he most obvious sign you live in a hard water area can be found in your kettle, where mineral deposits in the water build up on the element and up the sides in the form of limescale. Design details ‘I love the light that lows through, and the feeling of space,’ says Emma, of the double reception rooms that they’ve separated with folding doors

G

raphic designer and illustrator Emma Emmerson fell in love with her spacious Victorian home in Hove as soon as she viewed it, but there was one obstacle – her husband, James. ‘I could see the potential of the space straight away,’ she recalls. ‘he previous owner was an elderly lady who only lived in two rooms downstairs, the back doors and ireplaces were boarded up, and it was really dark. But the original features, including some stained-glass windows in the entrance, were stunning.’ James, however, needed convincing. ‘Our lat at the time was right by the sea, which he loved, and he thought the house looked really dingy. But we needed a bigger property so that we could have a home oice; plus, we wanted another baby.’ James was inally persuaded and, mortgaged to the max, the couple began a huge renovation project, determined not to spend too much cash by doing a lot of the work themselves. Although there wasn’t too much structurally to do, the interior required a complete overhaul. ‘We started by taking down the boarding and sanding all the loors,’ Emma explains. ‘My dad is a builder and carpenter and we have friends who are carpenters, too – there was so much work to do

BUDGET BUY The latest printing techniques mean that replica tiles now look as good as the real thing, and are much cheaper, too – a poured concrete floor can cost from £100 per sqm, whereas good quality tiles can be as little as £15-20 per sqm. Made from porcelain, largeformat concrete designs not only appear authentic, they don’t require sealing, making them much easier to maintain

that we wouldn’t have taken it on if we didn’t have people who could help.’ The couple and daughter Bo Lily moved out to stay with Emma’s mother while the initial work was completed, which included taking down some interior walls, moving the kitchen door from the middle of the room to the side, and getting rid of the downstairs bathroom altogether. ‘After that, we installed a new kitchen and bathrooms, and the whole house was painted,’ says Emma. ‘It was all very liveable, but we needed to add some character to the rooms.’ Downstairs, the kitchen – which opens on to the garden – is modern and white, with splashes of colour from artwork and Turkish tiles. The knocked-through living room has folding doors separating it from a second reception room. ‘James thinks we should close them to give the kids their own lounge area, but I love

the light that flows through and the feeling of space,’ says Emma. Beautiful stained-glass windows line the entrance hall and stairwell, and upstairs, the three bedrooms all have their original fireplaces. A further staircase leads to the second floor, which was originally a series of three rooms, and has now been turned into a huge guest room with extra storage and an en suite. The layout has also evolved over the years to suit the family’s changing needs – the en suite next to the master bedroom was a tiny box room when they moved in, then a nursery for son Herbie when he was born. The basement has been a home office for their business, a playroom and den, and is currently used as a workshop for Emma’s woodwork. The house is also clutter-free, which Emma puts down to her innate love of clean, organised spaces and ‘the children being very well-trained!’ APRIL 2020 GOODHOMESMAGAZINE.COM 57

Emma used her designer’s eye to search Pinterest and interiors magazines for inspiration, avoiding faddy trends and instead opting for a classic style that feels modern, yet sits perfectly with the period features of the property. ‘I made all the curtains in the house, the bench in the bathroom, and all the clocks,’ she says. ‘I do sometimes take on too much, but I love doing it.’ he couple admit that there are things they would do diferently if they did the project again, such as patio doors in the kitchen to maximise the light, for example. But that knowledge and hindsight has come from living in the house. ‘I absolutely love renovating and interiors, but you can’t do it all at once,’ Emma explains. ‘It’s

couple hangs on the walls, and the inished look is as much a testament to Emma’s artistic eye as practical skills. ‘I never ever dreamed I’d live in a house like this,’ she says. ‘When we were living in a lat, we’d look out of the window and feel the need to get out, but this house is the opposite – it’s such a haven. here are fun bits, cosy bits and places where you can simply read a book and unwind.’ And next? ‘We’d love to build a wellness space at the end of the garden, with a small pool and a sauna – that would be our dream project.’

een to take on a renovation project, Olivia and David Anderson struck lucky when they found a threebedroom detached Edwardian house in south-west London that had hardly been touched in 60 years. ‘It had so much potential to extend,’ recalls Olivia. ‘We’d previously lived in a smaller Victorian semi in the same area, so the real clincher was the large garden – although in retrospect the appeal isn’t so great now that we’ve discovered we’re not really gardeners!’ he year-long project was split into two phases, the irst being a hip-to-gable loft conversion, which provided two extra bedrooms and a bathroom. an open-plan kitchen/family space. ‘he ground loor has almost doubled in size,’ says Olivia. ‘But we were careful to keep the Art Deco style of the roolines as well as the doors and windows.’ With two children, living amongst the dust and rubble wasn’t easy. ‘While the ground loor was being renovated we lived in an old outhouse in the garden with a makeshift kitchen and toilet for six months, which we called ‘the pavilion’,’ she explains. ‘Despite the name, it wasn’t exactly luxurious! here were hundreds of challenges along the way as old houses are never easy, but I’ve learned two things – never live in it during the building work, and don’t scrimp on costs!’ Upheaval aside, Olivia says the extension has transformed the way they live. ‘We entertain more and have a better family life,’ she says. ‘here might be cooking going on in one area, homework in another and Lego elsewhere – but we’re all together. I absolutely love the high ceilings in the new part but looking back, perhaps I would’ve chosen Crittall doors instead of bi-folds and I might’ve exposed a bit of brick in the playroom area, too.’ With the previous layout feeling cramped, a key change upstairs was taking out the ireplace in the couple’s bedroom to re-position the bed, which has made a big diference to how they use the space. Wardrobes on either side of the bed meant no space for bedside tables or lamps, so this was overcome by draping two pendant lights with long cables over the bed instead. Although Olivia and David managed all the building work themselves, they decided to recruit sisters Rebecca Herman and Katie Allan of interior design irm Joan to help with the inishing touches. With the couple each running their own businesses, they decided this would help lower their stress levels after such large building projects. ‘I’ve known Rebecca for many years and love her style, so when she told me she was starting an interior design business I couldn’t wait to be one APRIL 2020 GOODHOMESMAGAZINE.COM 69

of her irst clients,’ says Olivia. ‘It gave us a fresh pair of eyes and really renewed our motivation to get the project completed.’ At this stage the basic elements were already in place, such as wooden looring on the ground loor, panelling in the living room and Farrow and Ball’s Strong White on all the walls, which provided a neutral backdrop for each room. ‘It was more of a collaboration as Rebecca and Katie went through our likes and dislikes, asked us what furniture we wanted to keep and found out how we wanted to use the space,’ says Olivia. ‘We went with pretty much everything they suggested, such as painting the living room panelling a dark blue-black, which is really cocooning. he only thing we couldn’t be persuaded on was the colour of the kitchen island – they wanted to go for a green shade, but we preferred blue.’ When it came to the open-plan space, the brief was to keep it light and airy, linking the kitchen more with the living and dining areas. Next are plans to create a garden studio, but eventually Olivia can imagine tackling yet another project. ‘I’d love to build from scratch and create something contemporary,’ she admits. ‘But I’d deinitely include lots of vintage elements, like reclaimed wood, brick and steel. Working with Katie and Rebecca has made me much braver and more inclined to go for dark walls with pops of colour. here’ll deinitely be more drama evolving with our interior schemes over the coming years.’ 74 GOODHOMESMAGAZINE.COM APRIL 2020

hen Becca and Edward Charles started house-hunting in Cambridge, space was their number one priority. With the arrival of their youngest son Freddie in April 2015, the now family-of-four had outgrown their three-bedroom mock-Tudor home. ‘We started to look at houses nearby, and realised we could actually aford to move up the ladder without having to relocate outside the city centre,’ explains Becca. ‘However, it wasn’t a case of looking for that dream renovation house; we were concentrating on how many rooms it had – and how big the garden was.’ When this 1920s property came up for sale, the décor wasn’t to the couple’s taste, but it already had a loft extension, giving the family ive bedrooms and a lovely orangery. So they decided to take the plunge, moving in that October – and it wasn’t long 80 GOODHOMESMAGAZINE.COM APRIL 2020

before Becca began to consider tackling some of the projects on her todo list herself. ‘I really wanted to uncover the original loorboards in the hall, but everyone I asked was either too busy or uninterested in taking the work on,’ she recalls. ‘It was actually our decorator that suggested doing it myself, so I did – I pulled up the carpets, hired a sander and found myself really enjoying putting the character back into the house.’ he next job for Becca was the couple’s bedroom, where itted wardrobes spanned two walls. ‘I remember settling a ten-month-old Freddie with some toys on the bed, then went to work and ripped out the wardrobes,’ she explains. ‘We then got the room replastered and the picture rail put back, and each project I tackled improved my conidence. I also discovered that there was a whole world of support online, with videos on YouTube as well as people on Instagram sharing photos of projects.’ Becca started to gather ideas and APRIL 2020 GOODHOMESMAGAZINE.COM 83

Playroom The front reception room is a bright and cheery play space for Charlie and Freddie. The huge map mural, from Photowall, is a fun way of teaching the boys the capital cities of the world

experiment, setting up her own Instagram account @bechomestyle to record her progress. Having given up her role as a HR manager for a pharmaceutical company to become a stay-at-home mum, Becca admits she missed the interaction with people, and working as a part of a team. ‘Yet on Instagram, I was getting likes, people loved what I was sharing, and I was enjoying doing so. I suppose I was getting that job satisfaction again.’ Even though the house didn’t need major work, there was plenty to keep Becca busy. One of her biggest challenges was getting more light into the living room. She had the walls painted in Dulux’s White Mist– which 84 GOODHOMESMAGAZINE.COM APRIL 2020

she’s used throughout the house – and chose a pale carpet. ‘I used to think people felt that neutral schemes were boring, but it can be family-friendly, too,’ says Becca. ‘I’m lucky that the boys are naturally tidy, plus we have included lots of storage to hide things away.’ However, one project remained – the kitchen. So, in February 2019, Becca and Edward made plans to create a bigger, more family-focused space, knocking through into a utility room to give them enough space to put a lovely farmhouse table, upcycled by Becca, at its heart. he window was enlarged, with the sink centrally placed to give a lovely view of the garden. And when it came to the colour of her new kitchen – of course,

Looking around Becca’s home, she’s successfully achieved a harmonious feel – even the boy’s playroom is decorated in soft, subtle shades – and there are plenty of stylish inds and characterful displays. ‘I love eBay, Gumtree and charity shops,’ she says. ‘Plus I’ve learned to shop for diferent things on Instagram.’ More recently Becca has been busy upcycling. ‘I always think furniture is such a big expense… and what if I don’t like 86 GOODHOMESMAGAZINE.COM APRIL 2020

it, or change my mind? Our dining table and chairs, for instance, are really good-quality oak and worked perfectly in our old home, but here they always felt too heavy,’ she explains. ‘I then igured out that I could limewash them, which would work with my style perfectly.’ After doing her research, Becca decided to go for it, and the new-look table now looks at home in the kitchen. ‘I igured it was worth the risk, and now I’m limewashing everything!’

lthough happy in their Battersea lat, Charlotte Mackay and her husband Tom decided to leave London and return to their rural roots to be nearer their families. ‘We are both originally from Northamptonshire, which is a stunning county, with good transport links back to the capital when we need them,’ explains Charlotte. ‘We loved city life but were keen to move somewhere where we could aford more space.’ Shortly after their wedding in 2015, the couple began an online property search, quickly spotting a repossessed semi-detached cottage in a pretty village that was reasonably priced due to its condition. Preferring older properties to new builds, the couple had their hearts set on a period home and were happy to take on a project, but didn’t want something that required too much structural upheaval. ‘On viewing I could see its huge potential – not least the

been repainted in Farrow and Ball’s Oval Room Blue to echo the feature wall in the living room and create a sense of low between the spaces. Metro tiles and open shelving made from scaffold boards add an inexpensive industrial edge, with the spare planks made into a dining table

unusually high ceilings, which are a blessing for Tom who is well over six feet tall,’ recalls Charlotte. ‘Although there was clearly a great deal to be done, it was mainly internal renovation and a cosmetic overhaul that was needed, so I was conident we could manage the work.’ After a successful bid, the couple received the cottage keys on New Year’s Day 2016, and immediately set about stripping the shabby interior back to its bare bones. Virtually untouched since the 1980s, the windows needed replacing as did the plumbing and wiring. New looring was laid throughout and bifold doors installed in the living room, for easy garden access. While the bulk of the work was in progress, the couple stayed with Tom’s father nearby. Turning her attention to the décor was a joy for Charlotte, who works as a freelance interior designer. ‘My challenge was to completely update the cottage while remaining respectful of its age,’ she explains. Approaching the project as a whole, Charlotte initially painted all the walls white, giving her a blank canvas to develop while instantly brightening up the cottage. found to be made from ine quality oak. ‘Although the cabinets looked tired, we would have been mad to tear them out,’ explains Charlotte. ‘Instead, we removed all the doors and had them professionally painted. I then added some open shelving made from reclaimed scafold boards, which elevated the look from traditional country cottage to something a little more contemporary.’ A considered balance between pieces chosen for their age and more modern inds typiies Charlotte’s approach to furnishing the cottage. Family heirlooms and gifted antiques are paired with on-trend high street buys, and the couple’s collection of unusual art lends warmth and personality to each room. ‘Mixing up vintage pieces with more up-to-date accessories keeps the look eclectic, which I think works particularly well,’ Charlotte says. ‘We brought only our favourite pieces from the London lat and I sourced a lot of the furniture from auction houses and eBay – I don’t like anything to look too matched.’ In the bathroom, Charlotte and Tom had the existing roll-top bath reconditioned and went on APRIL 2020 GOODHOMESMAGAZINE.COM 95

to install a large shower enclosure, which makes the space feel even more luxurious. ‘We spent a large proportion of the bathroom budget on the washstand-style sink but I think it was worth the extra investment,’ says Charlotte. Despite the relative simplicity of the renovation, the couple faced their share of challenges along the way, including a swarm of bees in the chimney, and a major leak from the newly itted bathroom through the freshly painted living room ceiling. ‘We discovered that the shower cubicle hadn’t been sealed properly, which taught us a big lesson about only recruiting tradespeople who come highly recommended,’ says Charlotte. 96 GOODHOMESMAGAZINE.COM APRIL 2020

Four years on and all problems aside, the couple are delighted with how the cottage looks now and have also tackled the overgrown garden, installing smart decking and seating so they can enjoy eating outside in the summer months. ‘I feel that a home should feel welcoming and relaxed, and always relect the personality of the owners,’ says Charlotte. ‘I thrive on variety and am constantly changing things around – Tom never quite knows what he’s coming home to! We both love living here, although I am itching to start all over again,’ she admits. ‘I’m on the lookout for the next project to throw myself into.’

WHY DID YOU DISLIKE YOUR OLD KITCHEN? Although we liked it being open to the living room, it was quite dark and felt cold as it’s above the garage with poor insulation. he conservatory at one end, which we used as a dining room, was only comfortable in summer, so in winter the five of us would be squeezed around a small table tucked under the stairs. here was also a large utility room downstairs so all the kitchen equipment was split between the two loors, meaning lots of toing and froing. I wanted more storage, too. HOW DID YOU WANT TO CHANGE THE SPACE? Our architect, Liz Haestier of Overton Architects, suggested opening up the gable end wall and replacing the conservatory with an extension using SIPS (structural insulated panels) clad in red cedar. This meant we could raise the ceiling height, add roof lights and install a large picture window at the rear and French doors at the side to make the most of the views. We also discovered the beams in the living room were fake and since they didn’t add anything to the room, we decided to get rid of them so the space felt more modern. WHAT WERE YOUR MUST-HAVE FEATURES? In terms of the style, we wanted white units so we could add colour through artwork and accessories. Our builders, R N Wooler & Co, have their own joinery workshop so they made them bespoke for us. I also wanted wrapped Corian worktops for a streamlined look and the company suggested having them moulded up the wall so there are no gaps, making them easy to clean. DID YOU STICK TO YOUR BUDGET? We budgeted around £20,000 for the kitchen, which was part of a big renovation project, and went slightly over. A single window at the end would have given an uninterrupted view but was too expensive so we chose to have two instead, plus I kept costs down with some cheaper fixtures and fittings. The Corian took a large chunk of our budget, but we knew it would create the sleek finish we wanted and I felt well-made joinery was really important.

WERE THERE ANY DISASTERS? Although it was quite scary seeing part of our bedroom hanging in the air on props, it went pretty smoothly as the builders were brilliant and project-managed the whole thing. I’m glad we rented a house during the fourmonth project though, as it would’ve been a nightmare living among the mess, and I called in each morning to check on the progress. WHAT WAS YOUR BEST BARGAIN? The vintage dining table and chairs were a really good price and I was happy to bring in furniture that had had a previous life. DESIGN to spend over £1,000 on a table my children might wreck, and I knew we would be able to repolish the African teak to make it look great again. WHAT DID YOU LEARN FROM THE PROJECT? Friends who already had kitchens fitted gave me great advice. Quite a few said choosing different layers of lighting was key, and also having drawers rather than cupboards so you’re not reaching to

the back all the time to get things out. Positioning appliances correctly was also important. HOW DO YOU FEEL NOW IT’S ALL FINISHED? We’re 100 per cent happy; everyone is amazed by the transformation. It’s such a light space, and laying new flooring on top of the old and insulating the ceiling has helped it feel warmer, too. There’s space for us all to hang out but not be on top of each other.

WHY DID YOU DISLIKE YOUR OLD KITCHEN? When we bought the house in 2017, the kitchen was already looking tired and dated, while the ground-floor space just didn’t work for us. Ti p SPACE ENHANCER Cleverly designed to maximise storage, the L-shaped island unit incorporates a supporting pillar

entrance to our utility room and the downstairs loo, which gave us flexibility. Our previous home was a converted stables with a very traditional Shaker kitchen, so we wanted something more modern here. WHAT WERE YOUR MUST-HAVES? Appliance-wise I would not compromise on having a good-size fridge and separate freezer – and a wine cooler! The L-shape island was Richard’s idea; it really maximises the space available and provides a huge amount of storage. Plus it looks so different from a standard island. DID YOU HAVE A PROJECT BUDGET? We were quite flexible; but set out hoping to stay at around £50,000. This would have been achievable had we not wanted to open

the space up, which required a fair amount of structural work. We were happy to spend more to get exactly what we wanted, rather than make compromises and have regrets, weighing up the benefit versus cost on most of the more expensive decisions. The whole project, including the utility room, new downstairs loo and the building work, was around £70,000.

the water back on. Fortunately when the team from Euphoria came on board, they kept an eye on everything and it came together quickly. WAS ANYTHING MORE EXPENSIVE THAN YOU EXPECTED? The Quooker tap was about £1,200, so more than we planned to spend on a kitchen tap. We initially ruled it out, struggling to justify the price tag, but in the last week of the job we had a change of heart and had one fitted. We haven’t regretted it. WOULD YOU DO ANYTHING DIFFERENTLY? In hindsight I maybe wouldn’t have painted

cabinets in a house with young children. The lighter cabinets are vinyl-wrapped and very hardwearing, whereas the darker ones have been scuffed a little. I do adore the Oxford Blue shade though. At the time of the project I couldn’t find a splashback I liked, so I’ve decided that I’m going to now paint one on in gold – I think that it will look amazing against the dark cabinets. HOW DO YOU FEEL NOW IT’S ALL FINISHED? It’s the perfect space for day-to-day family life. If I’m cooking, I can see the children in the playroom, or if they want to bake with me there is space away from any appliances for us to get our hands dirty.

The bathroom was to have a double shower and freestanding bath, with a clean yet classic aesthetic

WHAT WAS WRONG WITH YOUR ORIGINAL BATHROOM? When I bought the property back in 2016, part of my renovation plan was to rejig the upstairs layout to make room for a generous master suite, which would house a bedroom, dressing room and a large en suite. It was definitely beneficial being able to start the bathroom design completely from scratch, not having an existing space to work around.

I try to upcycle and use reclaimed materials wherever I can, so commissioned a bespoke vanity unit made from salvaged wood from an old sea pier as the centrepiece for the room. WHAT WAS THE BIGGEST CHALLENGE? Unfortunately, the builders I originally used turned out to be terrible, so I had to restart the whole project and put right all of their work. This set me back in terms of both timescale and budget, and having to have everything ripped out and new soil pipes laid in the dead of winter was certainly a testing time! DID YOU STICK TO YOUR BUDGET? The cowboy builders cost me a lot of money so our funds were stretched beyond breaking

point. I had to enlist the help of family members to be able to start work again.

ARE YOU HAPPY WITH THE RESULT? Having a double shower, double basins and a roll-top bath makes the room feel very luxurious, which is exactly what I set out to achieve for our master suite. Two people can use the space at the same time without it feeling cramped, and I’m really happy with the end result – particularly having overcome such hurdles to get to this point! are delighted with the outcome. he way Oliver was able to bring so much light into every part of the house was fantastic. he best moment was walking into our new bedroom after the windows had been installed, and being able to see the lovely view into the garden.

Why did you want to extend? We decided to renovate because we love the area and felt we could get better value for money by making the most of what we already had. Our side driveway was unused because it was too narrow for modern cars, while the garden was reached by steep steps and the kitchen and dining room were dark and cramped. It was important to maximise glazing and redesign the existing layout, with our main priorities to create a kitchen-diner for the family, extra space upstairs for another bedroom, and to have a better connection with the garden.

What influenced your choice of materials? Oliver helped us with all material decisions, including our handmade deep-green kitchen and the large loor tiles, which extend onto the patio. External materials were chosen in response to the original house, keeping a low red brickwork band at the base of the extension. Smooth grey render for the ground-loor walls gives a contemporary twist on the original pebbledash, which was stripped back and rendered of-white. he irst loor is clad in blue-black natural slates, which our fantastic builders cut by hand to give a ish-scale efect that we absolutely love.

How did you choose your architect? We spoke to a few diferent practices before choosing Oliver Leech and his team, as they were a small studio who had so much enthusiasm for the project, and a vision that aligned with ours. We got a very personal service and

Why did you decide to build an extension? he house was a wreck when we bought it in 2016, so we knew it needed a total refurbishment to bring it up to modern living standards. he kitchen was dark and outdated, and we needed more space, light and storage. Loud Architecture & Interior Design worked with us to upgrade the entire house, adding space-saving sliding pocket doors, internal windows and all kinds of fun features. hey designed a new kitchen extension to the rear and into the side return to meet our neighbour’s extension, angling it away from their wall in a sympathetic way.

How did you come to choose black cladding? Several neighbours had built dark-coloured extensions along the road, and we have a beautiful silver birch tree at the end of the garden, so wanted to use wood cladding to relect

this. Our builder applied charred timber boards to create an undulating, ridged efect, and give the outside quite a dramatic appearance compared to the softer colours and materials we’ve used inside. hey also deine the new part of the house and make it distinct from the pale brickwork. he architects tried several size variations before settling on the inal formation of timber battens. What inspired the design? he dark-grey steel and glass doors are a nod to Hackney’s industrial past, as are other features installed throughout the house, such as an internal window in the living room that allows light from the new extension to brighten the previously dark hallway. he renovation work took nine months to complete and now we love the way the new and old have been brought together in one clever design. It gives us everything we asked for and more – both now and for the future.

NEED-TO-KNOW: FLAT ROOFS DON’T GO COMPLETELY FLAT All roofs need a slight gradient to make sure rain water runs off, avoiding leaks. Flat roofs are a popular choice for new extensions and can be inset with roof lights for added illumination. Another advantage is that they keep the new structure low, preserving views from upstairs windows and avoiding overshadowing. CHOOSE A COVERING Flat roofs are often less expensive to install than pitched, and can be inished in traditional felt, rubber, single-ply membrane, glass ibre, or metal. If visible from upper windows, a planted roof is an attractive option. MAINTAIN TO AVOID LEAKS Even with a gradient, lat roofs don’t tend to drain as eficiently as pitched designs, which means water can puddle and damage the covering, potentially leading to leaks, especially along seams. This means regular checks are important to avoid water damage.

TILTED CEILINGS The roof has been sloped to one side, to meet the neighbour’s party wall, and is pierced with three square skylights that illuminate the dining table below. Finishes have been kept traditional, with a deep Butler sink in the island unit
