Wellbeing

Peace of mind

The power of meditation People have been mediating for around 3,000 years. Meditation is a practise that can bring long lasting and impactful benefits into our lives and our wellbeing state. It is an uncomplicated and easy practise, requiring no other equipment except yourself and a few spare minutes daily. Learning to mediate is just another tool that can be used to cultivate space and inner peace in ones often times busy, and hectic life. The emotional and physical benefits of meditation can include: gaining a new perspective on stressful situations, building skills to manage your stress, increasing self-awareness, focusing on the present, reducing negative emotions, increasing imagination and creativity, and increasing patience and tolerance. Meditation can be defined as a set of techniques that are intended to encourage a heightened state of awareness and focused attention. Stripping away layers and putting focus on the breath is often a key aspect of the practise. Meditation is also a consciousness-changing technique that has been shown to have a wide number of benefits on psychological well-being.

There are nine popular types of meditation practice: • Mindfulness meditation • Spiritual meditation • Focused meditation • Movement meditation • Mantra meditation • Transcendental meditation • Progressive relaxation.

Drive for life Ten ways to It’s important to remember however that although there are different types of meditation, there really is no right or wrong way to do it. Simply taking the time for quiet, peace and stillness is really what it’s all about- make meditation work for you and do what feels right. Mindfulness meditation is a great place to start for beginners, it originated from Buddha teachings and can easily be practised alone without a teacher. Set aside some time and sit by yourself, you can sit however and wherever you like as long as the space is quiet. Observe the present moment and let your thoughts roll by without judging them (easier said than done!). No matter what happens as your thoughts wander, always remember to return to the present moment, this is where mindfulness takes place. Feel your breath flow in and out and try to remain focused on the breath. When you make mediation a part of your daily routine such as we do exercising, it is likely that you will soon start to see the positive impacts and a potential perspective switch that can be life altering. There are many helpful free resources online for beginners in meditation. YouTube, Google and there are many podcasts out there that can guide you in mediation and help you get into the groove of things.

stay motivated

1 FIRSTLY, AND ARGUABLY MOST IMPORTANTLY,

CHOOSE TO BE HAPPY Nobody but yourself has control over how you feel and, as a bonus, happy people are easily motivated. Tell yourself everyday how awesome you are.

2 BE WILLING TO LEAVE YOUR COMFORT ZONE

The greatest barrier to achieving your potential is your comfort zone, so try taking yourself out of that zone once a day; expect great things.

3 DON’T BE AFRAID TO TAKE RISKS AND MAKE MISTAKES Wisdom is that which helps us avoid making mistakes, but it only comes from making millions of them.

4 START FINISHING EVERYTHING YOU BEGIN

With so many things on these days, it’s easy to have too much going on at once. Finish one task before you begin another.

5 DO LESS. LET GO OF COMMITMENTS

Whatever you do or keep in your life, make it worthy of keeping. Make everything count.

6 LIVE FULLY IN THE NOW

When you live in the past or the future you lost control over the present.

7 REMEMBER YOUR PEAK MOMENTS

These are moments of triumph which will remind you who you are, what you are about – and more importantly why you are chasing your unique goals.

8 DON’T GIVE UP

It’s so easy to quit when there’s a setback or frustration. But you will never get there if you quit.

9 DON’T LET THE SLUMP START

Recognise the activities you do procrastinate and nip the behaviour in the bud. Take action right away, no matter how small the victory, and use that momentum for further tasks.

10 DARE TO DREAM BIG

If there is anything to the law of expectation then we are moving in the direction of our dreams, goals and expectations.

Self-Improvement

The benefits of challenging yourself Why getting out of your comfort zone is good for you It’s always nice to get out of your comfort zone (also associated as your security blanket and something you’re familiar with), to experience things you thought you’d never do before. Challenging yourself is beneficial for your personal life and professional life. To further understand this concept, it’s important to know why getting out of your comfort zone is good for you and discuss the different ways of doing so. In terms of your personal life, getting outside of your comfort zone is good for you, so you can explore new activities, hobbies, and ways of doing things, which helps shape who you are. When you grow older, you can change the way you look, act, feel, what you like, and other habits because you don’t know if you’ll like something until you try. After experiencing something new, you can grow as a person, take risks, experience change and even difficulties in some cases. However, trying new things is better than sitting back and never experiencing change at all. Getting out of your comfort zone is good for your mental health and wellbeing, as it shows you’re courageous, curious and committed. What can throw you off is worrying about ‘what if’ but there’s no time to overthink when you’re trying something different. It’s about letting go of your fears and taking a step forward each time. Taking a leap of faith actually eases your stress levels because you can show yourself what you’re capable of. For example, meeting new people, learning new skills and travelling to new places is doing different things that you might enjoy.

8 | Plusliving+ www.plusliving.co.nz

You can tell if you don’t like doing something by how you feel. If you talk in front of a huge crowd (and you’re not used to it) and you feel like you don’t want to do that again, that’s okay because you gave it a go. According to an American psychiatrist Abigail Brenner MD, a little bit of anxiety can be good for you because you’re bound to have some anxiety, stress, or worry before having new experiences. In your professional life, getting out of your comfort zone can allow you to pick up on new work habits, start a new business career, gain confidence, become a friendlier team member, and improve how you feel overall. Getting over your fears can make you grow the confidence to say no when you want to, allows you to gain new skills like leadership qualities by speaking up in meetings, and be a great team player for making an effort to get to know all your colleagues. For example, attending local networking events allows you to meet more professionals and helps expand your professional network, which can lead to more friendly relationships, employment opportunities, mentorships, and CV references. Next time you think about trying something new, try getting out of your comfort zone as it may take you a long way.

Behaviour

Taking control

Simple steps to put you on the path to happiness STOP COMPLAINING

GET A PET AND TAKE CARE OF IT

One of the first things to do on your journey to creating a happier you, is to stop complaining.

There are several reasons you should get a pet. Not only will it teach you to be more responsible, but it’ll also show you there’s more to life than what’s going on inside your head

Even if you have to do tasks at work or home that you hate, be grateful you have a job and a home – just get it done. A major difference between happy and unhappy people is that happy people have the ability to appreciate what they have.

START BEING PROACTIVE Stop waiting and start doing. This isn’t some catchy yet vapid phrase; if you want things to be different, you are going to have to hit the ‘go’ button and just get on getting on.

STOP CHASING HAPPINESS VIA EXTERNAL ATTACHMENTS The buzz you get from ‘retail therapy’ is only a temporary and won’t last long – that’s the catch with consumerism. True happiness can only come from within.

START SAVING MONEY

SET SOME GOALS

No matter what stage of life you’re in, it’s always a good idea to focus on building your savings.

Whether you start small or go for broke with your goal setting, you need to at least have some kind of idea of what you want your life to look like so you can start working towards it.

Calling your own shots, financially speaking, gives you the freedom to make choices in your life separate from your weekly pay check.

GET ORGANISED This runs very much hand in hand with goal setting. It allows you to say goodbye to chaos and hello to knowing where things are. Organise your stuff and get your life together as a result.

HANG OUT WITH PEOPLE WHO ADD TO YOUR LIFE How do you know who you should spend time with? Ask yourself this question: do they make you feel better after you spend time with them? If the answer is yes, then make a conscious effort to spend more time with them. The positivity will rub off on you.

DO WHAT YOU’LL SAY YOU’LL DO How do you feel when someone says they’ll do something, and then they don’t? Every time you do what you say you will do, you build credibility. Part of keeping your life on track involves being trustworthy and living your life with integrity

LOOK AFTER YOUR BODY Taking better care of yourself will have a dramatic result on your life – not just from a health perspective, but also from an energy perspective. When you’re properly nourished and operating at peak performance, you’ll feel like you can take on the world.

Think a new outlook on life.

Retirement isn’t for retiring, it’s for new adventures. With more freedom to pursue your hobbies and passions, you can live the active, fulfilling retirement you’ve worked hard to achieve. Ten traits all good leaders have

5

Good leaders possess the power to block out background noise and “interpret situations with rational and emotional intelligence” says Bill Treasurer.

There’s no easy answer for how to be a good leader. Different approaches work for different individuals, but if we look at some of the notable leaders of the past and present there is, unsurprisingly, distinct characteristics they all share.

6

1 Courage

7

Aristotle spoke of courage as the first virtue. Many speak of it as the backbone of leadership. Leaders need to be decisive yet inclusive, innovative yet reasoned, selfless yet confident – all of which takes courage.

2

Curiosity

Decisiveness

Persistence

A good leader is unremitting. That’s not to say they try the same thing over and again or endlessly pursue dead ends, but rather try different approaches until they achieve what they set out to. Where others would be understood or even forgiven for backing out, good leaders keep at it. Empowerment

A leader must trust in their team’s capabilities. Empowerment is a less authoritarian style of leadership than delegation; it still encompasses assigning who to what role, but then it’s about trusting employees to perform their tasks. Team morale is heightened when individuals feel depended upon for their unique responsibilities.

Curiosity is not only a prelude to foresight, but also identifies threats and opportunity, and seeks out areas for improvement.

8

A good leader takes an active interest in the world around them. They have an appetite for knowledge and are always asking questions, always learning, always experiencing, and as such are always expanding their awareness.

Passion reveals itself in various forms, but the common denominator in every case is inexorable commitment. True passion requires honestly committing to something about which you feel deeply, and staying committed through difficult circumstances.

3 Confident body language

9

Communication expert Lisa Marshall notes that leaders aren’t always the most intelligent or strongest people in a group, rather those whose body language and charisma draws people in and have the ability to hold the attention of an entire room.

A good leader is a hard-working leader who organises their time so as no second is wasted. They achieve higher productivity than the average worker - meeting benchmarks before anticipated and ticking off goals at an accelerated rate. A leader’s work ethic also sets the benchmark for others.

4 Humility Humility encompasses so much more than altruism; it’s about having integrity, being accountable, honest, admitting when you’re wrong, and above all, making those around you feel valued. A good leader understands that by practising humility themselves, others will be more willing to go beyond the call of duty knowing their efforts will be recognised and appreciated.

12 | Plusliving+ www.plusliving.co.nz

Passion

Strong work ethic

10 A sense of humour It’s all very well to be serious about what you do, but a good leader recognises the need for humour, both inside the workplace and out. Many people find comfort in humour and by appropriately using humour, a leader becomes more relatable, staff are more inclined to open up and any potential problems are likely detected in advance.

Estate planning – have you done yours? Estate planning means different things to different people and can sound complicated. Put simply, it means planning what is to happen when you die or if you lose mental capacity, and then recording that plan in legally enforceable documentation.

Questions to consider are: • Who do you trust to make decisions for you in relation to your personal care and welfare and your property if you are unable to make those decisions yourself due to mental incapacity? • Who should benefit from or receive your assets when you die, and who do you want to entrust with the responsibility of making sure this happens? • If you have established a family trust and you are a trustee, who should replace you as a trustee if you lose mental capacity or die? Do co-trustees understand special family circumstances or your wishes in relation to particular assets and ultimate distribution of the trust assets and is this recorded? If you hold special powers, for example to appoint and remove trustees, who will exercise these powers if you are not able to? • Do you wish to record in advance how you should be medically looked after if you become seriously unwell but are unable to communicate your wishes?

Who should benefit from or receive your assets when you die, and who do you want to entrust with the responsibility of making sure this happens?

Gain peace of mind about your estate planning by ensuring that you have Enduring Powers of Attorney and an up to date will in place. Consider if you need to address some of the other questions raised above. The senior law and succession team at Pitt & Moore are able to provide accurate and practical advice and can assist you in the preparation of all estate planning documentation.

Legal protection for your family through the stages of life Making a plan to ensure that everything you own, now and in the future, goes to the people you care about is one of the most important things you can do. steps to a healthy lifestyle

FOCUS ON GRADUAL CHANGES TO YOUR LIFESTYLE Rather than short- term weight loss. BE ACTIVE EVERY DAY IN AS MANY WAYS AS POSSIBLE Aim for at least 30 minutes of moderate intensity physical activity, but build up slowly if you need to by “snacking” on activity throughout the day. Walk to the shop, join in children’s games or mow the lawn. IF POSSIBLE, ADD SOME VIGOROUS EXERCISE For best results try to do 20 minutes three times a week. KEEP MOTIVATED BY WALKING WITH A FRIEND OR A GROUP OF PEOPLE Involve the family in any daily activity and if your kids participate in a sport don’t sit on the sidelines – join in! BE REALISTIC - ANY WEIGHT LOSS SHOULD BE SLOW A kilogram a month is fine.

Life Experiences

Variety is the spice of life

The joy of exploring different cuisines Eating international cuisines is very beneficial for you because you explore new tastes and improve your palate - you may even enjoy it so much that it’ll be your next favourite dish, snack, or beverage.

First of all, it’s good to get out of your comfort zone and try different cuisines because you won’t know if you like something until you try it.

snack/drink that you’ve been transported somewhere else – making you feel like you’re in the country of where the cuisine has originated from.

If you’re a picky eater, it’s good to always keep trying new foods you haven’t tried before, or to try again as your taste buds can change over time.

Exploring different cuisines is a good way to learn about various cultures and the history or backstory of how this food came about, so you can appreciate it even more.

Trying new foods from all over the world shows you’re willing to give things a go!

Most countries have their own sort of flavour/spices/sauces/go-to-food they’re known for.

The top cuisines you may see everywhere in the country, whether it’s takeaways, a sit-down meal, or buying products from the supermarkets are cuisines like:

Indian food has lots of spicy options, Greek has Tzatziki sauce, and Moroccan food is known for its spices.

Thai – pad Thai; Thai style fried noodles, rice dishes; red curry. Indian – curries, naan bread, and roti. Chinese – crispy fried chicken, wonton noodles, and dim sum. Italian – ravioli, pasta, and pizza. Japanese – bento boxes, sushi pieces/rolls, and miso soup. Mexican – nachos, tacos, burritos, and enchiladas.

If you’re trying various cuisines, it’d be rude not to get a feel for the country’s traditions, so try their most recommended food and maybe even talk to the staff about the food. This way you’ll appreciate the delicious cuisines more and potentially learn how they originated. Different cuisines are very important in the food industry because they’ve been enjoyed by so many, even the food has been adapted/westernised by Western countries.

Out of these popular international dishes, the ingredients used positively impact your body.

Italian pizza has inspired Western countries to create their type of pizza with brands like America’s Dominoes, Pizza Hut, and New Zealand’s Hell Pizza.

Chinese food incorporates ginger, which is good for nausea, digestive problems, and reduces blood pressure, whereas Indian seasoning prevents Alzheimer’s disease development, helps the heart, and improves asthma.

The ‘westernised’ versions are still not the authentic cuisine that international locals would consume (which can be much hotter, spicier, or raw).

You can tell as soon as you walk into an international restaurant or café and look at the menu, smell the food, admire the setup, and try their meal/

18 | Plusliving+ www.plusliving.co.nz

Nonetheless, always try to explore new cuisines to see if you like them and get a taste of a wide selection of foods rather than sticking to a meal you’ve grown up eating. Test those taste buds!

Helpful hobbies

By Timmi Aplin-Barrett

Taking up a new hobby is a great way to take some time for yourself and, depending on the hobby, can benefit your mental health, physical health and much more.

However, finding a new hobby can be a daunting task and it’s hard to know where to start.

Check out other websites like Trip Advisor or Eventfinda for more classes in your area.

When it comes to finding the new thing to make you smile, there are a few factors to take into consideration.

Cost: Free www.palakstudioink.com

• Cost • Physical ability • Socialisation

• Location and travel • Mental ability • Time.

Within these factors, you have to be prepared to compromise. For example, a hobby that costs nothing is to start walking and finding new and interesting places to walk. However, that requires a certain level of physical ability and potentially travel. Another example is something like crochet or knitting. This requires a certain amount of money but is a less physical activity. It all depends on what you need/want a hobby to achieve for you. Community classes are a great way to get started – you can learn the basics or get involved with a group of people with similar interests. You can also figure out what suits you best. Really, the secret to finding your new hobby is trial and error.

Abby’s got you covered Deciphering insurance, policy documents, what you’re covered for and how to navigate a claim can be an overwhelming task and experience. An insurance adviser is your 'go to' person when a claim arises, who can really help with ensuring you are covered correctly. It’s important to have a relationship with an adviser because you know they have your best interests at heart and will support you through reviewing different cover options and assisting you through processes, like setting up policies and claims.

However, the call for home was strong and Abby had the opportunity to work with her father who has been working as an insurance adviser for over 40 years. Growing up with her dad meant she has heard about insurance all her life and saw the industry as not only a great career choice but also a chance to work with people, helping them when they were in need.

Abby Esler has been an Insurance Adviser for three years but has a long history with insurance and a clear love for her job. After working as a claims case manager and then a team leader in superannuation insurance for a large super fund in Melbourne for eight years, Abby has a wealth of knowledge from the claims perspective and knows the importance of having the right covers in place when things go wrong.

Abby is passionate about people having the right covers in place to ensure that when bad things happen, her clients will be looked after, and money is one less thing to worry about. If you are wanting to review your current insurance covers or discuss taking out insurance cover, give Abby a call.

The Environment

Simple ways to help save the planet Listed here are five ways you can protect the planet to help the world combat climate change – a very predominant issue affecting everyone. 1. PICK UP RUBBISH Help pick up rubbish off public areas like parks, the beach, the streets, in the water, or any area that’s cluttered or has some rubbish. Plan for a day and always bring a handy bag – degradable eco-friendly poop bags for dogs or bags from the supermarket that you’ve kept to reuse. You could even volunteer for cleanups at your local community.

2. FOLLOW THE 3 R’s: - RECYCLE objects/materials/items whenever you can - REUSE what you own for as long as you can before replacing - REDUCE the amount of waste you create (only buy what you need, choose products with less packaging, buy in bulk and look for re-useable/recyclable things).

3. REPORT RUBBISH Report any rubbish or pollution you see in a public place. Christchurch City Council (CCC) and most councils allow you to report litter on its website: www.ccc.govt.nz. You identify the litter’s location, provide a photo (optional), outline if there’s an immediate safety risk to people (i.e., is it causing a fire, flood, blocking traffic, or is it hazardous), and write a detailed explanation about the type of litter (which can include who caused the litter if you know).

4. EAT A MORE PLANT-BASED DIET A plant-based diet doesn’t mean going vegetarian or vegan but it means eating more vegetables, which helps decrease greenhouse gases, preserves water and land, saves lives, and delays the climate crisis.

5. PLANT A TREE Trees provide food and oxygen, which helps save energy and creates a healthier, cleaner, and more sustainable world.

Technology

tips for perfect 10 email etiquette 1.

Err on the side of formality it you’re emailing someone you’ve not mailed before. For example, begin an email with ‘Good morning’ instead of ‘Hi’. Better to be known as polite than forward.

2.

Put an introductory sentence at the start of an email, reminding the recipient of who you are and why you are emailing them. Even if you just spoke with them a few hours ago, they will appreciate the quick reminder. Or they might need clarification when re-reading it a week or so later.

3.

If you want to be taken seriously, ensure the email has no grammatical and spelling errors. This simply means you run the spell check and read over it before it is sent. It’s really easy to accidently forget a punctuation mark or for the autocorrect to change an error into a different word.

6.

Make sure your full contact numbers are beneath your email address so you can be reached.

7.

Use paragraphs for a longer email. A massive single block of text can be overwhelming and vital information or key points can get lost in the crowd.

8.

Always check the recipient. Sending the wrong email to the wrong person has sunk plenty of careers. Always check who’s receiving it - be it one person or many. Make sure you have attached the document. It’s easy to forget, but for the person urgently waiting for it at the other end it can be very frustrating if you forget to send it.

4.

Your email must make sense. Write clearly, to the point, and re-read it before you send it. This saves a lot of guesswork at the recipient’s end and nips any miscommunications in the bud.

9.

5.

Make sure there is nothing that could be read inappropriately. Save the jokes for your friends and keep it polite.

10. Don’t send enormous files that clog up an inbox unless the

recipient really needs it.

How to retire before 65 Conventional wisdom holds that we work until the age of 65, at which point we can retire, receive NZ Super and access the funds we have invested in our KiwiSaver accounts. But what if we wanted to retire early? Retiring before the age of 65 might sound a bit pie in the sky. But by arming yourself with a long-term plan, maintaining financial discipline and choosing the right investments, an early retirement is an attainable goal. Below are Kiwi Wealth’s tips and strategies on how to make the most out of your investing so that you can retire before 65.

Start planning now If you want to retire early, you’ll need a plan. Retiring before the age of 65 means you will not have access to your KiwiSaver limits or be receiving NZ Super. Knowing how to fund an early retirement will require forward planning, a lot of scrimping, saving, and sound investment decisions. How to retire faster People looking to take an early retirement will need to identify how much money they will need during retirement and make smart investment decisions to achieve their goals.

Term deposits have traditionally been seen by Kiwis are a safe place to slowly and steadily grow wealth. But with interest rates at historic lows, returns on term deposits are not what they used to be – and Kiwis are beginning to look for other options.

What are your options? For savvy investors looking to retire before 65, KiwiSaver is just one of the investment options they will be looking to use in combination with others. Managed funds offer a range of risk and return profiles, just like KiwiSaver, with the advantage that investors are able to access their funds at any time. One strategy One strategy employed by people looking to retire early is to keep contributing to their KiwiSaver accounts to take advantage of the $521 annual payment from the government, while also opening up an early retirement fund. If you retire early, managed funds could keep you going till you get your KiwiSaver funds at 65. The sooner you start thinking and planning for your retirement, the better.

Accurate legal help Created by lawyer Cheryl Simes, Kiwilaw’s probate services are accurate, excellent, and affordable – and accessible online, nationwide.

Cheryl started developing this online legal solution as it was the natural next step. She has a lifetime of interest in computers, the law, and communication, and wanted to help ordinary people with paperwork. It came after years of challenges in the legal system and the desire to do better. It came from a belief that legal fees shouldn’t be exorbitant and should be transparent. Kiwilaw takes the hassle out of accessing essential legal services after a loved one dies. Families don’t need to visit a

lawyer’s office – Kiwilaw’s online services make the paperwork less expensive and easily accessible. Whenever someone dies and leaves more than $15,000 in the bank or Kiwisaver, the High Court has to approve the will (probate) or issue letters of administration (if no will) before the funds can be released. Instead of paying perhaps $2000 or more, most families can get the High Court approval they need for less than $1000 (including the $200 High Court fee), or even less with a valid will. Then they can use Kiwilaw’s online resources to choose whether to pay professionals for the rest of the estate work, or do it themselves. For accurate help at a confusing and difficult time, enquire online via www.kiwilaw.co.nz or reach Cheryl at probate@kiwilaw.co.nz, or phone 03 312 1508.

DRIVEWAYS

Home Life

While you’re away

Keeping your place safe when you’re not there

• Make sure all windows and doors are properly closed and locked. Use quality deadbolt or door locks as it is surprisingly easy to open a lock without one

Leaving your home unattended is always a bit nerve wracking. However, if you are planning a holiday there are some simple measures to help protect your place from burglars.

• Do not let valuables be seen from the outside of your home. If you buy a new appliance, make sure that you crush and conceal the boxes in your rubbish

In general, December and January are prime-time for home burglaries, but this doesn’t mean you can be complacent during the rest of the year.

• Never hide spare keys in mailboxes, under doormats, above doorways or anywhere visible from the entry. Burglars know most of the hiding places • Don’t leave tools lying around outside as this can invite impulse burglars to use them to break into your home

• Leave curtains slightly parted so your home doesn’t look empty • Put mail on hold and suspend any daily newspapers • Install automatic timers for lights, radio and TVs, preferably at random or programmed intervals to create visual and audio deceptions

Many thieves see the summer as an opportune time for illegal behaviour. End of year celebrations and summer gatherings mean that a lot of people find themselves away from home more often than usual.

• Install motion-sensor outdoor lights around your home and mount them high enough to prevent intruders from disabling them

This unfortunately provides opportunities for unwelcome visitors, so it’s important that home owners remain vigilant and take time to carefully evaluate home security measures.

• Never leave an answer machine message indicating you are out or away. Instead, just say: “...you can’t come to the phone.” If you still have a home phone, lower the telephone ringing volume so that it cannot be heard from outside your home.

Nobody wants to return home from a relaxing break to find their house has been damaged or broken into.

THE BEST DEFENCE AGAINST BURGLARY IS PREVENTION AND PLANNING, AND GENERALLY MAKING A HOME UNAPPEALING TO BURGLARS. The following tips can help keep home owners keep property safe when they go away on holiday: • Beware of who may be listening. Never announce travel plans in public areas close to home where others can overhear your conversation, or on social media such as Facebook and Instagram • Don’t leave notes for family or friends outside your home as potential burglars can and will read them • Notify a trusted neighbour of your travel dates and discuss a reciprocal arrangement involving: - Putting out your rubbish on collection day or putting their bin in front of your house - Clearing flyers, mail and packages left in front entrances and mailboxes - Occasionally parking their car in your driveway or in front of your home.

Livening up your home with houseplants

Houseplants are a great way to introduce a pop of colour and life into your space, as well as bringing the outdoors in. However, it can sometimes be difficult to figure out what plant to put in each space. So, let’s break it down by each room!

Kitchen - Basil (Ocimum Basilicum) A basil plant is a great option for the kitchen as, not only is it a refreshing pop of green, but you can actually use it! Use a few leaves in meals for a little fresh and herbaceous touch. Basil likes plenty of sunlight and regular watering so pop it on the windowsill and watch it grow!

Spicing up your home office space is always fun so picking the right plant is vital. The Bunny Ear Cactus is a cute wee cactus that, with the right conditions, will grow quite quickly and flower. Because they’re a cactus, they don’t like much water either!

Aluminium window and door specialists

We offer an extensive range of window and door designs fabricated by our experienced team using high quality products. In conjunction with our suppliers, we provide a wide range of highquality entry door options.

Measure & Quote

Home office - Bunny Ear Cactus (Opuntia Microdasys)

Doors can add privacy or divide rooms into distinct zones. They can bring in extra light when it’s

needed, and keep out the cold when it’s not. Windows function in different ways - some slide, some tilt, some fold back on themselves. By understanding the different types available and how they work, you can better match windows to your needs, and your lifestyle. From classic to contemporary, the style you choose creates a visual impact on your home. Window Works offers a number of different frame options and aesthetics. The right one for your home will depend on: your home’s location and wind zone, the height of your doors and large windows, the aesthetics you prefer and your budget. Choosing the right glass for your windows and doors is as important as choosing the frames. The right glass can maximise light, reduce heath loss, provide sound protection and minimise fading of your furnishings.

Interiors Living room - Spider Plant (Chlorophytum Comosum)

Houseplant care Remember, when you purchase your plants, have a wee Google about the needs of each plant. Lighting, water and soil requirements change for each plant.

Your living room is a great place for plants since generally speaking, there’s plenty of windows. If you’re looking for something that takes up a decent amount of space and becomes a bit of a statement piece, a spider plant is a great idea. They’re virtually impossible to kill, grow very quickly and love lots of light.

The recommendation is to repot your new plant and make sure the roots are healthy and you have the correctly sized pot. Make sure you’ve got plenty of drainage and you’ll soon have some lush and lovely houseplants!

Bedroom - Snake Plant (Dracaena Trifasciata)

Bathroom - Peace Lily (Spathiphyllum)

Bedrooms, depending on their light conditions, can be tricky, and plants here can often be forgotten.

The bathroom can be a difficult space to find a plant because they are typically a high humidity, low light environment. Taking this into account, a peace lily is ideal. They don’t mind a little dim lighting and they love a warm, high humidity environment. They’re lush, require plenty of water and, given enough light, will produce beautiful white flowers.

The snake plant is a great pick and their unique leaves are fascinating. They thrive in plenty of light but are able to manage perfectly well in lower light conditions, plus they like being left to dry out.

Your Home

Hidden wonders

Revamping storage spaces

The wardrobe can be an intimidating space and, left to its own devices, can quickly become almost unmanageable. However, with the change of the season, it’s time to take your wardrobe to the next level. Let’s take it from cramped to classy in five easy steps! Declutter - Empty the entire wardrobe onto the floor and look around. Often, we come across things we haven’t worn in years! If you can’t remember the last time you wore something, it might be time to donate it. Be brutal with this bit - too many clothes can be incredibly overwhelming and it might be time to go shopping for some new items anyway.

By Timmi Aplin-Barrett

Organise - Now that we’ve narrowed the field a little, it’s time to sort out what items you need on a regular basis and which ones are either out of season or for rare occasions. These items can be moved out of your daily wardrobe and put in alternative storage. Under bed storage is a great option for clothes you don’t reach for on a daily basis. You can find storage options almost anywhere from plain boxes to lovely decorative boxes that fit neatly under your bed.

FOR ALL YOUR PLUMBING REQUIREMENTS Available after hours for emergencies Grey power discounts 11 Salisbury Rd, Richmond Phone: (03) 544 1989 Email: reception@days.co.nz 42 | Plusliving+ www.plusliving.co.nz

Decorate - You can spice up the appearance of your wardrobe with peel and stick wallpaper. It’s great for those who wish to change up the appearance of their wardrobe and it is renter-friendly, as you can peel it off without leaving any sticky residue behind. You can choose a vibrant or flashy pattern to really put some creative flare into your wardrobe. Create space - It’s important to make sure everything has its place - otherwise clutter will begin to creep into your wardrobe again. Utilise the inside of your wardrobe door. By using hanging baskets and bags, you can create space for items like accessories. You can also create separation within the wardrobe by hanging a shoe rack from the garment rack, thus creating more storage space.

Store - Let’s get your clothes back into the revamped wardrobe! Baskets are your best friend. For those wardrobes that have high shelves at the top, you can organise things into nice looking baskets and add little tags to let you know what’s in them. Fresh, matching coat hangers also help change the aesthetic of a wardrobe from cramped to classy. There - with a few simple steps, we’ve transformed your wardrobe from a cluttered mess to a classy and clean space!

www.supergold.govt.nz

Your new combo card’ replaces your Community Services Card. You can use this card for both health subsidies and SuperGold discounts.

Does my SuperGold Card have an expiry date? Since May 2010, the only SuperGold cards with an expiry date are those which double as both a Community Services Card and SuperGold Card. Real Estate

Ensuring a smooth first-time selling experience Article by Jen Baird, chief executive at REINZ.

Selling a first home can be an exciting yet daunting prospect with several factors to consider — and its normal to not be entirely sure about the process. The best way to start is to get clear about what you want to achieve from your selling journey. Understanding the ‘why’ Everyone’s circumstances are different — there are many reasons for selling a house, from family circumstances or lifestyle changes to downsizing or upsizing. You may need to move for a new job or want to live closer to your family. Or perhaps you are thinking about financial goals and would like to cash in your property and fund a new venture. Figuring out your selling needs and goals will help form a better idea of the timeframe you’ll need to get your house market ready. Do you need extensive renovations or minor touch ups? A simple marketing campaign, or a more extensive one? Your 'why' will also help your real estate professorial deliver in a way that works for you.

What is your property worth? A home is as much an emotional asset as it is a capital one, and it can be difficult to see it objectively, let alone put a price on it. There are several ways to get a precise idea of your property’s market value. You can pay for a registered valuation or get a current market

appraisal from a licensed real estate agent. Free online tools can give you a rough estimate, largely based on clever calculations using recent sale comparisons. It is vital you have in depth conversations with your real estate professional. Automated tools and valuations are a great starting point, but your agent will know what’s happening in the market right now, what is impacting market values and the best approach to take to get a sale. Consider any changes you can make to increase your property’s value, such as landscaping or fixing a broken fence. Look at your property through a critical eye. First impressions can make a big difference in real estate: from curb appeal through to repainting the walls, some cosmetic changes inside and out may go a long way to attracting buyers and increasing the sale price. For more targeted renovations, kitchens and bathrooms are usually key rooms to focus on. Although the most expensive rooms to remodel, if you have the time and budget, a well-planned renovation tends to add the most value.

The magic of marketing Marketing is fundamental to reaching and attracting buyers and making your property stand out from the rest. Experienced real estate agents know the impact continuous and omnichannel promotion can have on a property’s sale. High-quality imagery and videos are more important than ever for online listings that enable potential buyers to get a feel for the property and decide whether they are interested in taking their buying journey to the next step.

Property Management

Should I use a property management company for my rental investment? Article by Jo Rae, head of Property Management at REINZ.

For many Kiwis, owning a rental property is a key investment, often a component of retirement savings plans that generates a steady and passive income. However, it does come with great responsibility. As the Government introduces more regulations, adding to the list of landlords’ responsibilities, a reputable property management company can add great value to your rental investment and ensure that your tenants and property are handled reliably and fairly, in line with your obligations.

Ensuring suitable tenants A property management company will help find ideal tenants for your property. This can be a complex job, particularly if you do not have extensive experience in the property management profession. Having a tenant-screening process that is compliant with the recently changed Privacy Act 2020, and facilitated by a property management professional, will enable you to find tenants who are reliable, longterm and with a mutually beneficial respect for the landlord and tenant relationship.

Managing all legal matters Property management companies oversee all legal aspects of maintaining a property and working with tenants. They are fully informed on the legal responsibilities and up to date with complex legislative changes — giving you one less thing to worry about. They help manage risk by ensuring landlords do not accidentally get themselves into a difficult situation that may result in a Tenancy Tribunal hearing or financial penalties. The new Healthy Homes Standards, which became law on 1 July 2019, can be a challenge for real estate investors, as landlords are responsible for maintaining and improving the quality of their rental properties to meet the standards. While it ensures the landlords provide healthier and safer properties to tenants and have lower maintenance costs, it can be time-consuming for people with already busy lives — particularly for those living in different cities or regions than their investment property.

Lower repair and maintenance costs Property management companies have experience dealing with the various issues that can arise with maintenance and generally have trusted contacts for various service providers, such as plumbers, builders, and electricians. They’ll also have access to comparative data about the market, ensuring that the rent a property investor is charging aligns with the market rate. Identifying and repairing any maintenance issues early on will avoid larger and more expensive problems. Experienced property managers will inform you that keeping on top of maintenance and repairs will increase the value of your property and often the length of tenancy.

56 | Plusliving+ www.plusliving.co.nz

This will involve regular inspections and detailed documentation. A property management agency may also give you valuable feedback and suggestions on upgrades and modifications that tenants prefer, which benefit both parties.

Personal benefits — peace of mind An underrated benefit of using a property management company is the alleviation of stress. Being a landlord can be a full-time job. By engaging someone to care of this for you, you’ll be free from after hours emergencies, following up rent payments, repairing any damages, paperwork, finding maintenance contractors and other tasks that require a lot of time and thought. As you may not live where you invest, working with a property manager means that you will meet your obligations and rest assured that someone is undertaking regular inspections of your rental property and supporting your tenants as required. With an expert tending to the day to day management of your investment property, you’ll win back some precious time.

Managing and trusting your relationship with a property management company It is clear that utilising the skills of a property management company is highly beneficial however, it is important to recognise that this will not remove all of your responsibilities. As a landlord, you will need to manage and trust in your relationship with your property management company. REINZ recommends doing your due diligence when choosing your property management company — have broad conversations, ask questions and seek legal advice to ensure you are choosing the right company for you, your wants and your needs. Choosing a REINZ Property Management member is recommended as they are supported to excel in the profession, provide excellence in customer care, and uphold the best standards of practice.

Funeral Directors

What to look for when selecting a funeral director By Gillian Boyes, Funeral Directors Association CEO.

The death of someone close is a time of sadness when a range of emotions are experienced. Having a meaningful farewell allows your loved ones to gather, support one another, remember, and celebrate your life and begin the journey of saying goodbye. Funeral directors have a complex and vitally important event to organise and run for a family who are highly emotional with grief. Funerals are a one-off event and cannot be rerun if something is not right and what is more, we are only just beginning to discover the long-term harm of a poorly run funeral or indeed no funeral at all. Mental wellbeing is not something we fully understand, and grief is one of the most powerful emotions that can negatively impact on our mental wellbeing if it is not managed well. A meaningful farewell makes a positive contribution to our grieving and our mental wellbeing. We need to remember that a funeral is for the living. It is the start of the process where a family comes to terms with the sudden loss of a loved one and starts to understand how life will now be different with that person not being physically present as they were. One of our most precious gifts to our family when we go is a meaningful farewell to help them along that journey. So how can we avoid the scammers, the cowboys, and also make sure that we leave our loved ones with the precious gift of a meaningful farewell? We find someone who knows what they are doing and ask them to do it. So how do we find such a person and how do we know if they do know what they are doing?

1. Find a funeral director who is committed to a written set

of standards with ethical principles and ask for a copy. This provides the evidence that they know what they are doing because it is written down. As part of that also ask to see a copy of their contract for service. This sets out what they will deliver and what you or your estate will pay for. Finally ask for a written estimate so you know the cost before the event and not have it as a surprise afterwards.

2. Find a funeral director who is subject to a regular inspection process to make sure that they are complying with the standards they have.

3. Find a funeral director who is subject to an independent

complaints process. If something goes wrong or just isn’t quite right, you need someone you can go to, to get advice or help and who has the power to do something to make it right. That someone must be independent to make the process worthwhile and the funeral director must submit to that process.
