HISTORY
CEDAR MEADOW The Cedar Meadow House was built in 1956-57 by Dr. and Mrs. William Rawlings on one of their farms that borders Sandersville, Georgia on the western side. It was designed by noted architect Frank McCall and constructed by the Lacy Brothers, who built many fine homes of the era. The land on which the house is located has been in the Rawlings family for nearly two centuries, as well as can be determined. Sherman burned the local courthouse on his March to the Sea in 1864 destroying deed records prior to that time, but other documents indicate that the land was in the family in the 1830s, and quite possibly earlier. In choosing materials to construct the house, much of the structural lumber was cut on the plantation. The brick on the exterior was salvaged from a 19th century schoolhouse in nearby Davisboro, Georgia. The paneling in the family room, breakfast room and kitchen came from a water-driven grist mill on the Ogeechee River constructed in the late 1860s to replace the one Sherman had burned a few years earlier. Dr. and Mrs. Rawlings raised their family of six children in this home. Although seemingly in “the country� the house sits on what is now a 120-acre tract that is also the location of the home of Dr. and Mrs. William Rawlings, Jr. The Cedar Meadow house is being sold with approximately 10 acres, part of which is in the city limits of Sandersville. With the death of his parents, Dr. Rawlings, Jr. purchased the house from the estate in late 2012 and set about restoring the structure and upgrading it for the 21st century. A new private driveway access was created and a new semi-detached three-car garage built in the rear of the house. The former garage space was converted to a downstairs master suite opening onto a large paved patio. A new columned porch was added to the front, providing a shady place to sit in the afternoon and survey the pasture and lake in front of the home. In terms of upgrades, no cost was spared. Although the house was basically in good shape, all of the windows were replaced with quality energy-efficient models. A new roof was installed, as well as complete rewiring and replumbing. The former HVAC system, which was in a small basement, was replaced with high-SEER zoned heat pumps. The kitchen was completely remodeled. Along with the rewiring, an extensive local network of high-speed compatible writing was put in place for video and/or internet. A new alarm system was installed. Originally, the house was served by a well, but this was replaced with city water service. The well remains in place and functional, and can be used as part of a lawn sprinkler system if so desired. One of the most attractive features of this home is the location, including the view to the open pasture in front. While not offered for sale, Dr. Rawlings, the current owner, desires to place the pasture and lake in a multidecade conservation easement, thus preserving both the view and the value of his home, as well as that of the Cedar Meadow house.
