BROKER EMPOWERMENT: MUTUAL UNDERSTANDING EBRAHIM VALLANI OF MARCUS AND MILLICHAP ILLUSTRATES, FROM THE PERSPECTIVE OF THE BROKER, THE SYNERGISTIC WAY THAT TEN-X HELPS BUYER, BROKER AND SELLER SEE EYE TO EYE. Selling hotels is a different type of transaction than other types of commercial real estate. A valuable perspective in understanding this difference is Ebrahim Vallani of Marcus & Millichap’s Chicago offices. Having personally overseen the sales of 65 hotels in the greater Midwest, Vallani knows the intricacies of the sometimes-competing expectations of buyers and sellers. Marcus and Millichap is the leading brokerage for hospitality in the market, selling more volume than the next 3 brokerages combined; what’s more, the Miller-Gomes team, of which Vallani is a core member, is the number-one-grossing team for hospitality at Marcus & Millichap. Operating well within buyer-seller expectations has enabled this success—and it’s also what has made Ten-X one of the go-to tools for Vallani and his team. As Vallani states, the broker, ultimately, is the advisor and facilitator of the final goal of the investor, and where Ten-X succeeds is in enabling that connection to flourish. Finally, Ten-X’s position in the market suggests new potential for brokers and investors. With the unveiling of a new fee structure, the multimillion-dollar transactions that are hotel sales are even further incentivized and aligned with the market. “Ten-X’s new fee structure, which is tiered to accommodate larger transactions, is ultimately helpful for the seller as well as the investor. With the potential for the buyer to save possibly hundreds of thousands of dollars and for the seller to possibly yield more proceeds, a lower fee leaves more room for ensuring a solid execution of sale for everyone in the transaction.”

So where does Ten-X come in? Apart from the obvious boost that comes from the exchange’s marketing power (a power made even more exceptional with the newly forged integrations with CoStar and LoopNet), the platform is incredibly adept at helping brokers help buyers and sellers see eye to eye.
