nstead of repeating New Year’s resolutions that you’ll never keep, this year try setting a few home improvement goals. You’re certainly aware of the typical “paint your front door” advice for a quick home improvement, but you can save the prettying-up for spring and address the basics now. These resolutions will have an immediate impact on your daily quality of life and help you go into the new year worry-free.

Kitchen If you consider your kitchen the beating heart of your house, cook up some ways to perform preventative maintenance on your appliances. Machines that receive the brunt of day-to-day use (the refrigerator, dishwasher and stove) deserve a deep cleaning and a checkup. Make sure to thoroughly clean behind and underneath them and address any operational issues so you can plan for necessary repairs or replacements. Improvement Idea: Give your kitchen a little TLC by having the countertops resealed and installing a backsplash. Living Spaces There’s nothing quite like settling into a room

that’s refreshed from top-to-bottom with spotless windows and floors. Consider renting a floor cleaning machine or scheduling professional services. Furniture with upholstery should get a good steam treatment, and walls could likely use a wipe down to erase months (or years) of smudges and stains. You’ll finish up with the pride of knowing your home has been renewed and well-kept for the months to come and be proud that you actually kept your New Year’s resolutions this year!

Chicken and White Bean Soup Serves 4-6 INGREDIENTS • 1 pound chicken breasts, cooked and shredded • 2 cans northern white beans, drained • ½ cup sour cream • 7 ounce can of chopped jalapeños • 1 cup Monterey cheese, grated

NOTES For even more flavor, I get a large package of boneless chicken thighs, (usually 8 or 10 in the package) put them in a pot and cover with water. I boil them until meat falls off the bone. Then cool the meat and separate from the bone and strain the broth. Then add the beans, jalapeños and box of broth and heat. Then add the cheese and sour cream and heat until blended.

• 16.9-ounce box chicken stock broth • 1 teaspoon chicken bouillon, the paste kind in the jar is the best • ½ teaspoon chili powder, or more if you want more "kick" • Salt & Pepper

INSTRUCTIONS 1.

Combine the chicken, broth, jalapeños and beans in a pot until heated.

Add grated cheese until melted.

3.

Add sour cream until blended.

4.

Add salt and pepper to taste.

Market Insights In December 2023, the real estate landscapes of Spokane, Washington, and Kootenai County, Idaho, exhibited intriguing trends. Spokane's market witnessed a decline, with an average selling price of $409,501, marking a 3.8% decrease from November and a 1.7% dip compared to the previous December. The inventory rose by 7.9%, reaching 700, while closed sales fell by 17.8%, totaling 327 for the month. Yearly closed sales for 2023 landed at 5,515, showcasing a 17.7% drop from 2022. Despite interest rates declining for the second consecutive month to 6.61%, Spokane remains a sellers' market, boasting a median of 28 days on the market. Meanwhile, Kootenai County experienced a contrasting surge, with an average sales price rising by 15.8% to $692,964, and an 18.5% increase in inventory, reaching 1,027. December closed sales in the county were 193, contributing to an annual decline of 14.3% at 2,982. Prospective buyers are urged to consult with their Coldwell Banker Tomlinson agent to seize opportunities in both markets, taking advantage of mild weather and falling interest rates before the anticipated Spring Buying frenzy returns with multiple offers and increasing prices.
