016. “Palmerston has been our base for the business, but we are expanding into the wider Otago region. We employ staff from Oamaru to Dunedin” Jeff says. The company specialises in the construction and renovation of residential and commercial projects and its client testimonies point to the high standard of work and project management provided. As a smaller business, JDBuilders is “very flexible” in dealing with client requirements without the corporate overhead of larger companies. “We have the skills and experience necessary to address any technically challenging aspects of a project, combined with attention to detail and a high level of interior finishes required on residential and commercial fit-out projects. To us, every construction project is unique, we build with passion.” A team is created for each new project, which includes JDBuilders, the client’s consultants, supply chains, and authorities to ensure the best outcome. The business has experienced consistent growth since it was established, with word-of-mouth referrals from satisfied clients being a common way of gaining new business. The company has developed a range of pre-designed new home plans that are great for inspiration and ideas. They can be customized to suit

individual needs and situations, or a design and build service can be provided for entirely bespoke builds for a broad demographic. “We are in a growing area and because we’ve had the advantage of the coastal proximity, we can cater to people who are looking for a retirement home, holiday accommodation, or first home buyers.” Highlighting the scope of work JDBuilders can tackle, the company has completed an impressive renovation on a beautiful two-story rural lifestyle home clad in Oamaru stone in Herbert, just outside Oamaru. A key aspect of the renovation was to replace its roof. “New roofing was required and initially the client had opted for slate, however, this was not possible due to the pre-existing trusses/framing in place, which had been designed for a lighter roof. “Fortunately, we were able to suggest a product with the aesthetics of slate but much lighter weightwise.” The project also involved cleaning the Oamaru stone, fitting doubleglazed windows, the addition of barge boards, and the installation of large-format frost-resistant synthetic porcelain tiles, which replaced the original paving outside the front entrance. “Our clients were so happy with the result that we have been invited back at a later time to complete some interior upgrades.”

Visiting the wonderful

West Coast

By Carol Hawes

Our beautiful Buller region has so much to offer, so we are not surprised when the majority of our visitors say to us, they will have to extend their stay when they return, to experience more of our unique, tranquil region. One and a half hours north of Westport is Karamea, which is the gateway to the Kahurangi National Park. Here you will be in awe by the beautiful landscapes and in admiration of the distinctive Nikau palms scattered along the coastline. Just a short distance north of Karamea is the Oparara Basin, which is world known for the magnificent limestone arches, including the Moria Gate Arch, perfect for those photo opportunities. If you are seeking a further insight into this amazing history, then the three-hour Honeycomb cave tour, would be an ideal treat with its impressive features and a varied collection of subfossil bird bones. Walks and exploring are plentiful in this region, including an hour’s walk up to Scotts beach, commencing at the suspension bridge at the beginning of the Heaphy track. Need to rest those tired legs and fuel the body? Look no further than the Last Resort, known for its outstanding hospitality. Gentle Annie and Mokihinui sit peacefully on each side of the Mokihinui river, each with their own quirky popular campgrounds.

The Cowshed Café based at Gentle Annie, is New Zealand’s only coffee shop situated in a once operating milking shed, now serving delicious homemade baking. Close by, is Seddonville, which is the entrance to the historical Charming Creek walkway, and the 85km hugely popular Old Ghost Road cycling and hiking track. For refreshments or accommodation don’t go past the friendly Seddonville hotel, or the Rough and Tumble lodge, which has outstanding views of the Mokihinui river. Hector and Granity are small towns nearby with some quirky and local crafty art shops. Hector is also home to the Country and Music Heritage Museum. This has an exclusive collection of Country Music memorabilia. Close by is Waimangaroa, the entrance way to Denniston. From here you can wind your way up the steep road to this historically rich, coalmining town, with once being described as the “8th Wonder of the World”. At 518 metres above sea-level you will be able to view the 1.5-kilometre incline, once used to transport coal between 1880-1967. With walks, a small museum, historical relics, mountain biking tracks for the adventurous, and spectacular views over the ranges and Westport, this is a fantastic day out. If you need to relax after this, call into the Scullery Cafe, famous for its pies and unique atmosphere. Relax amongst the local carvings, statues, and plants. A must do, is the Cape Foulwind walkway, showcasing incredible views along the Coastal peninsular, passing the entertaining seals on the way, then leading you on to the historic lighthouse. An hour inland is a quaint gold mining town, Reefton. A village surrounded by character and charm and being the first town to

Real Estate

Looking to list your property? Here’s how to get started By Jen Baird, chief executive of the Real Estate Institute of New Zealand (REINZ).

It’s been a market of supply outweighing demand for several months, but as we enter spring, activity is expected to pick up — including the usual spring flurry of listings. Typically, spring is seen as an ideal time to bring a property to market — particularly as many people look to make their buying plans this side of Christmas. Here’s what to think about as you look to list your property.

your home so there are no surprises, and so you can factor this into your budget.

As we head into the warmer months, the market cycle tends to see more listings and an increase in buyer demand.

Look for a salesperson who can demonstrate knowledge of your local area and community, ideally with a network of potential buyers, as this can help ensure your property is best positioned and marketed to the right people.

It is important to find a real estate professional who can deliver a standout marketing campaign, advise you on key steps for getting your property ready to list, and who will tell you what you need to know throughout the selling process.

Make sure you understand what a salesperson’s commission fee is. While fees do vary by agency, our advice is that choosing a salesperson on commission alone could lead to losing a significant amount of money by achieving a lower price for the property.

Research is key

The Real Estate of Institute of New Zealand (REINZ) is a champion for a world-class real estate profession delivering the best possible real estate services to New Zealanders.

Using a real estate salesperson can result in a more effective sale than selling privately. They will handle the details of the marketing and sales process, the cut and thrust of the negotiation or auction, and you can rest assured that you’re protected throughout the process by their expertise and requirements under the Real Estate Agents Act. To find the right person for you, ask around; talk to family, friends and neighbours and see if they have any recommendations on real estate salespeople they have previously used and whom they had a good experience with. It’s also fundamental to understand where the market is today before you head into the selling process. Doing some of your own research is vital however, you can rely on your salesperson to bring expertise. Salespeople have the time, access to the latest data and market information, and to advise on exactly what is happening in your market for your type of property. Having honest conversations with your real estate salesperson will enable you to understand the current market and the best approach for selling your home.

Honesty is the best policy A real estate professional will help to manage your price expectations with the latest statistics, their knowledge of the current market, the local area, what properties are attracting the most attention and why, the current levels of attendance at open homes, and more. They should also explain what they will do behind the scenes to ensure the best possible outcome for you. They can advise you on the best way to present your property for sale including aspects such as required maintenance, tidying up of gardens, decluttering, or home-staging. With these factors come costs, and your real estate professional should ensure you are aware of the aspects you may need to invest in when selling

Property Management

The best in

property management

With over 20 years of experience in property management, Fiona Morland has created a business model that works. Under the business name “My Property Manager”, Fiona has made sure that knowledge of the property owners, tenants and properties she’s working with are at the core of her business. “Interaction with all three areas is vital to providing property owners service,” she says. She believes that accountability and transparency are what people are looking for. “This is backed up by accurate systems, easy to understand statements, informative property inspection reports and a solid knowledge of the industry,” says Fiona. Fiona’s vision is to manage a small, well-organised portfolio that provides fantastic customer service that removes work and stress from the property owner’s life. She makes this vision a reality by covering every aspect of the job and not delegating any part to someone unfamiliar with the property or tenants. There are several core aspects to the business model. Tenant selection ensures property owners aren’t saddled with unfit tenants. Property inspection and maintenance ensure that properties are kept in excellent condition. Fiona also deals with rent collection and payments in a stress-free manner. Training and knowledge are a massive part of the business and Fiona has a thorough understanding of the Tenancy Law and best practices in the Tenancy Tribunal. Technology is a big part of running My Property Manager as Fiona understands that technology is increasing in every part of our lives. She also provides useful resources for property owners. Fiona has no hidden fees. “The free structure is straightforward. Eight percent plus GST on all rent collected. There are no inspection fees, credit check fees, maintenance charges or set up costs,” she explains.

Fiona doesn’t just focus on the property owner either. She understands that tenants are essential too. “When renting through me, you can expect the same level of service the property owners receive because a happy tenant is also a priority,” she says. My Property Manager will assist in the viewing and application process a prospective tenant must go through. During the tenancy, a property inspection will be completed around six weeks after a new tenant moves in. Fiona will manage all maintenance needs. At the end of the tenancy, Fiona will complete a final inspection and complete bond repayments and more.

When renting through me, you can expect the same level of service the property owners receive because a happy tenant is also a priority.

Fiona is focused on service and lifestyle so you can be assured as either a property owner or tenant that your needs will be met to a high standard. With two decades of practical experience, knowledge and training within the property management industry, you can be sure she will be providing the latest information, skills and care. Unlocking Build to Rent housing The Property Council, whose members are some of New Zealand’s largest property developers, owners and investors, has come out in support of the government’s Build to Rent tax exemption boost. Property Council New Zealand chief executive, Leonie Freeman, says the initiative could mark a key turning point towards unlocking the potential of Build to Rent.

“By enabling Build to Rent, the property sector will be able to deliver thousands of new high-quality, high-density rental houses, supporting New Zealand’s urban intensification and climate ambitions.

“Our members share the government’s view that enabling Build to Rent will provide warm, dry rental homes that offer Kiwis long-term security of tenure.

“Kiwis will hopefully soon have many choices to access to a warm, dry and climate friendly Build to Rent home.

“It is encouraging to see that the government has listened to our sector and acknowledged Build to Rent as a unique property asset class.

“Over the past 18 months, the Property Council has been working closely with the government to highlight the untapped potential of Build to Rent and explain the legislative actions required to enable it.

“The government’s announcement is a major step towards boosting New Zealand’s emerging Build to Rent sector.

“As part of this, we have collaboratively resolved the unintended consequences of last year’s interest deductibility changes.

“Build to Rent will transform the experience of renting in New Zealand.

“While the announcement has been a fantastic step in the right direction, there are a few remaining speedbumps to truly unlock the concept.

“Property Council research shows that our members stand poised to deliver over 25,000 Build to Rent homes in the next decade, with the right policy settings. “Build to Rent refers to multi-unit residential developments, typically located in city centres within walking distance of key transport links. “These developments are professionally managed, with brilliant amenities available onsite, offering residents bespoke lifestyle options for as long as they want to stay.

“For Build to Rent to flourish, access to large institutional investment via the overseas investment act and commercial depreciation is also required. “The Property Council looks forward to continuing our engagement with the government to support the roll out of the world’s fastest growing residential sector in Aotearoa.”

Funeral Directors

Are funerals still relevant? By Gillian Boyes, CEO Funeral Directors Association

Over the last few years many more people are choosing direct cremations – a form of unattended cremation where family and friends don’t have a funeral at all. Often this can be about cost, although if the family chooses to have a memorial after there may not be a lot of saving. So in defence of a full funeral, with a body present and managed by a professional funeral director, we’ve explored whether a full funeral is relevant today.

Who is the funeral for? Often our members hear “Oh I don’t want a fuss”. Gently, they must remind families that the funeral is not just for them. Funerals provide a socially acceptable and safe setting for the open expression of personal grief. They provide a focus for the expression of loss by individuals and by their communities. This latter can go beyond wider friends for many and so often we have seen people want to be celebrated and acknowledged by those who’s lives they have touched. Funerals are also a vehicle for the support of the bereaved. The hugs, the kind words, the caring actions of those supporting the bereaved reinforce the important social ties that reflect what it is to be human.

Order and meaning Most of us don’t deal with death frequently. Even if expected, the grief associated with death affects our thinking and decision-making abilities. Death is also a bit complicated. There is paperwork to be done. Laws to be followed. An event to be created – all in the space of a few days.

A big part of the value of working wth a funeral director is helping put some order into what might seem a chaotic time. A good funeral director will not only manage the physical activities and logistics, but will point the family in the direction of what might be most meaningful for them. Increasingly these events are as different and unique as we are. Funeral directors are experts in creating unique and special experiences, and as New Zealand society continues to change and grow so too will the end-of-life experiences they need to create.

Telling a personalised story Funeral celebrants are the ceremony specialists who can help bring the ‘event’ the funeral director has created to life. Celebrants are curators – sifting through the information shared by a family to create a ceremony that truly reflects the personality of the individual being honoured. Whether its through laughter, heart-warming recollections, the right music, or the opening of a beer at dad’s normal drinking hour, a celebrant will control the content for the family and ensure the farewell remains respectful of their wishes.

More relevant than ever With the pain of the Covid-affected funerals still in our rear-view mirror those dreadful months where funeral gatherings were not allowed reinforced more than ever the relevance and value of a funeral. So yes, we believe funerals are still relevant. Talk to a member of the Funeral Directors Association of New Zealand for your assurance of a meaningful farewell.
