Introducing the Investment Issue
Dear Friends,
Rachael Fenton | rachael.fenton@citylifestyle.com
Investment by definition is the act of devoting time, effort, energy or finances to a particular undertaking with the expectation of a worthwhile result. We can invest in a lot of things such as our community, our relationships, our finances, and our health with the hope that the effort will have a positive impact. We can invest in our community by supporting our local businesses, schools and local organizations. On a personal level, we can invest in our families and enrich relationships by giving time and effort to the people in our lives that mean the most to us. This type of investment has the most meaningful impact to not only ourselves but to the people closest to us.
In this issue, we wanted to share about some of the ways that we can invest in our community, our finances and with those that we love.
With love,

FROM THE VISION OF AN AIRPORT AND A LAKE, CAME THE LAKESIDE VILLAGE JOURNEY
Lakefront Legacy
ARTICLE BY MALLORY NEWELLIn 1973 the founder of Lakeside Village, Peter P. Stewart, bought 106 acres in Flower Mound. “He was a visionary in a lot of different regards,” says David Stewart, Peter P. Stewart’s youngest son who, along with his brother Peter B. Stewart, is a partner in the Lakeside project (along with Richard Myers and Jimmie Archie of Realty Capital). “Through his travels, he understood the importance of merging the lake and the airport. He felt, even back in the 70s and 80s, that DFW had a great future as the hub of the North American continent. He was endlessly preaching about that. He knew what he saw and he was bound and determined that people buy into that vision.”
The town of Flower Mound grew threefold between 1990 and 2000, and Peter P. Stewart (along with Flower Mound officials) envisioned corporate campuses along the lake. But brothers Peter, Alan, and David each played roles in modifying that vision to include residential elements such as New Urbanism (also called Traditional Neighborhood Development). In 1994, Andres Duany, the designer of Seaside, Florida designed a version of Lakeside that emphasized a walking and building community. While Duany’s plan for Lakeside was rejected by the town, the brothers continued to believe in the wisdom of the principles that emphasize walking and building community.

Time, however, proved to be a dangerous enemy. “Holding raw land for any length of time is rarely a winning formula in the real estate business. It exposes the holder to variables that can devastate an investment. We suffered through the S&L Crisis in eighties, 911, and the Great Recession.” That final economic calamity threw a portion of the property into bankruptcy in 2010. But once the property emerged and began development in 2013, the Stewarts tried to ensure that each land sale enhanced the remainder of the property. Today, few can argue with the results.
“We’re very public-minded. We’re very proud that we’ve worked to [make] it residential, but also adhering to the principle that we should keep the lakefront open to the public. One school of thought says, ‘Hey, you can make more money if you privatize that lake view and reserve it for the land buyer.’ But Duany impressed upon us the value of opening up such views to the public so everyone has the chance to appreciate them. In this way, another kind of value is created.”
URBAN RAPPELLING EVENT
SATURDAY, MAY 4, 2024 | 7 AM - 12 PM
UNIVERSITY OF NORTH TEXAS | DATCU STADIUM
PRESENTED BY
Now comes 2024, Lakeside is transforming from Lakeside DFW to Lakeside Village to better represent what the property has become — a village. With this rebranding, comes higher-end residential, a hotel, recreation, commercial and lake-view dining options for the community (and a new website lakesidevillage. com). Lakeside Village’s expansion south along the shores of Lake Grapevine will offer Mediterranean Villas along with luxury high-rise leasing options with spectacular lake views. Nestled next to Lake Grapevine, it has something for everyone, David explains, “It’s made for everybody, young and old, wealthy and not wealthy. Everyone who’s human loves to view nature’s vastness and nature’s beauty. “North Texans famously struggle when friends visit and want to see DFW’s tourist attractions or enjoy a special night out for dinner,” David says. “We hope Lakeside Village can give those visitors that ‘Wow!’ feeling and make their hosts proud.”
On the shores of Lake Grapevine, only 5 minutes from DFW Airport, Lakeside Village captures the extraordinary character of the land and creates a village woven into the landscape and elevated topography. It includes restaurants with terraces overlooking the lake, public parks, shops, offices, hotels and upper story living with lake views. 2412 Lakeside Parkway Flower Mound, TX 75022 // https://www.vantreasedesigns.com/

Warm Weather and Wildflowers
Celebrate the season at these Texas springtime destinations
ARTICLE BY SOPHIE BETZHOLDThe smell of fresh lavender in a bouquet. The sweetness of a perfectly, deep red strawberry. The warmth of the sun beaming down on my face. A walking path painted with wildflowers. The condensation of a cool glass of whitewine outside laughing alongside my closest friends and family. These are the senses that came to mind as I pictured my ideal spring day. Though your perfect picture of the season may be different, whatever it may be, odds are you can experience that blissful day at any one of these Texas towns that celebrate the season in style.
MOUNTAINS AND WINE
Fresh fruit, endless floral fields, refreshing beverages, and unique shops and restaurants are only just the beginning of why Fredericksburg is arguably the ultimate springtime destination in Texas. Spend a weekend in the heart of the Hill Country surrounded by breathtaking scenery, and partake in any of the numerous attractions the quaint German settlement has to offer and you will quickly agree. Explore the boutiques, breweries, and eateries downtown, but plan time to embark on the Wine and
Wildflower Journey to sample award-winning wines at participating wineries while relaxing on a patio overlooking hundreds of grapevine rows or fields of blooming wildflowers. For a more hands on trip, hike the pink-granite Mountain, Enchanted Rock or pick your own strawberries at Marburger Orchard nearby.
THE LARGEST FLORAL FESTIVAL IN THE SOUTHWEST
Though the busy streets of Dallas scattered with Skyscrapers and pavement may not be the conventional image that comes to mind when the word Spring is uttered, the city is home to “the largest floral festival in the Southwest” and has plenty of springtime inspiration to offer. Immerse yourself in the thousands of budding tulips, lilacs, daffodils,

iris’ and countless flora the Dallas Arboretum & Botanical Garden displays at its annual festival. Bring a blanket and snag a spot on the rolling hill that overlooks White Rock Lake to watch sailboats soar through the water while enjoying a packed meal or food from any of the restaurants around. On your way down, stop by the Dallas Farmers Market a few miles south to curate the perfect picnic spread to satisfy your cravings after walking around the stunningly-manicured 66-acre garden.
ARTS IN THE OPEN AIR
When you think of Fort Worth, it may be easy to get caught up in the elements that coin its nickname ‘Cowtown’ like the stockyards, Billy Bob’s, the rodeo, and so on. Yet, it is easy to overlook the

growing arts scene as the city is also home to notable museums, and Main Street Fort Worth Arts Festival aims to celebrate and display the impressive results of the skill. Admire hundreds of masterpieces on all different mediums contrasted with the red bricks of downtown while listening to a wide range of musicians perform throughout the day. Enjoy the warm spring weather at this outdoor festival and indulge in the numerous culinary arts offered as well.
BLUEBONNET COUNTRY
While you could visit the flower mound that Flower Mound, Texas derives its name from for your spring flower fix, just one hour south sits the “Official Bluebonnet City of Texas.” Though not a highly trafficked area most of the year, Ennis is home to over 40 miles of walking trails, covered in wildflowers and open to the public the entire month of April. Check the website before for updates on the best spots to hike and plan your trip for the third weekend of the month for a festival celebrating the picturesque landscape. Stroll through the meadows and head downtown to engage with the various art and crafts vendors. Shop around and end the day sharing savory food and refreshing drinks with friends and family accompanied by live music.
As a Texan, there are only a few times a year that a beverage, meal, or activity can be enjoyed outside without melting under the blistering sun. It is important to take advantage of the ideal weather and celebrate the springtime every chance you get. So don’t walk - Run to these nearby festivals meant to celebrate the season.

ARTICLE BY MALLORY NEWELL | PHOTOGRAPHY BY PIXEL PERFECT ROSE JEFFERY PRICE’S REFLECTION OF DAVID BRADY“It’s those lifelong relationships that we are fortunate to build with our clients — even through tragedy.”
David Brady, a Merrill Lynch financial advisor and colleague of Jeffery Price, was at breakfast with a client at one of the World Trade Center towers on September 11th, 2001 when the planes hit. The firm created the David Brady Award, the highest honor that the firm bestows on one who reflects David Brady’s character: a man with an exceptional love and devotion to his family, community and clients. “Unbeknownst to me,” Jeffery says, “I was nominated this past year and selected to receive the award. All the awards and accolades that we’ve received as a team, everything from the Forbes and Barron’s magazine awards, are meaningful, but this one was impactful. Someone gave their life, in a sense, for this award to be created.”
In late 2023, Jeffery and his wife, Cara, attended the award ceremony held at the top of Freedom Tower, next to where the towers stood. David’s wife and children attend the event, as does the son of the passed client. “That was just a perfect
picture of the type of lifelong relationships that we are fortunate to build with our clients — even through tragedy. The relationships we’re building with our clients are very, very deep. It’s not just a onetime transaction.”
With 35 years of experience in the business, Jeffery’s nomination was and still is a reflection of David’s character. David was heavily involved in his community in his home of New Jersey, Jeffery explains, traveling in and out of Manhattan for work regularly just to make it his kids’ school event. Similarly, Jeffery has invested in his community over the years as Mayor of Hickory Creek, involved with Denton County United Way, and serving on boards at both CCA and his alma mater Baylor Univeristy.
This ability to give back is due to the many people who have spoken into his own life. Now? He sows the seeds that were planted in him through his coaching of every financial advisor at his own

firm to serving on the senior leadership teams of Merill Lynch nationwide. Today, Jeffery’s son has joined him in the industry, he explains proudly, “I’ve got a picture in my office and he’s wearing a Merrill Lynch onesie and now he’s working four doors down.”
“We truly believe that everything in the ‘heavens and earth is yours Oh, Lord’. It is totally at His discretion that we’ve been given this favor and responsibility to shepherd these families.” At Jeffery’s home church Valley Creek, “one of the things that we talk a lot about is being a hope carrier. How can you bring the hope and love of Jesus Christ into the atmosphere that you’re walking into?”
“In this job, you’re able to celebrate the highest of highs, someone selling a business, kids getting married, or having grandkids. But you also are there at the lowest of lows, clients going through cancer treatments, the loss of loved ones. That’s where it goes beyond, ‘Here’s how you should manage your money or what
stock you should buy.’ I like to say we’re doing life with them.”
Jeffery’s love for his firm is yet another element that led to his nomination from his beginning at Merill Lynch in April of 1995, only 6 months married to his wife Cara. “I’ve been very blessed to build out a really, really good staff. There are now 18 people on my staff that allow me to function and achieve things at a very high level not only for myself but more importantly for our clients.”
“I didn’t fill out a form. Someone saw something in me that said, ‘Hey, this is a person that represents what this award is all about… that’s why it was an emotional night for my wife and I. Cara and I remember the 600 square-foot apartment when we were first married, living paycheck to paycheck. That night, we were talking about how God has taken us from these very, very humble beginnings to where we’re at now. We feel very, very humble, and very blessed to be honored and recognized.”
POURING INTO THE COMMUNITY
Investments in little hearts that span beyond brick walls
Children are our future. That is no revelation or well-kept secret. We as their guides and leaders have an incredible responsibility to nurture those minds and souls to be the next generation. When you look at that little face covered in yogurt, do you see a CEO of a major corporation? When you grasp that tiny hand in your own, do you feel the strength of a future commanding officer? When you hear the first garbled words from that precious mouth, do you hear the words that may someday change the world? What we pour into the children today will come flowing out later as they assume positions and build their worlds in society. And there are schools in our own community working diligently to nurture this belief daily.
Six feet, sixty seconds - this is the standard and expectation for two Primrose Schools in Denton County, according to owners Sheldon and Dr. Shelley Connell. When a person enters the building, whether it be a staff member, parent, child or visitor, the goal is for them to feel welcome with open arms, visually pleasing hallways and the sweet sound of learning and laughter within the first sixty
seconds and the first six feet of being inside. Each day this group of dedicated staff has the privilege to make investments in young hearts that will be taken into our community now as children and in the future as adults and contributing citizens.
With educational and business backgrounds, the Connells knew they had what it would take to run their own business. After being approached with the idea of buying the school, the couple shares how they felt a need to serve, days of sleepless nights as their hearts were being tugged, personal life events falling into place and then… their next journey began. What started as a business decision quickly became a ministry to build relationships and love on a community of people. Dr. Shelley shares that one of the things she holds dear is the Primrose belief that “who children become is as important as what they know.”
These little hearts are being filled with unfailing love and values and all the while so are the little brains. Kids are sponges, and each day they are soaking up literacy, math, music, poetry and Spanish all revolving around thematic units that make sense to children. What an opportunity for all interests and talents to shine and be recognized.
Primrose School begins their relationships with children very early. Kids as young as six weeks old receive love, cuddling and rocking. As the children grow, so do the activities, curriculum and classrooms. Kids’ emotional cups are filled daily through hugs, smiles, nourishing meals and a welcoming environment. The Connells not only pour into the children, but the staff as well. In meetings with the staff, the couple encourages and practices integrity among the adults. When asked what this looks like, Sheldon answered, “Do good when no one is watching and always treat others as you would want to be treated - the Golden Rule.” The teachers are asked for excellence, but not perfection. To be coachable and flexible. And most of all, “You gotta love little people!” he says. The school is proud to have teachers who have committed their lives to precious kids, some for as many as twenty years and also including a potty-training
whisperer. The Connells have two amazing schools in Flower Mound which they refer to as “Two schools, One heart.” Though they are two different locations, Primrose is truly unified, combining their campuses Old Orchard and NE Flower Mound into ONE campus.
As adults, we need our cups filled each day as well. Our community is a cultural melting pot. The staff at Primrose School hopes to intentionally cultivate cultural connections and build those relationships with families by being transparent and honest, warm and welcoming and making no assumptions. All faiths and food preferences are respected and honored. And face to face communication is welcomed and encouraged. And then, the magic happens.
Imagine living in a community that is filled with citizens who choose to cultivate relationships well. Where you truly know your neighbor and when you ask “How are you doing?” you stop and listen to the response. Children need to know they are safe and loved. We as adults need to know we are safe and loved. It is comforting to know there is an environment that pursues the greater good in young people. Investing in a child will always pay back larger and stronger than the original investment. Let these little children lead us and take this behavior beyond the walls of a school and into an amazing community of neighbors. When cups are filled, we can pour into others. And dare we say, let our cups overflow.
Primrose Schools is a national family of accredited early education and care schools serving infants through kindergarten, after-schoolers, their families and communities.

Well Invested
The word “investment” doesn’t often come to mind when thinking of slow Saturdays spent with your kids and spouse lounging around the house, shopping for new Spring outfits, or strolling down the neighborhood sidewalk. But perhaps a weekend with the family is the epitome of investing. Being with those you love is not simply a box to be checked but a real true laying down of time, effort, money and love to really get to know those you love and live with. Springtime is the perfect time to plant seeds that will create loving memories for your loved ones.
