A Sound Investment
Investment by definition is the act of devoting time, effort, energy or finances to a particular undertaking with the expectation of a worthwhile result. We can invest in a lot of things such as our community, our relationships, our finances, and our health with the hope that the effort will have a positive impact.
We can invest in our community by supporting our local businesses, schools and local organizations. We can serve the community through volunteerism and investment in future generations. On a larger scale, we can participate in public surveys and stay educated and involved with future city planning. Investing in our finances helps create wealth, meets longterm financial goals and secures our retirement. On a personal level, we can invest in our families and enrich relationships by giving time and effort to the people in our lives that mean the most to us. This type of investment has the most meaningful impact to not only ourselves, but to the people closest to us.
In this issue, we meet Brad Rhodes with Easy Life Realty and learn how he is investing in his community. We also learn about the new Texoma Football Club and why they have chosen to invest in our region. Finally, State Farm agent, Nat McClure, shares with us how to protect our investments.
While investing in ourselves, relationships, community and finances can look very different from person to person, the effort we put into these areas of our lives are done with the common goal of having a positive impact that yields results. In this issue, we wanted to share about some of the ways that we can invest in our community, our finances and with those that we love.
Remember when it comes to investments, the biggest risk of all is not taking one.
As always, thank you for reading and we'll see you around town!

TEXOMA FOOTBALL CLUB
ARTICLE““Our desire is to create a pathway for kids to play professional soccer.”
There was a time when having a professional sports team in the Texoma region seemed far-fetched, but it is now a reality. In March 2025, Texoma will experience professional soccer with the new Texoma Football Club (Texoma FC).
Through a unique partnership with the United Soccer League (USL), the Texoma region was selected to create the soccer franchise, a USL League One Team. This USL 1 Team will enhance the sports presence in the region offering tremendous opportunities for soccer players, the fans, and the area. It will bring national attention to the Texoma community.
Texoma FC founders, Simon Keizer, CEO, and Ben Watson, President, have an extra level of excitement bringing the team to the region as they both consider Texoma home. Simon, born in England, moved to Texoma over twenty-three years ago, played collegiate soccer in Texas, plus coached youth soccer for thirteen years. Post college, Simon also worked with an international charity using soccer connecting communities and youth to the sport. Ben is a native of Sherman who also played soccer in college and at the professional level with numerous teams across the globe.
Due to Simon and Ben’s backgrounds and long-standing relationships, the USL considered Texoma as the next location for a franchise, which is quite a lengthy process. Simon notes, “The USL had to ensure we were the right fit. Having the right experience does not make the partnership automatic. They had to vet us, our ‘why’, and our community.” Fortunately, USL recognized the potential and announced the partnership in late 2023.
It is no coincidence the franchise is called Texoma FC. The mission is to symbolize the club’s location combining Texas and Oklahoma, thus the motive behind the team’s logo. It embodies the color red, like the river, and two birds: Texas’ state bird, the Mockingbird, and Oklahoma’s, the Scissor-Tailed Flycatcher. Both birds use their predatory instincts to “protect” the team.
A unified region is important to Texoma FC. Simon remarks, “We live in a great community. Now people will know more about why Texoma is a great place to live.” He continues, “Our desire is to create a pathway for kids to play professional soccer.”
Texoma FC’s goal is to raise the level of soccer in the region, states, and nation, which is why they began with a youth skills academy program and most recently forming a competitive soccer club. The youth programs build an opportunity for kids dreaming to join a professional team in their own backyard. Simon asserts that Kat Rogers, a Prosper native, former D1 athlete, and current academy coach, is “a great representative of what our young girls inspire to be. She is a real gem for the club.” He also notes “There are a slew of great coaches in our youth program.”
Texoma FC’s inaugural season begins March 2025 with games nationally televised on CBS, ESPN+ and ESPN Deportes. In 2026, Texoma FC will launch a women’s pre-professional team as well.
The club is currently searching for partnership opportunities locally and nationally having successfully hired an excellent front office team.
We want to turn the Red River from divided to unified. We are both Texas and Oklahoma. “ ”
Ticket sales and season ticket sales are coming soon, but you can buy team merchandise now. In addition, a YouTube docuseries about Texoma FC will be released this spring sharing the stories about the club including its involvement with the community and local schools.
The team will play at a temporary stadium until a new site is revealed, “definitely in Texoma” notes Simon. In addition, the club is preparing announcements for future ownership groups including celebrities, watch parties, community events, coaching staff, and of course, the recruitment of players.
Simon Keizer and Ben Watson are passionate advocates for Texoma with the creation of Texoma FC. “We want to advocate we are a regional club uniting the communities
of the region via soccer,” Simon states. He continues, “We want to turn the Red River from divided to unified. We are both Texas and Oklahoma.” The group has spent the last year meeting with community leaders, school districts, and local businesses to invest in the area. For example, they introduced the Texoma Coffee Trail promoting local businesses and coffee shops.
Texoma FC is yet another great addition to the Texoma region. Simon Keizer and Ben Watson are excited to launch this soccer franchise in their own hometown, their own backyard. Their efforts will provide an exciting opportunity for the region, country, and professional soccer. Go Texoma FC!

MEET BRAD RHODES
BROKER AT EASY LIFE REALTY, ACTIVE COMMUNITY VOLUNTEER, AND LOCAL INSPIRATION
PHOTOGRAPHY BY COURTNEY MITCHELLAs the broker of Easy Life Realty, Brad Rhodes brings his extensive knowledge of the local market to help you find that perfect place to call home. He is now hosting the monthly Texoma City Lifestyle Realty Report which gives a sample of recently sold properties in the area and helps readers with local real estate expectations. We sit down with him to learn about his life and passion for giving back to the Texoma community.
TELL US ABOUT YOURSELF AND YOUR BUSINESS.
I grew up in Paris, Texas. I lived in Sherman from 1991 to 2003 and then moved back in 2014. I owned a pool company in Sherman from 1997 to 2003 and then moved into the Dallas area for 10+ years where I was General Manager of a couple of pool companies. After leaving the pool industry in 2010, I worked at a corporate job for 4 years and decided the corporate world wasn’t for me.
I got my license in real estate in January 2015 and joined Keller Williams. In January 2016, I followed Lisa Hitchcock when she opened Easy Life Realty and was one of the original 7 agents. Since getting my license, I had a thirst for knowledge and took as many contract classes as I could. I became the “go-to” person for contract questions and started reviewing and approving the other agent’s contracts. In 2019, I got my broker’s license and became the company’s Broker of Record in both Texas and Oklahoma.
Easy Life Realty quickly became one of the largest real estate brokerages in Grayson County. We
currently have a total of 39 agents and have consistently ranked as one of the top brokerages in sales in the area.
Easy Life Realty has a very laid-back culture where seasoned agents are always willing and happy to help the newer agents. It’s great working with a group of people who genuinely care about each other and always cheer for each other’s success! Our mission has always been to make buying and selling easy for our clients.
WHAT IS THE BEST PART OF LIVING AND WORKING IN THE TEXOMA AREA?
I can honestly say that there is nowhere I would rather live than Texoma! I love being so close to Lake Texoma and all that it offers. Being somewhat of a wine connoisseur and a foodie, we are fortunate to have some great restaurants and wine bars perfect for hanging out with friends. What I really love about living in Texoma though is the people. Since being back in Texoma, I have made some of the best friends of my life and can’t imagine living anywhere else now.
As far as working in Texoma, there is certainly nowhere else that I would rather sell real estate! We are incredibly fortunate to live in an area that is experiencing so much growth and it’s a very exciting time for North Texas and Southern Oklahoma! I can remember as a kid traveling from McKinney to Lewisville on FM 121 and only seeing a few homes and businesses. I witnessed tremendous growth as it happened in Plano and Frisco and now, I get to see the beginnings of it in Sherman and Denison!
“It’s great working with a group of people who genuinely care about each other and always cheer for each other’s success!”
“Being able to see a therapist while they are still young not only gives them a way to process and work through their pain, but also teaches them that it’s okay to get help when they need it.”
Even before the Texas Instruments announcement and steadily becoming the tech hub that we are, people were already moving here for more affordable housing, to be near the lake, for our great medical facilities.
YOU ARE THE NEW PRESIDENT OF THE CHILD & FAMILY GUIDANCE CENTER OF TEXOMA . WHAT CALLED YOU TO BE INVOLVED WITH THIS ORGANIZATION?
I have a passion for mental healthcare and it being available for anyone who needs it. There is a stigma associated with mental health that keeps a lot of people from getting the help they need. It’s also difficult for some families to afford, and don’t have the money for it when they are already struggling to put food on the table. The Child & Family Guidance Center offers mental healthcare at low, and often no cost, based on the client’s ability to pay.
Many of the kids who come to the center have experienced trauma that most of us can only imagine. Being able to see a therapist while they are still young not only gives them a way to process and work through their pain, but also teaches them that it’s okay to get help when they need it. It should be just as natural to get mental healthcare when you’re hurting emotionally as it is going to a doctor or hospital when you’re sick or injured.
Most of the funds to operate the center come from grants, but about 15% comes from the Starfish Benefit hosted by the board each year. We are very excited about this year’s Starfish Benefit on May 4th at the Blue Willow Café in Gateway Central! We will have some great food and drinks, some amazing live auction items as well as on-line items, a wine pull, a raffle for a choice of eight trips and more! It is one of the best attended events in the area raising a lot of money for an amazing cause!
WHAT IS YOUR VISION FOR THE FUTURE OF THIS ORGANIZATION?
The biggest challenge for the center is the
availability of therapists. For over 10 years, this region has been designated as a mental healthcare shortage area. As a result, the center usually has a waiting list of about 100 kids to see a therapist and it could be weeks before they can get in.
In 2013, the center created a Licensed Training Academy to help solve the problem by “growing our own” therapists. One part of the academy is allowing Master level students to do their internship at the center to help them complete their education. After they graduate, therapists are provisionally licensed and need to conduct 3,000 hours of supervised therapy sessions to be fully licensed. This has been a huge success and many stay at the center after they are fully licensed. However, there is a limitation to how many therapists a supervisor can oversee, and we cannot bill for any of their sessions until they are fully licensed.
Being able to grow the Licensed Training Academy is a top priority for the center and the board. It appears to be the best way to solve the shortage we are currently facing in the Texoma area with mental healthcare providers. We are also looking at the possibility of partnering with other providers in the area to help solve the shortage problem for all of us. Additionally, the board is starting to look at some different treatment modalities that wouldn’t require a licensed therapist.
ANYTHING ELSE YOU’D LIKE TO TELL US ABOUT?
I see myself as a very positive person and hopefully an inspiration to others. I’m a health and fitness nut, and I try to encourage others to live healthier lives physically, mentally, emotionally, and spiritually. I love to travel; Puerto Vallarta is my favorite vacation spot. I have two grown daughters and two grandkids. I love art and have started a collection from local artists. I am passionate about Diversity, Equity, and Inclusion and served for three years on the Texas Realtor’s Diversity Committee.

INVESTING IN LOCAL BRILLIANCE
College ARTICLE BY NATHAN KNOTTINGHAM PHOTOGRAPHY PROVIDED BY GRAYSON.EDUIn the heart of Texoma, Grayson College stands as a beacon of hope and opportunity, illuminating the path to success for countless students through its comprehensive scholarship program. Spearheaded by the Grayson College Foundation, this initiative is more than just financial aid; it's a testament to the community's unwavering belief in the transformative power of education.
The Foundation, a stalwart champion of academic aspirations since its inception in March 1992, awards over 400 scholarships annually, fueled by the generosity of area residents, alumni, faculty, staff, businesses, and charitable organizations. These scholarships cater to a broad spectrum of students, recognizing not only financial need but also community service and academic pathway, ensuring that every deserving student has the chance to shine. By matching qualified applicants with the perfect scholarship, Grayson College reinforces its mission: to fulfill donor wishes through student success and community enrichment.
This commitment is palpably echoed in the words of Randy Truxal, the Executive Director of the Foundation, who emphasizes the critical role of investing in students for the prosperity and positive growth of the Texoma area. Truxal points out that approximately 70% of Grayson College students remain in Texoma post-graduation, contributing significantly to the local workforce and economy. The Foundation's vision, to be the premier foundation for the benefit of the college, its students, and the community, is not just a statement; it's a promise.
One heartwarming success story is of a young lady who, through the support of the Foundation, transitioned from earning her GED to completing a doctorate degree. Her journey from Grayson College to Mizzou and beyond exemplifies the profound impact of these scholarships, inspiring current students to dream big and aim high.
“These scholarships cater to a broad spectrum of students, recognizing not only financial need but also community service and academic pathway, ensuring that every deserving student has the chance to shine.”
The Grayson College Foundation's unwavering dedication to academic excellence and community development is a shining example of how local investment can yield global impact. By supporting the Foundation, donors not only contribute to the immediate success of students but also play a crucial role in the sustainable growth and prosperity of the Texoma region.
As we look to the future, the Grayson College Scholarship Program stands as a beacon of hope, demonstrating that when we invest in education, we invest in the world. Together, with the continued support of the community and the visionary leadership of the Foundation, the possibilities are boundless. Here's to nurturing the next generation of leaders, innovators, and dreamers, right here in Texoma. Grayson.Edu/Foundation 903.463.8717
TOTAL SOLAR ECLIPSE
INSIDE THE PATH OF TOTALITY
North Texans are anticipating a celestial spectacle as a solar eclipse graces the region. On April 8th, the moon will position itself strategically between the earth and the sun, casting a captivating shadow that will sweep across the sky. This cosmic event is eagerly welcomed by both seasoned astronomers and casual sky gazers alike since a similar alignment isn’t expected in North America until August 2045 and in our region until June 2169!
Observers in the Texoma region can expect a near totality, where the moon will cover almost all of the sun. The moon begins its brief journey across the sun at about 12:23PM with the peak of the eclipse, known as maximum obscuration, projected to occur at approximately 1:40PM. The sun will return to its normal glory by around 3:02PM so make sure you are in position to witness the traverse in time! Local opportunities to view the eclipse can be found across the Texoma area. Our personal favorite is the Pottsboro Library Luncheon at Blue Willow Café (4616 S. Hwy 75, Denison, 75020). You can take part in this once in a lifetime event and support a great cause at the same time! Other notable viewing opportunities are offered by the Friends of Hagerman at the Hagerman Wildlife Refuge (6465 Refuge Rd, Sherman, 75092) and the Sherman Senior Center ( 1500 N Broughton, Sherman, 75090) in the far parking lot off Broughton Street.
Regardless of where you choose to view the eclipse, safety precautions are crucial during any solar observation as looking directly at the sun can cause severe eye damage, even during a totality. Specialized solar viewing glasses or solar viewers are essential to protect one's eyes while witnessing this extraordinary phenomenon. At some of our local events, enthusiasts are providing the public with access to telescopes equipped with solar filters giving the best opportunity to safely witness this incredible spectacle.
THE ART OF COLLECTING
As consumers, we are constantly being enticed to buy. Whether it’s the jewelry we can’t live without, concert tickets to a show we don’t want to miss, or that favorite pair of shoes that’s calling our name. We buy what we love, and art should be no different.
ARTICLE BY MEGAN HOBANIf you are new to acquiring original art, you may find it daunting, but it shouldn’t be. It is a special purchase that forces you to dig deep and discover a bit more about yourself. At first, many people shy away from buying original art because of the commitment. It’s a big decision after all, and how do you really know when it’s the “perfect” piece? Since art is subjective, part of the process is learning what style of art is the best fit for you. Is it colorful and energetic abstracts, or soothing landscapes that catch your eye? Maybe you are drawn to local photography, or even figurative works. There is no wrong answer, and maybe it’s a mix of several styles that creates your unique collection. The best way to find out your “art personality” is to get out and visit your local galleries. Consider making it a tradition to visit galleries while traveling or buy a piece of art as a gift on special occasions. In the gallery setting, you can explore various art styles, mediums, and even learn more about the talented artists who create those works.
With the purchase of original art comes other considerations. Often, we have clients who need direction figuring out what size of art they need and
its placement in the design of their space. If you find a piece of art you love, you will always find a spot for it. Ask the gallery if they offer in-home art consultation services to see the piece in your setting. Great custom framing is key and well-designed framing is the jewelry to a great piece of art. Quality archival framing protects your art from UV rays that can damage a piece over time. Original art should last generations.
I’m often asked, should I buy art for investment? There is a place for investment art, but I don’t believe in buying art with the pretense that it will go up in value. There is no guarantee it will and to me, good investment art brings different riches to your life. Art that brings you joy, adds personality to your space, and makes your home original is an investment in you. The best art investment should be the feeling you experience gazing into an oil painting that perfectly captures a warm sunset over the prairie, or the texture created by a palette knife on the abstract that seems to pop off the canvas. That is what makes investing in original art priceless.
RETIREMENT INCOME PLANNING: MAXIMIZING WEALTH AND LEGACY
YOU ONLY GET ONE RETIREMENT
Retirement marks the culmination of years of dedication, perseverance and sound financial choices. A key element of effective retirement planning is diversifying your income sources. While staples like 401(k)s or IRAs are foundational, it’s equally important to branch out. Tax considerations significantly influence retirement strategies. Each financial action, from asset sales to account withdrawals, can carry tax consequences. Knowing these details can greatly influence one’s overall retirement income. Tactics such as Roth IRA conversions can help distribute tax liabilities over time, allowing for tax-free withdrawals later on. Using strategies like tax-loss harvesting can balance out capital gains, ensuring proactive steps to reduce tax impact.
SOURCES OF INCOME DURING RETIREMENT
Annuities have long been recognized as a popular retirement income source. An annuity is essentially a financial contract that can offer a steady and predictable income, with options that might even extend to lifetime payouts. Retirees should also be aware of certain drawbacks. These might include fees and expenses, issues around liquidity, and potential concerns related to inflation.
Delving into the world of Alternative Investments, retirees can consider assets such as hedge funds, private equity and real assets, among others. These investments may promise higher returns and provide diversification away from traditional stocks and bonds. However, the complexities of these investments mean they often come with challenges like illiquidity, higher fees and the need for a thorough understanding of the investment itself.
The backbone of many retirement plans, Social Security Income, provides a safety net for millions. Established with the intent of financial assistance, the amount one receives depends on various factors. There are also strategies retirees can employ to maximize these benefits, such as deciding on the optimal time to claim or considering the implications of working while receiving benefits.
Delaware Statutory Trusts (DSTs), while not familiar to everyone, can be a potential retirement income source. Historically rooted, DSTs offer a form of passive real estate investment, which can lead to regular distributions. They also open doors to 1031 exchange possibilities, offering tax deferral benefits. But, just like any other investment, DSTs have their limitations, notably the lack of liquidity and the heavy reliance on trust management.
You only get one retirement. In the ever-evolving world of finance, staying updated and flexible is essential to ensure the continued relevance and efficiency of one’s retirement strategy.
