Blended into its environment The Boulders, built by Hunter & Craig, is nestled in the hills overlooking Lake Dunstan and delivers panoramic views of the Pisa Range. The design brief from the owners was that they wanted a house which blended into the surrounding environment. However, delivering this wasn’t completely straight forward, as the resource consent had strict limitations on height, visibility from public spaces and materials. Added to this was the owners’ request that the natural landscape wasn’t disturbed, meaning delivery of this award-winning home was a feat of both design and construction. The end result is a home that will be admired for years to come. Hunter and Craig 54B McNulty Road Cromwell Central Otago (03) 445 0515 www.hunterandcraig.co.nz

Black is back BY BEN O’CONNELL

Offering timeless texture, it’s no surprise that matte black is a popular finish in modern builds. Founder and owner of Kakapo Joinery Robin Holthusen recently won two 2023 NKBA Excellence in Design Awards for a stunning kitchen in Havelock North; the NKBA Kitchen Design – Silver award, and the Creative Excellence Kitchen Design Award. Robin says elements like the Laminex Acrylic Pitch-Black panelling and AR touch range allow for a durable matte finish. “Black is a great colour as it tends to go with anything,” Robin says. “In this case it was bamboo by Plantation Bamboo. “The rich colours in the titanium gold leathered granite and the warm natural bamboo suddenly become all you see and the black becomes an accent colour only.” Visit: www.kakapojoinery.com to get in touch with Robin and Kakapo Joinery.

You had me at merlot BY JAMIE QUINN

Imagine stepping into a world of sophistication and luxury every time you enter your home – a world where carefully selected bottles of wine await your enjoyment, surrounded by an ambiance that exudes elegance.

It’s an opportunity to elevate your lifestyle and showcase your passion for fine wines. Creating a home wine cellar is a labour of love that requires meticulous planning and attention to detail. By considering factors such as location, size, temperature control, racking options, lighting, and design aesthetics, you can craft a space that not only showcases your wine collection, but also becomes a sanctuary for enjoying and sharing the finer things in life. Whether you’re a connoisseur or an enthusiast, a well-designed wine cellar can add a touch of elegance and sophistication to your home while ensuring that your cherished bottles mature gracefully over time.

Location and space The first step in creating a remarkable wine cellar is choosing the right location. Ideally, wine cellars should be situated in a cool, dark, and relatively humid environment, away from direct sunlight and temperature fluctuations. Basements are often an excellent choice due to their naturally stable conditions. However, if your

home lacks a basement, consider a spare room, unused closet, or even underground construction for optimal insulation.

Temperature and humidity control Maintaining consistent temperature and humidity levels is paramount to preserving the quality of your wines. The ideal temperature for wine storage typically falls between 10°C to 15°C. Meanwhile, humidity levels should be maintained at around 60-70% to prevent corks from drying out and compromising the seal. Invest in a quality climate control system to regulate these factors effectively.

Insulation and sealing To ensure stable conditions, proper insulation and sealing are crucial. This prevents outside air from affecting your cellar’s environment and minimizes temperature fluctuations. High-quality insulation materials and airtight sealing mechanisms, such as weather stripping and double-paned glass, should be used to create an effective barrier.

Racking and storage The way you store your wine bottles not only affects the functionality of your cellar but also contributes to its visual appeal. There are various racking options available, including traditional wooden racks, metal racks, and modular systems. Consider the types of wines you’ll be storing – larger bottles like magnums and odd-shaped bottles may require customised racks. Additionally, provide ample space for case storage, individual bottle display, and even a tasting area if space allows.

Aesthetic design The design of your wine cellar is a reflection of your personal taste and style. Will it be a contemporary masterpiece, a rustic hideaway, or a blend of classic and modern elements? Choose colours, materials, and finishes that resonate with you and enhance the overall ambiance. Elements like wooden accents, stone walls, or even mural paintings can add a unique touch to the space.

Sustainable building practices don’t just benefit the environment; they also enhance your home’s energy efficiency and long-term value. What are the key sustainable considerations to keep in mind when constructing your new home? Your home’s location is your first step towards sustainability. Choose a site that minimises disruption to the natural landscape and maximises passive solar opportunities. Orient your home to harness natural sunlight, reducing the need for artificial lighting and heating, which in turn lowers energy consumption.

wastage. Rainwater harvesting systems can collect and reuse rainwater for irrigation and other non-potable purposes. Incorporating drought-tolerant landscaping can also minimise water usage. When outfitting your new home, choose Energy Star-rated appliances. These appliances are designed to consume less energy while delivering top-notch performance. You can also harness the power of passive solar design principles to naturally regulate your home’s temperature.

Invest in energy-efficient design and materials. Proper insulation, energy-efficient windows, and doors can substantially cut down on heating and cooling costs. Explore advanced technologies like solar panels, heat pumps, and geothermal systems to generate clean energy and reduce your carbon footprint. Conserving water is a critical aspect of sustainability. Install low-flow faucets, showerheads, and toilets to minimise water

IN DETAIL.. When MELANIE CRAIG started MELANIE CRAIG LTD in Gore 20 years ago she was 18 and worked out of her garage. Did she think 20 years later she would call Wanaka home, have three teenage daughters and be designing for fantastic clients right throughout NZ? Of course she did, Melanie makes things happen. 2023 has been a year of continuing to “make it happen”. Starting up a joinery workshop had been in her mind for some time, so she did it. Joinery Crew is now producing high end joinery out of the new Wanaka workshop for many of Melanie Craigs clients. MELANIE CRAIG LTD and Joinery Crew, who would have thought? Melanie did and now there’s a full workshop and a team of 17 designing, crafting and delivering. Two teams, a design team and a joinery team mixed in with our long standing project team it’s a perfect crew. Melanie thinks the house they’ve just finished designing in Cambridge is the best work she’s ever produced, its outstanding and the final results even blew Melanie away. 2023 has been a year of recognition across many industry awards including TIDA awards, APT innovation awards, Master Joiner awards and Master Builder awards, hard work creates success and MELANIE CRAIG works hard. Designer, business woman, landlord, mother, wife, she’s all those things, she’s great at all of that but what’s she got in mind next? It could be your design. Just ask her. She’ll make it happen.

2023 New Zealand Institute of Architects Southern award winners BY JUNE PFISTER

This year at the New Zealand Institute of Architects (NZIA) Southern Awards, 24 architecture projects have been selected as the Southern regional winners of projects that span from the Queenstown to Invercargill area. The residential architecture categories were characterised by 14 designs that demonstrated restraint in their aesthetics and a deep connection to the surrounding landscapes. The prevalence of low-lying architectural forms was evident in the Housing category, and both the Housing and Housing—Multi-Unit categories showcased a commitment to creating secluded and private living spaces. This year’s awards jurors were, Shana Payne the jury convenor, Meiling Honson, Andrew Kissell and Jewell Cassells. The NZIA awards celebrate and showcase outstanding architectural achievements that connect with nature, demonstrate exceptional design, and reflect a deep commitment to craftsmanship and creativity.

Maunga Ora Mountain View House, Queenstown NZIA JURY AWARDS CITATION

Maunga Ora is a family home located in a private and secluded setting in Queenstown designed by Mason & Wales Architects that takes advantage of opposing mountain views. The house is comprised of three sections. A dual sided living and master wing stretches east-west across the site capturing The Remarkarbles mountain range to the south and Coronet Peak to the north. Below is a partially sunken series of spaces comprising cellar, office, utility and garaging. To the north is the bedroom wing, triangular in plan and separated functionally to open up the views from the house. An elegant wing-like roof plane leads the design response under which the main living areas are assembled. The floating roof is accentuated in its lightless and form with tapered eaves, refined detailing, full height glazing and its proximity to the monolithic concrete volume of the bedroom wing. The house contains a varied palette of materials chosen for their texture, durability, and appropriateness for the environment. This includes blackened steel, stained vertical cedar, precast concrete, and plaster claddings as well as extensive use of high-performance glazing. “This simple, dynamic response to site creates a linear form that sits easily on the land. The welcoming entry is defined between the home’s two wings, drawing visitors into and through the home, and out to expansive views of the surrounding mountain landscapes.” NZIA Jury Citation 2023

Weathered Barn Wanaka, Central Otago

In an established Wanaka suburb, a distinctive new build has locals talking. Designed by Mason & Wales Architects, it features two contrasting forms: a low-slung, schist-clad living pavilion ‘Homestead’, and a two-level ‘Barn’, clad in corten steel. The buildings are intentionally angled and connected, orienting living spaces towards surrounding alpine views. The entrance is recessive and inviting; a dark-stained cedar and blackened steel link with flagstone paving, set between the two main buildings, emphasises the separation. Inside the living pavilion, stone cladding continues from exterior to interior. A steel-panelled sliding door reveals an integrated kitchen, dining, and living area. Warm textures and a central fireplace create a luxurious lodge ambience. A connected private outdoor living area provides year-round enjoyment. The vision of Mason & Wales director, Hamish Muir, seamlessly blends local architectural styles however, the juxtaposed design has captivated and divided the local community. He attributes the polarising reaction to bold cladding selections. “I’ve never had a project where people have commented so much and are so challenged by it. It’s confronting in a good way, as people’s first impressions often change when they see the other side of the house and learn more about the design and how much the owners love their new holiday home,” Hamish told Archipro.co.nz. The Weathered Barn is a homage to local architectural tradition and vernacular, challenging perceptions through courageous design choices.

Toiora Housing Development BY JUNE PFISTER

Located in Otepoti Dunedin, the Toiora Housing Development, designed by Architype, has won a Multi-Unit Housing award at the 2023 Southern Architecture Awards. In close proximity to Dunedin’s city centre, a group of individuals have spent the last eight years collaborating with Architype in building and designing Toiora Co-housing Neighbourhood.

Toiora, which translates to well-being, sits on a 500 square metre plot of land, surrounded by High, Alva and Montpellier Streets. The site was previously occupied by High Street School, a public primary school that was established in 1887. Unfortunately, it was closed by the Ministry of Education in 2011 after its enrollment decreased to fewer than 30 students. Toiora consists of 24 homes, ranging in sizes from one to five bedrooms, ensuring various sized families can live in the neighbourhood. Residents enjoy the use of many shared facilities, including a central garden, playground, vegetable gardens, common laundry, workshop and bookable guest rooms.

The Toiora Co-Housing Development was the first multi-unit housing project in NZ to be certified to the Passive House standard, the international gold standard for building energy efficiency.

For those who have an electric car there are charging spaces available. Residents can also participate in shared meals if they wish. The Toiora Housing Development project is perfect for residents who may be retired, living alone, or for young families. Affordability was a key consideration in the design of the project both in terms of upfront cost and in terms of ongoing energy bills. The buildings are constructed by structural insulated panels, insulated concrete floor slabs and feature triple glazed windows from Europe. Heat-recovery ventilation systems maintain a stable temperature of 20 to 22 degrees year-round, drastically resulting in reduced heating bills. In the future, solar panels may be added to Toiora’s north-facing roofs. The Toiora Co-Housing Development was the first multi-unit housing project in NZ to be certified to the Passive House standard, the international gold standard for building energy efficiency.

The Pool BY JUNE PFISTER

The Pool, designed by Queenstown based architects Yoke, is a self-contained structure that houses a private indoor pool, gym, sauna, and changing facilities. Yoke won a Te Kāhui Whaihanga New Zealand Institute of Architects award for the project.

The Pool is for both personal use and accommodates visiting high-performance athletes for rehabilitation. The design features board-formed concrete and raw steel, harmonising with the tones of the existing house. The lighter tones of the exterior are offset by a dark, moody interior to enhance the internal experience. Yoke was asked to create a new private pool house with an indoor pool, gym, sauna, and changing facilities, adjacent to the client’s existing Queenstown residence. The existing buildings on the property followed Central Otago’s architectural style with gables and schist. The pool house needed to harmonise with these elements while establishing its unique identity as a standalone structure, providing visual links to the homeowner’s art collection and the surrounding landscape. To fulfil these requirements, Yoke designed a long, lowprofile structure with raw materials that visually connect

with the existing buildings while introducing a modern architectural language. The south side of the building accommodates changing facilities, sauna and a gym, offering views of a dense hedge for an immersive experience. The north-facing pool area boasts expansive glazing, providing panoramic views of the property and surrounding mountains.

While pushing the boundaries of Central Otago’s architectural norms, the design maintains harmony with the surrounding environment and existing structures.

Key project details: ● The standalone building is around 345 square metres ● The entire project (including design, documentation, consenting and construction) took only 18 months from start to finish ● A collaborative, team driven approach resulted in a designconstruct like process allowing the timeline to be expedited

The interior palette contrasts the bright exterior, with Bluestone tiling on walls and floors, as well as cedar ceilings, creating a rich, moody internal ambience that resembles a residential setting. Smaller interior design elements, such as bench seating, inset joinery, plinth basins, and focal walls for art add depth and warmth to the expansive interiors. The final structure effectively meets to the brief, offering an engaging, atmospheric space suitable for both day and night use.

The project challenges conventional residential architecture by its inclusive design and versatile program. Despite being aprivate commission, it strives to accommodate a broader audience, resembling a house museum more than an exclusive private project. The building’s interior delivers a holistic experience, combining functionality with aesthetics. It creates an optimal environment for various activities, from pool use to yoga and rehabilitation, thanks to a highly insulated envelope and efficient thermal control.

Bell Hill Apartments BY JUNE PFISTER

The New Zealand Institute of Architects (NZIA) Awards is the time of the year where architects from around the country come together and celebrate award winning architecture. According to the NZIA website, 24 architecture projects won at the 2023 Southern region awards held in Arrowtown. These architectural builds are located from Queenstown to Invercargill. Oamaru based architects New Heritage were one of the worthy winners announced at the Southern NZIA Awards. They won the Heritage award for their Dunedin project, the Bell Hill Apartments. New Heritage is owned by Ian and Fliss Butcher; Ian does the architecture and Fliss does the researching and planning. New Heritage focuses on old buildings by bringing them back to life. “Like people, buildings can lose their way,” they say. “Some are left neglected and rejected – not used for what they were made for. But buildings have hope because unlike people they never really die.

2023 Architectural Design Awards announced BY BEN O’CONNELL

In August, 13 Otago and Southland projects received recognition at the Otago Southland Regional 2023 Architectural Designers New Zealand (ADNZ) Resene Architectural Design Awards in Invercargill. The awards are held annually by Architectural Designers New Zealand. For more than 20 years their awards have celebrated innovative, sustainable and inspirational residential and commercial projects designed by ADNZ members. From Invercargill to Dunedin, award winners came from across the region, proving that incredible architecture can be found everywhere across the country. ADNZ chief executive Keryn Davis said the awards highlighted the rich architecture of the area and the beautiful scenery. “When you think of Otago architecture, an image of a warm home, a fire roaring inside, with a stunning mountainous landscape comes to mind. That’s what makes this region so exciting. “The architecture is inviting, the views are like something from a postcard and so you just want to go there and experience it for yourself. “Each of the winners represent their region with pride and have excelled in adding another beautiful and welcoming home to the region. Well done.” All winners of regional awards are finalists in the National ADNZ Resene Architectural Design Awards. The national winners were announced at an awards ceremony on 27 October in Wellington. The National Award for New Home up to 150m² and National ADNZ Resene Kaitiakitanga Award went to Heights Whare in Wānaka by Virginia Barlow, VBA Limited.

Driftaway Queenstown BY JUNE PFISTER

Located on the shores of Lake Wakatipu in Frankton, Queenstown, Driftaway is the region’s newest campground, settled on the shores of Frankton Beach. Driftaway offers modern facilities, newly designed cabins, and stunning views. Ant Jackson, an architectural designer at Immersion Architecture, was the creative mind behind the design of Driftaway’s utility building, cabins, and the expansion of the reception area. In recognition of his exceptional work on this project, Ant was honoured with two distinguished awards, one from the Architectural Designers NZ Awards and another from the New Zealand Commercial Projects Awards. The announcement of the regional 2023 winners for the ADNZ Resene Architectural Design Awards took place in Invercargill on August 18th. These awards acknowledged 13 outstanding projects scattered across the region, spanning from Invercargill to Dunedin. With more than a decade of experience in construction, high-end architecture and carpentry, Ant founded Immersion Architecture in 2019. The name Immersion signifies the studio’s commitment to thoroughly engaging with every project, from its structure to the interior. “We like to believe in every project we do,” Ant says. “Driftaway is aimed to be a classic Kiwi camping ground. It’s modern and clean but it hasn’t forgotten its root cause. It also helps that it’s on the edge of a beautiful lake with views to die for, we were spoiled to have all this going on.”

The utility building, finished to a high standard, goes up against many fivestar hotels, although it is designed to be more fun and entertaining. While still aiming for a Kiwi holiday experience, Driftaway caters a cosy lounge with lake views, a stone bench top kitchen and dining area anda games room including rock climbing and lego walls. The bathroom facilities are made to feel more like a spa than a campground with tiled showers and high-quality fixtures. The cabins are of high standard with modern gable forms and private balconies. Driftaway is a place of high-end accommodation that fits all budgets of travellers whether you are on holiday with your family or friends. As well as top notch facilities, Driftaway also has hot tubs on

site for you to soak in the views! Hot tubs are open to the public and provide a discount to all Driftaway guests currently staying at the accommodation. With the help of Ferguson Builders constructing the utility building and the reception extension, and the cabins constructed off-site by Cook Brothers, and overseen by Rubix project managers, the project was a great success.

“Throughout the project I was asked to assist with extending the reception building, add worker accommodation and assist with other aspects. I was lucky to be involved with the project from beginning to completion.”

“It was great to be involved in a great local development, we are very proud of the outcome and everyone involved,” Ant says.

Driftaway is not just an architectural achievement, but also a local success, owned and operated by Queenstown locals who are deeply involved in its day-to-day functioning. The hands-on approach they have on Driftaway not only guarantees a personal touch, but also gives a feel of community connections and support.

The project started in mid-2020 for the design team, however the Covid pandemic put a hold on proceedings, with construction starting in early 2021 and completed in early 2022.

Driftaway Queenstown is the perfect place to spend your skiing or summer holiday, with top architectural designs and a range of facilities to equip all kinds of travellers.

What Driftaway has to offer: • State of the art facilities designed by Ant Jackson from Immersion Architecture • Classic Kiwi holiday campground style • A range of facilities for all groups of holidaymakers • Stunning views of Lake Wakatipu • Short travelling distance to town.

Building excellence RMB houses of the year BY JAMIE QUINN

The Registered Master Builders House of the Year is the foremost and most widely acknowledged award in New Zealand. It serves as a prominent platform for celebrating building excellence within the industry and is recognised by both industry professionals and clients. The competition has been running for more than 30 years, honouring the skill and expertise of New Zealand’s top builders across the entire spectrum of construction, ranging from affordable homes to luxury structures. There are more than 20 distinct categories in the competition. In each region, every entry within a particular category is evaluated by a panel consisting of two judges. For instance, the same pair of judges that assess a New Home valued up to $500,000 in Wellington will also evaluate all other categories within Wellington. These judges meticulously review each property and determine its score based on the established criteria for its respective category. The Registered Master Builders House of the Year competition recognises the very best homes, builders, and craftspeople across New Zealand. This year, the regional competition witnessed an impressive participation of nearly 300 entries spanning nine regions. John Gavin Construction has claimed the prestigious Supreme House of the Year Over $1 million Award at the 2023 Southern Registered Master Builders House of the Year competition for their remarkable build in Queenstown. These prestigious Awards are made achievable through the generous sponsorship of: Altus Window Systems, Bunnings Trade, CARTERS, GIB, Master Build 10-Year Guarantee, Pink Batts, Plumbing World, Resene, and APL Window Solutions.

Wanaka wonder BY BEN O’CONNELL

Archi Build won two regional awards for this Wanaka home that blends clever shapes and seamless design with low-maintenance sustainable materials. Behind Archi Build are Tom and Kelly Dupont, who say they couldn’t do what they do without the support of their ‘lads’ and contractors. “It was our first time entering the Master Builders House of The Year awards and we were delighted to win a regional Gold Award and the lifestyle Kitchen Excellence Award, and then get told we also made the Top 100! “It was incredible to be rewarded with the awards as all of our team and our sub-contractors put so much time and energy into what they do and the results show.” The pair look forward to the future of Archi Build Ltd, with some amazing builds currently underway and in the pipeline. “We’re excited to watch them evolve from the ground up!” In the past few years Archi Build have faced events they’ve never navigated before, but they have only bounced back stronger. “We feel things have stabilised and we’re charging on with our work with good momentum, and a positive, enthusiastic mindset,” they say. “In the Central Otago region, we are still experiencing growth and with growth is building opportunity in both commercial and residential. We’re working with some fantastic architects and it’s a real privilege to make this vision come to life.”

Benloch BY BEN O’CONNELL

Form Construction picked up several honours at this year’s RMB House of the Year awards; a Top 100 spot, the Regional Pink Batts Craftsmanship Award, Regional Category Winner, Regional Plumbing World Bathroom Excellence, and a Regional Gold. This Lake Hayes property is the builder’s own home, proving that when you have ability and a vision the possibilities are endless. At 442 square metres and with four bedrooms, four bathrooms, two living rooms, media room and a massive five-car garage, this home is truly marvellous. The star of this build is black steel, with exposed structural beams and trusses, a floating fireplace and staircase, and functional yet aesthetic firewood storage that all combines to form one single sculptural piece. Continuing the industrial chic, polished concrete floors add to the sophisticated vibes. Sustainability shines in this home, with SIPs panels and thermally broken concrete equalling an airtight passive dwelling. Timber brings the outside in, present in feature walls to custom cabinets, marbled bathrooms and grand walk-in wardrobes. Levels of excellence BY BEN O’CONNELL

There’s perhaps no better testament to a builder’s eye for construction and architectural design than their own home featuring in the Top 100. That’s exactly what John Hudson of Hudson Builders Ltd has achieved. Also fetching a regional gold, this Lower Shotover property takes craftmanship to new heights. The 437 square metre home was built with painstaking attention to detail, there in the vaulted ceilings, polished-concrete floors, exposed steel, tiled bathrooms, outdoor room and much-admired kitchen. The home’s orientation towards the sun, 23 solar panels and air-to-water underfloor heating ensure easy living all year round that is mindful of the natural environment. The cedar-clad exterior with schist and weathered-steel highlights exemplifies how this property’s respect of the relationship between natural and man-made. On taking home awards, John Hudson says it was great to win, news he learnt after his phone was inundated by congratulatory calls and texts. The property showcases John’s well-rounded skillset and high-quality of building, which quickly opened other paths to more high-end home projects. Judging by this home, the demand for Hudson Builders Ltd should come to nobody’s surprise. Hudson Builders Ltd Lower Shotover 022 159 6598 john@hudsonbuildersltd.co.nz

Hilltop Retreat BY JUNE PFISTER

Hunter and Craig’s Hilltop Retreat, located on Cairnmuir Hill in Central Otago, has won multiple awards as part of the 2023 Registered Master Builders’ House of the Year Awards. Hunter and Craig entered their stunning home, that they designed and built, into the Southern region and Altus Window Systems New Home $750,000 - $1 million categories. Hilltop Retreat won two national awards including the Special award and the Top 100 award, and in their region, they won the Regional Supreme House of the Year, Regional Category Winner and the Regional Gold awards. The home is situated amongst tors up to 10 metres high and is contained within a defined excavation to minimise site disturbance and fitting in with tight resource consent limitations. For Hunter and Craig’s designers, this was a challenging site to work with, coupled with the client’s brief which was very specific right from the outset. The 20-metre-long entrance runs through rocks that are up to four metres high. Their builders were tasked with delivering their usual high-quality result in very restrictive conditions.

HILLTOP RETREAT: IMAGES SUPPLIED BY HUNTER AND CRAIG

The site was spectacular but the saying “between a rock and a hard place” certainly resonated with them for this build. At times, building had to take place within 50 millimetres of the cut rock walls. Hunter and Craig modified some of their standard construction methods to enable construction within the very restricted platform. This house exemplifies how well the design and build model can work when you have a dedicated team of professionals collaborating with precision. The clients have previously used Hunter and Craig to build their first home, however this project had a strict timeline and maintained budget, meaning communication and planning with subcontractors and the clients was crucial. However even with Covid-19 lockdowns and the many challenges, Hunter and Craig were able to successfully build and design a stunning home with a unique design influenced by the large rocks. The Hilltop Retreat really is an amazing home that is located in a location with a remarkable backdrop.

The team at Todd Ford Builders recently completed a project in the Heathfield subdivision on Elsie Purnell Place. Starting in April of 2022, the team had the entire build covered from start to finish. From the ground up, they took care of everything, including retaining walls, foundations, framing, roof work (roof framing), aluminium installation, cladding, insulation, interior lining, and all the finishing touches. Todd Ford Builders have managed all the trades involved to put the hit project together. The new, single-level house with 317 square metres of space, features four bedrooms, two bathrooms, two separate toilets, and two garages (one double and one separate). There are two outdoor areas, one with a retractable louvre. The house is clad using Solar Rib roofing, Rockcote plaster, James Hardie vertical stria,

74 DIS TIN C TIV E DE SIGN S.C O.NZ

and Cemintel Territory cladding. The flat roof connecting four pitched roofs gives it a unique look. Inside, the steel portals and a pitched ceiling create a large living space. The home is packed with features, a curved wall, barn door, and cool lighting. It also features custom vanities, big doorways, comfy shaggy carpet, a cosy fireplace and ducted heating. The build was completed in April 2023 however, Todd Ford Builders faced a few challenges during the project. First, building a curved retaining wall that was three metres tall using 4200 millimetres SED poles required careful work. Pitching a flat roof to suit the correct falls away from four separate wings took some planning. They also had to be extremely precise with window heights and steel beams to make sure everything lined up perfectly. Lastly, using Cemintel cladding for the first time was a learning experience, but it turned out to be manageable in the end.

Testimonial “From start to finish, hundreds of questions back and forward, email trails and juggles to make it within budget, we were guided skilfully through the long process of a major building project at our home in 2022. Todd was extremely flexible, approachable, helpful and patient with us at every turn. He was always available and quick to action any queries we had. Todd smoothly and skilfully managed our project which was no mean feat with what was thrown at him between the Covid pandemic, a gib shortage and us continuing to live onsite during the renovation with three children aged under four. “All the builders and tradespeople that came onto site to work were friendly, hardworking, professional and highly skilled and we loved how they patiently allowed our wee boy to watch and feel included in all the exciting parts as well as taking the time to talk us through decisions and materials. “Todd was quick to rectify any issues that arose and offer options and solutions. He led and managed his team of builders and various other tradespeople while remaining hands on the tools to ensure things were finished to a high standard. “Communication was excellent throughout and we would not hesitate to recommend Todd and Kirsty to anyone looking to undertake building work. The overall experience was fantastic and the end result has made a hugely positive impact on daily life in our family home. Thank you for everything.” - Louise and Cory Pollard

Niche Design & Construction was created by Kawhata and Amy Williams over 10 years ago when they found a real need for quality outcomes that were carefully considered. They wanted to create homes that were beautifully crafted and not just your usual ‘cookie cutter’ houses seen by larger companies. A key aim was to create not only beautiful homes, but also deliver a seamless build process where the client felt valued, heard and understood. The core values of Niche Design & Construction are having respect for every client, respect for their team and respect for merchants. This is evident in the team atmosphere that’s created, glowing customer reviews and the beautifully created architectural builds they complete. Kawhata is a qualified and capable Master Builder who has built many

new homes, commercial buildings and completed housing renovations to a high standard. Amy is a designer whose creative eye allows her to come alongside you and advise on the best finishes for your home, taking the pressure off clients to make those crucial decisions alone. Niche Design & Construction designs, builds and takes to market architecturally designed houses that are carefully considered for the environment they’re built in. “We consider everything from the section orientation, the position of the sun and how best to harness this in winter and also protect from this in the heat of summer to the interior layouts and furnishings. “We always consider the family unit and how this relates to the function of the house and how best to create a harmonious way of living. “One of our recent Niche Developments was our Sentinel Park project where we purchased a section and set out to design a house suited

to a family consisting of two adults and two to three children. We wanted the house to be warm in winter but protected from the sun in summer. “We wanted to maximise the stunning views available and to create a home that a family could walk into and feel at home, where every part of living was thought out and provided for from the moment you walked in the door.” The Sentinel Park home consists of a beautiful light and airy entrance way with a coat cupboard and a bench seat as a place to take your shoes off after a hard day’s work. There’s also plenty of room for school bags to be stored out of the way of busy families as they rush in from school then off to after-school activities. This entrance then either leads to the bedroom pavilion where you can rest and relax, or into the living area where you are greeted with a beautifully crafted vaulted cedar ceiling creating a feeling of opulence and grandeur.

The kitchen consists of a waterfall stone benchtop and beautiful timber cupboards to accent the dark coloured kitchen. The separate coffee/bar area gives space to create the perfect brew and the large light filled scullery features plenty of space. There is a separate media room for those family movie nights and the flooring throughout the living spaces is oak planking. The bedrooms are large with great sized windows and wardrobes, and the master bedroom consists of an ensuite and walkin wardrobe. There is a beautiful cedar clad feature wall to bring the outside in which has state of the art bedside lights integrated into it. The exterior is clad in cedar and board and batten and features large Kwila decks to capture both the morning and evening sun.

“When planning a Niche development, we always up spec the materials being used. The framing is thicker allowing for more insulation and the windows are set in, so that they protect soft furnishings against the harsh summer sun. The rooms are also all sound batted throughout the house to ensure no noise travels between the different rooms and living quarters. “It is our simplified approach to the new house build market, and one we have found has presented very desirable outcomes for some happy Wanaka new homeowners.” Niche Design & Construction 027 749 2612 office@niche.kiwi.nz www.niche.kiwi.nz

Mighty Remarkables BY BEN O’CONNELL

Building custom homes in the Queenstown and Wanaka area comes naturally to the team at BMB Building. Building architectural homes is BMB’s bread and butter. Their Brown House project overlooking the mighty Remarkables is no exception. Work on Brown House started in August 2020 with the natural landscape at the forefront of the design and construction process. Leading the team and a master in his trade, Ben Brown went above and beyond to build “a stunning house around the views of the Remarkables”. Ben says the highlight of the build is the large dormer in the lounge that captures the landscape. “It brings everyone’s jaws to the ground as they enter the kitchen and lounge areas,” he says. Brown House boasts open plan living and unmatched indoor-outdoor flow sure to wow. Matching natural materials with concrete panels that stand proudly in key focal points in the home, the property sits seamlessly amongst the Remarkables.

Brown House is versatile in its design yet has a distinct personality – strong, well-considered, meticulous, and elegant.

Imagine soaking in the morning in your sleek monochrome kitchen before lazing in the best of New Zealand’s scenery. It’s a reality one cannot help but envy. Pops of wood shine against marble and polished concrete across Brown House. Despite embracing brutalist architectural fundamentals such as concrete panelling the property still feels warm and inviting. As if the home’s magnificent dormers that make Southland scenery into a living art piece weren’t enough, carefully placed skylights and other smart window elements harness the sun. Brown House was completed in December 2021 but was not without its setbacks. Ben says that “lifting the 10 to 15 tonne concrete panels into place” was challenging but undeniably worthwhile.

By combining these elements, Brown House marries sustainable and natural materials with a bold and modern design style. A dream oasis, it is as if the home is floating amid the Remarkables. Perfect for entertaining guests or finding a quiet place away from life’s stresses, Brown House is versatile in its design yet has a distinct personality – strong, well-considered, meticulous, and elegant. “This build shows the precision of BMB; getting pre-cast concrete panels, structural steel, and timber working seamlessly together to the millimetre,” Ben says. This precision is years in the making. BMB Building was established in 2017 and continues to grow rapidly. The team today comprises four employees and a mixture of subcontractors. Innovative kitchen solutions BY JUNE PFISTER

B&M Joinery, located in Cromwell, recently won the Master Joiners Regional Award for Otago and Southland with a brand-new kitchen design they built.

The clients that hired B&M Joinery, wanted a total transformation of their family’s home, desiring organic and natural shapes in their kitchen and living space. They aimed for a balanced blend of modern practicality and elegant organisation, especially with a growing family. The curved breakfast bar eliminated pinch points and created an inviting entrance, while the pantry cleverly featured an Angled Archant woven panel to contrast the organic lines of the bar. Space was craftily maximised, with cleverly dimensioned cupboards. The kitchen’s organised look is done by using the Blum ambia-line systems, which reduces clutter. A hidden drawer

90 DIS TIN C TIV E DE SIGN S.C O.NZ

charges the client’s devices, and appliances are stored behind an electric roller door, revealing an oak-veneered pantry on the counter. The drinks nook and a discreet office, extensions of the kitchen, match with oak veneer and LED lighting. The nook looks like fine furniture with herringbone patterns, and the office hides behind tinted glass Hafele pocket doors. The client’s dream kitchen was a success, despite several challenges. Crafting a curved back panel around the breakfast bar, integrating oak details into the thick breakfast bar top, maximising space within the existing floor plan, and in-house manufacturing of a steel frame for mesh inserts all posed hurdles.

Innovative solutions, such as creating moulds and using precise machining, achieved the desired design. Through dedication, innovation, and teamwork done in collaboration with B&M Joinery and the clients, the family’s vision for their dream kitchen became a reality, with each challenge met with creativity and style. This transformation successfully blended modernity with natural elements, resulting in a kitchen that exudes practicality, elegance, and the promise of heart-warming memories to come.

A jewel in Pearl Lane BY BEN O’CONNELL

A marvel in architectural detail with stunning views maximised by high ceilings, the team at Shackleton Building have undoubtedly outdone themselves with this Wānaka property. The modern architecturally designed Wānaka home takes a different approach to new homes, which came with its own set of problems; nothing the Shackleton team could not solve. The unique design and layout meant the build was challenging yet hugely rewarding. The project started in July 2021 and was completed in September 2022. It is no wonder the clients successfully moved in not long after, enjoying their first Christmas together in their new home which the Shackleton team say was really special for them.

92 DIS TIN C TIV E DE SIGN S.C O.NZ

The 333m2 property features an internal courtyard, expansive deck, and large modern windows all of which overlook the clean, minimal landscaping. The Shackleton team makes note of the property’s stunning schist work, which they say was a great opportunity for them to work alongside some of the other talented tradesmen in Wānaka. “The clients designed a high spec throughout and we really aspired to deliver quality workmanship throughout the job. “The precision detailing elements of any architectural design are really

something that we enjoy nutting out and sinking our teeth into. “Some builders shy away from these sorts of projects as they can be hard to get right, but from my days as an apprentice, high-quality workmanship was really drilled in to me, so it has stuck and I think that leads to wanting to do things right and making complex things work,” owner and operator Adam Shackleton says. The biggest challenge that took place during the build was sourcing materials. At the time, New Zealand faced a shortage of construction products, which forced the team to walk the extra mile.

“We worked hard to source the right products and just had to make sure we were really organised and sourced materials well.” The result is a property bursting with modern character, combining bold lines and angles, a monochromatic interior palette, and décor inspired by natural materials. It’s the result of a vision deeply rooted in architectural ambition. Shackleton Building are all about bringing people’s dream homes into reality, and constructing their future. A well-designed and well-built home is one cherished and treasured for years to come – hopefully generations.

“We particularly enjoyed working alongside this client, as the project was such a great opportunity for us to showcase what we can do. “They were also ideal clients, great to work with in bringing this vision to life. They also established a great rapport with all our team members on site so by the end of the build it was a special feeling to see the finished product.” Shackleton Building was established in Timaru in 2015. In time, the company successfully grew leading to the decision to move to Wānaka in 2021, enticed by the fresh air, mountain views, and a healthier work life balance.
