Wealth In All the Ways

When we learned that this month’s theme was “Investment,” I’m not going to lie… we were not enthusiastic. How many ways can we talk about money and saving and stocks and bonds that are interesting? How do you take pictures of “investment” that are engaging and moving? Do we have to do a story on winning the lottery to make it exciting?

In short, we discovered that the answer to these questions is a resounding “no.” Once we got past the superficial, intuitive thoughts of associating investment with money, we realized how rich the concept can be. In fact, we may not play the stock market, but we all invest each and every day in myriad ways.

Think about how you invest in the kids in your life, for example. Beyond providing them with food, shelter, and safety, we invest in the next generation daily through mentorship and relationships (“Pouring Into the Next Generation,” p. 46). On a practical level, we can teach them how to be wise with money as they grow (“Money Talks,” p. 40).

What about investing in your health? We learned that personal trainers do so much more than just cheer you on (“Investing In You,” p. 54). And when you invest in caring for your leather goods so they last, you not only make fewer expensive purchases, but you have cherished pieces you can pass on (“Lifetime Leather,” p. 72).

We also get to know a visionary group that’s feeling very bullish on the future of Boerne businesses in our cover story (“Growing the Future of Boerne,” p. 62). And Bloomberg fans, don’t worry… we have stories about insurance and investing, too.

See? Investment is about so much more than money, and it’s a fundamental part of our lives. Yes, we hope this issue inspires you to be smart with your spending and grow your wealth. But even more, we hope it makes you want to be generous, intentional, focused on loving those around you, and leave a priceless legacy in your community.

The original log cabin dates back to the 1850s and underwent at least three additions before the 1900s. One addition in 1870 used limestone that remained after the construction of the Kendall County Courthouse. Typical of older houses, these additions resulted in a complex of small and specific-use rooms. Therefore, updating it with an open-plan family room and kitchen was at the top of the client’s list.

From an aesthetic standpoint, Adam aimed to create a link to her family’s New Orleans and Southern heritage. He replaced mismatched columns with round ones on the outside, added brick paving, and installed dormers for the attic. Inside, the main hallway runs the length of the house and looks out to the rear courtyard. Along it, many of the additions the home has acquired over the years are visible—the log cabin, limestone, and clapboard siding walls are all on display.

The completed project involved a remodel of approximately 2,200 square feet and another 2,300 square feet, with 400 added on the second story.

“People want to compare what they bought their house for to what it would cost to rebuild, and they’re not the same.”

To ensure you’re getting the most out of your insurance, Cardenas emphasizes the importance of ensuring your coverage is sufficient. Rather than recommending a generic amount for home or auto insurance, he stresses the importance of confirming that your coverage fits your specific needs.

For instance, Cardenas explains that if your home is valued at $400,000 but you choose to insure it for only  $300,000, you would be responsible for the $100,000 difference in the cost of rebuilding your home. “People want to compare what they bought their house for to what it would cost to rebuild, and they’re not the same,” Cardenas explains. With the exponential growth of new homes in Texas, builders may sometimes offer discounts on the initial sale price because they are building in bulk. However, your home’s actual value may be higher, especially when considering the cost of rebuilding.

When it comes to auto coverage, the minimum insurance requirements in the state of Texas are known as “30/60/25,” which equates to $30,000 in coverage for personal injury, a total of $60,000 per accident, and coverage for up to $25,000 in property damage. While this meets the state-required minimum, it may

not be sufficient if you were at fault. Cardenas emphasized that if you have assets, savings accounts, and checking accounts, you could be exposed to a lawsuit if you are responsible for property damage or injury to another person, but your coverage is too low. Ultimately, he states, “You do not want to go bankrupt.”

Additionally, you could also face financial exposure if someone who is under or uninsured hits you. Uninsured motorist coverage comes into play in these situations. This add-on coverage is designed to help protect you and your family if you are injured or your car or truck is damaged by someone with no or limited coverage. Like other categories of auto insurance, limits can apply, so it’s essential to determine what you and your family need to feel safe.

In election years, cocktail parties and family gatherings can become more intense regarding political talk. Whether you align with the red, blue, or independent parts of the political spectrum, many investors from all sides fall into the trap of attempting to “time the market” based on predictions about who will win or lose the White House. Why does this approach tend to work so poorly? It relies on two faulty assumptions or biases.

The first revolves around emotions. Like all humans, investors have emotions and feelings that can be deeply rooted and trigger impulses of fear and greed. Unfortunately, these emotions can lead to speculative investor behavior based on political biases, fear, or greed related to uncertain outcomes. While you may initially be proven right—or wrong—based on short-term outcomes

if you attempt to "time the market," historical data tells a different story. History demonstrates that the party in power has little longterm correlation with investor returns in the S&P 500. Based on the data, there is very little longterm correlation in the relationship between S&P 500 index returns and the party in the White House.

The next unstable investing foundation is recency bias. This concept suggests that the most readily available information carries the most weight. Often, this means that we expect outcomes similar to the positive or negative events we most recently experienced or that we easily connect what just happened to what may happen again. However, markets often respond to new factors and inputs rather than old ones, which can lead to dramatically different outcomes that we may not accurately anticipate if we are overly focused on the past.

What is the best antidote to our biases? Education. A properly constructed portfolio should be based on the client's objectives and should consider time horizon; age; tax situation; risk tolerance, willingness, and ability (they are different); income-to-expenses; cash reserves; job security; and a host of other dynamics and goals. Simply put, our emotional and cognitive biases should be checked against data before making decisions. Instead of basing choices on fear, greed, or recency, we want our investing decisions—like our election choices—to be based upon long-term fundamentals and an alignment with each of our unique situations in life.

Teaching Your Kids Financial Literacy at Every Age

because—according to Bankrate’s Annual Emergency Fund Report—50% of Americans do not have enough to cover a $1,000 emergency.

Rather than wishing they had learned about money as kids, why not teach them? Research suggests that youth can begin learning about money as early as age five, and many financial habits are formed by age 13 or even sooner. With that in mind, let’s discuss how and when it’s appropriate to start talking to kids about money and how to use various tools to keep the conversation going. Before making any decisions, I recommend consulting with a financial advisor or professional who can assist you in finding the best options for your family.

Need help figuring out how to start talking to kids about money? Start with values. Explain what you and your family value. It could be art, electricity, your

home, quality family time, good food, your faith, etc. By starting conversations with values, kids can see the patterns that follow those values. Those patterns impact earning, investing, and spending habits.

Here are some age-appropriate ways to continue the conversation:

AGES 3-5

Introduce younger children to coins and bills. Coin and bill identification provides an opportunity to learn about money and its value. It’s also an ideal time to introduce the concepts of spending, giving, earning, and saving. Children can use a piggy bank or a money box to see their money accumulate and learn to categorize it—a concept that will continue as they open their first bank account.

AGES 6-10

Elementary students should learn about wants vs. needs, consumers and producers, supply and demand, and the costs of goods and services. A great way to understand these concepts is by creating a mock business. Students can participate in programs like Boerne Lemonade Day to ignite their entrepreneurial spirit. They will apply critical thinking skills, engage in the creative process, and have the opportunity to earn money based on their own ideas. Mock businesses help build confidence, develop public speaking skills, and foster self-esteem for the future.

AGES 11-13

Middle school students should begin to learn about the consequences and risks associated with money. This age is an ideal time to teach budgeting and planning for the future. Emergencies happen, and life doesn’t always go as planned, so explaining how to prepare is crucial. Additionally, it’s an excellent opportunity to introduce concepts of investing and compound interest. I recommend that students read Growing Money: A Complete Investing Guide for Kids. It’s a short read and an excellent resource for students to learn about the history of trading, the stock market, and investing.

AGES 14-17

These young people are preparing for adulthood and may be experiencing many firsts: their first job, first car, first paycheck, and first credit card, among others.  Teenagers will have the opportunity to earn and manage money through employment. Teens should have access to a bank account monitored by a parent/guardian, especially if they have a job. Saving for adulthood and understanding taxes are two areas where young people can benefit during their teenage years. Teens should also be aware of credit cards and how debt works, including understanding interest rates, credit scores, and credit reports. Postgraduation planning should be a topic of conversation as well. Next Gen Personal Finance’s game Payback offers a free online game for students to understand student loans and college planning better.

Youth who are literate in financial matters are better equipped to make informed financial decisions and promote stability. These suggestions are recommended and are not an all-encompassing list. The overarching goal is for children and families to engage in healthy money conversations early and often. Financial education is a lifelong commitment. As students progress through different stages of life and their circumstances change, it's essential to foster an attitude of continuous learning about how to make money work for them rather than the other way around.

While you may be familiar with Maya Angelou, you might need to learn about individuals like  Benjamin Mays or Benjamin Graham. All three share a common bond: they served as mentors to some of the most influential people in their respective fields.

Poet Maya Angelou encouraged Oprah Winfrey to find her voice in the media industry and leverage her platform to impact the world. As president of Morehouse College, Benjamin Mays mentored Martin Luther King, Jr. as a leader and challenged him to pursue a doctoral degree. Investor and author Benjamin Graham shared his investing knowledge with Warren Buffett, who later built a financial empire. If you delve into the stories of the highest achievers in any field, you’ll likely find someone who recognized their potential early on and dedicated time to helping them realize it.

Students in Boerne have people like that in their lives, thanks to various mentorship

programs at work in the community. In Boerne schools, students have Krista Pomeroy and Stephanie Bautista in their corner. Pomeroy serves as the executive director of Student Support Services for the Boerne ISD, while  Bautista works as a Student Support Specialist and coordinates the district’s Mentor Program. Together, they ensure Boerne’s students have access to mentorship opportunities and can even become mentors themselves.

“Chances are, if you reflect on your life, you have had a mentor,” Pomeroy says. “Be it a family member, a friend, a coach, a teacher... someone has stepped in to mentor you on something that you wanted to learn or to provide support when needed.” A mentor can guide, support, and advise students as they navigate their educational journey, providing valuable insights and expertise. They help students identify strengths and weaknesses, improve skills and knowledge, and provide networking opportunities.

Pomeroy believes that we’ve all had mentors, and Bautista agrees. “At some point in our lives, we have all experienced mentoring. There is often a positive role model that has guided, coached, supported, motivated, and cared for us personally or professionally as we navigate our world.” But she says it’s not onesize-fits-all—Pomeroy emphasizes the need for tailored mentoring experiences. “The needs are as unique as the child. By partnering mentees with a caring adult, we help students grow and realize their potential at solving problems, setting goals, making decisions, pursuing skills and talents, and trusting others.”

Mentorship goes beyond just improving a student’s prospects; it’s a life-changing experience. It fosters confidence and resilience, aiding in navigating life’s challenges,  and provides emotional support and encouragement from someone who has walked similar paths.

However, the challenge of finding a mentor comes with its own obstacles. Pomeroy points out, “At the onset of a mentoring relationship, it can be difficult to establish trust if the mentor and mentee have never met. In any mentorship—new or old—it can be difficult not to offer advice constantly. This is especially true because you want the mentee to be happy and successful.”

Theo Combos, student minister at the Northwest Campus of Mission City Church,

is dedicated to mentoring young people in a spiritual setting. He emphasizes the shared responsibility between mentor and mentee. “A mentor can only be effective if the mentee wants to grow,” Combos explains. “You get what you put in. The mentor should put in effort to inspire, encourage, and push their mentee, but at the end of the day, it’s a choice the mentee needs to make. If they want to grow, follow the advice of the mentor, and continue to make changes in their life, it has to be a decision. As a mentor, I want to lead and guide those who are interested in growing.”

Pomeroy, Bautista, and Combos each have distinct approaches to the mentoring process, which has served the students of the Boerne community well. “First, focus on the interests and goals of the mentee. Mentors don’t set the agenda,” Pomeroy outlines. “Second, be an active listener with an open mind. Mentorships aren’t about judgment. Leave your personal beliefs and values out of the relationship. And finally, have fun. Laugh and learn together.”

Bautista emphasizes the importance of a non-judgmental approach. “Being openminded, listening, and having a caring approach to the mentee is the basis for mentoring,” Bautista says. “When mentoring students, we must suspend our personal beliefs, opinions, and judgments in order to fully support the mentee and maximize their potential.”

Self-awareness is the starting point for Combos. “Firstly, I have to humble myself. Although I am older than the youth I mentor, I have to recognize that there are still problems and flaws in my own life that I have to work on. This helps me maintain a growth mindset but also helps me not have too large of an ego. I approach mentoring out of love. If I love these students and care about them and their wellbeing, then I will naturally be a better mentor.”

Fellowship of Christian Athletes, Young Life, and Hill Country Daily Bread are additional organizations supporting local school students. Volunteers in these programs strive to make both a social and spiritual impact on the next generation. With caring adults fostering mentoring relationships and investing in the lives of teenagers in the Boerne community, the possibilities for their future are limitless.

WHERE DID THAT IDEA COME FROM?

A study conducted five years ago by the University of Texas’ Innovation, Capital, Creativity (IC2) program aimed to demonstrate how we could maintain the prosperity and distinctiveness of Boerne while overcoming its reputation of being a sleepy bedroom community outside of San Antonio. The research highlighted a clear need in Kendall County for precisely what Das Greenhaus provides: a place where people can seek support, network with peers, access resources, and have space to develop and grow their ideas.

Creating, building, and growing a business should be a team sport.

We also work to help people establish intentional relationships. Too often, businesses repeat the same mistakes as their predecessors. We seek to foster a community that encourages open conversations and enables businesses to learn from one another’s experiences.

Our entrepreneurs also face the hurdle of executing quality business planning and preparation. We collaborate with our founders to help fully develop their ideas and ensure they’re ready to take their concepts to market.

In the simplest terms, DGH is a coworking space offering affordable private offices, an entrepreneurial curriculum, and larger meeting spaces for rent. However, our ambition for greater impact extends beyond that through mentorship and internship programs, as well as hosting educational and networking events. We attract remote workers seeking community, dreamers with ideas waiting to be organized and put on paper, and serial entrepreneurs eager to guide others through the bold and audacious steps toward independence.

In working with local business owners, we aim to explore mentorships, development programs, and new perspectives. Additionally, we offer an internship program designed to be organized, accountable, and meaningful for both the intern and the business.

To help accomplish all of this, we are actively seeking experienced professionals looking to serve as mentors. Many of our founders need a fresh perspective and guidance on their journey. They emphasize that it all starts with protection. “It’s good to protect instead of getting a loss from dropping a glass of wine on your foot,” says Mullin. She and Valentine highly recommend KIWI leather and suede protectant products, which are readily available everywhere, from big-box stores to online. These products provide basic waterproofing for the skins. “You should always do that—especially if you have a light-colored pair of suede or nubuck,” Mullin advises. She adds that since suede stains easily, applying the waterproofing as soon as possible is essential for any product, particularly boots.

Leather conditioners are essential to keep your leather soft with its original texture. Valentine and Mullin recommended Kali Leather Life for all types of skins, including exotics. They also endorse the Blackrock brand, which can remove deep scratches and treat thicker hides.

General tips for lengthening the lifespan of your leather products leathers include climate control. “There’s a lot of gentlemen that will leave their boots in the back of their truck, and they wonder why there’s dry rot,” said Mullin. Keeping the skins dry to the best of your ability is also crucial. “Some people might have closets that get real damp, and you want to keep things away from the extremes,” Mullin commented. Overall, the pair emphasized that exposing skins to the elements—including leaving saddles out in the barn—can lead to molding or dry rot over time. Mullin summarized her approach: “Leather is skin, and you kind of have to treat it as such.”

It’s sure to be one of the most extraordinary natural sights. Boerne takes (almost) center stage for a total solar eclipse on Monday, April 8. Schools across Boerne, Kerrville, and Comfort will be closed that day, and up to 50,000 visitors are expected to use our city as a base camp. The City of Boerne, Kendall County, and other local agencies have been working for nearly two years

to ensure an incredible eclipse experience—as long as the clouds stay away.

Unlike the annular solar eclipse we saw last October, this is a total solar eclipse, meaning the moon's disk will completely cover the sun. As the moon passes between the sun and the Earth this time, the sky will darken over the Hill Country, creating a mesmerizing spectacle and leaving behind memories to last a lifetime.

Viewing Schedule

In downtown Boerne, the totality—or the period when the moon completely blocks the sun—will last about 3 minutes and 35 seconds. However, if you drive just a few miles northwest of Kerrville, you’ll find yourself along the eclipse’s center line, where the totality extends to 4 minutes and 27 seconds.

But here at Main Plaza, we can expect the following timeline:

Eclipse Safety

Keep in mind that it is never safe to look directly at the sun. While it may be tempting to sneak a peek during totality, even that is discouraged due to how quickly the event will pass. Instead, be sure to use filtered glasses specifically designed for eclipse viewing. These are affordable and readily available online and at local stores like HEB and The Home Depot. You can also grab some for free at the Patrick Heath Public Library if they haven’t run out yet.

And don’t fry your phone’s camera, either. The sensor can be permanently damaged if the lenses focus light directly from the sun.

3. Mix coconut cream, lemon zest, dill, capers, and ground pepper together.
