THE MILLERS

Our family has called the Amelia Island Plantation home since 1974 when we first purchased a Captain's Court Villa and a Beach Wood Villa. Ever since then, we've celebrated and served this beautiful community. David Miller Sr and David Miller Junior started a commercial real estate development company which built and operated climatized self storage facilities. James Miller, became a licensed Realtor in 2015, and started The Miller Group, a residential real estate company focused helping Amelia Island Plantation buyers and sellers. In 2016, David joined his son and together they continue to serve the Amelia Island Plantation's real estate needs. James and Dave stay active within the community and give back whenever they can. James serves on multiple AIPCA committees and will be an AIPCA board member in 2020. Dave serves on multiple AIPCA and Club committees and is a board member of the Club.

VIDEOGRAPHY & 3D TOURS We use high-quality video to create compelling tours of your property. This is a wonderful way to tell your property's story and make an emotional connection with potential buyers. We also create 3D, interactive tours using technology similar to Google Street View, which allows buyers to virtually walk through your home. We've even seen buyers, after watching the 3D tour, purchase a home without first seeing the property in person! This technology is that good!


Preparation Pays Off The Basics - Home - spotless. Lawn - mowed. Clutter - removed. Carpets - cleaned. Odors - gone. Living Room - Open up the living room by moving furniture and removing unnecessary items. Kitchen - Clear counters, refrigerator art and magnets. Add a fresh flowers. Leave small appliances if used daily. Bedrooms - De-personalize by removing photos and personal items to make buyers feel comfortable Bathrooms - Think "hotel." Add fresh new towels and remove all personal items - no toothbrushes! Storage - Organize closets, laundry room, attic, and other storage areas. Repair - Patch holes and paint walls and ceilings where needed. Replace broken tiles, re-caulk sinks and tubs. Colors - Tone down brightly painted rooms. Not all buyers appreciate hot pink, purple, or red. Brighten - Replace low-watt light bulbs with brighter ones. Clean windows. Open curtains. Pets - Put away toys, clean litter boxes, deodorize carpets. Take pets with you when house is shown. Outside - Think curb appeal! Paint the front door. Pressure wash the driveway, sidewalks, decks, and patio. Add a few shrubs, flowers, and fresh mulch. Remove dead or tired plants. Garage - Remove as many "extras" as possible. Tools, lawn equipment, bikes are o.k. Leave room for at least one car. Make it look spacious!

This way agents can easily forward to their potential buyers. Tour Links - We load links to your property videos and virtual tours to MLS so all agents have easy access to them. Personal Note - We personally contact the other top-producing agents in the area to tell them about your home. You would be surprised at how many agents are not aware of the available homes for sale.
