CRAIG VARA

KEY FEATURES

Craig Vara is situated within one of Torquay’s most desirable locations. Situated at the head of the cul de sac in Oxlea Close this wonderful detached house has been completely renovated to a high standard by the current owners. The property occupies a plot of 0.57 acre and provides peace and tranquility as well as sea views to the bay which really must be seen to be fully appreciated.

There is a great deal of flexibility with the accommodation to suit one’s requirements. Currently, there are three bedrooms and four spacious reception areas with the living room leading out to the sun terrace. It is understood that the master bedroom was previously two bedrooms so if an additional bedroom is needed this could be reverted without too much work. The quality of the new kitchen and bathrooms is plain to see and no expense has been spared in the updating of these rooms. The open plan features of this 1950’s house have been retained thus providing a light and spacious feel with a pleasant flow to the rooms. Accommodation easily suits modern living with a useful study room providing excellent privacy from the main receptions and a handy work from home opportunity.

Externally, there is a sweeping driveway leading to the house and providing extensive off road parking for numerous cars. The garage is generous in size and formerly a double garage prior to the study room being added. Again this could quite easily be reverted if required. The extensive terraces provide a range of different areas providing opportunities for al fresco dining and entertaining, enjoying the sun or just appreciating the beauty of the views.

Craig Vara presents a wonderful opportunity to acquire a fabulous detached home with water views in the ‘leafy’ Lincombes area. To get the true feel of the property it must be viewed to be fully appreciated.

STEP INSIDE

The sweeping driveway provides access to an attractive and contemporary style house with a sleek looking design to it. The front door opens to a light and spacious entrance vestibule with steps leading down to a range of reception rooms interconnecting each other and culminating at the fabulous sitting room. This is clearly a standout room within the house with its vaulted ceiling and glass frontage affording extensive views and access to the sun terrace. This is a perfect example of inside outside living with some of the finest views you will see out on the terrace to the bay.

Also on this level is a high quality bespoke kitchen that has been fitted during the current owners occupation. There is a quality range of base and eye level units with integrated appliances throughout and electric under floor heating. This room also provides side access to a balcony/walkway and the garden in due course. There is also a utility room, cloakroom/wc and study room. As previously

mentioned, the study area has been created from the double garage. This could quite easily be changed back to its original layout should more covered parking be required.

The downstairs or lower ground floor accommodation provides three spacious bedrooms with two of the principal bedrooms providing en-suite facilities. There is also a quality family bathroom suite and a useful office or work area to the bottom of the stairwell. All of the new bathroom suites offer electric under floor heating. Of particular note is the balconied area accessed directly from the main bedroom which affords pleasant views over the main garden and to the woodland below bordering Ilsham Valley. Below this area is a useful undercroft area, with lighting and power points, providing a large covered storage or work area.

SELLERS INSIGHT

In 2019, we were fortunate to be able to make the decision to leave Central London and move to Torquay. It had long been our dream to move to Devon where we had spent many happy holidays exploring the stunning coastlines, beaches and rolling hills before deciding on beautiful Torquay.

While renting we were looking for a permanent home when we found Craig Vara. It had everything we were looking for in our Devon home. Its elevated location gives the superb views on all sides, while being detached with a large garden and a real sense of space and seclusion. The rooms were large without being too big and we loved the original features, high ceilings, expanse of windows, large balcony and many sun terraces to take in the views.

We knew there was a considerable amount of work needed to bring the house up to date and the standard we required, but having carried out this type of refurbishment before we were not daunted by this. Although everything has been modernised and improved to a high standard, we have tried at all times to retain the character and features of the original design as much as possible.

The contrast between where we lived in London and Craig Vara in terms of space, views, separation and quietness still delights us every day. However, now is the time to move onto our next project and give someone else the chance to own it and enjoy it as much as we have.*

STEP OUTSIDE

Craig Vara occupies a generous plot of 0.57 acre. The property is situated to the bottom end of Oxlea Close thus presenting sea views from many of its prime rooms as well as the sun terrace to the rear. This is certainly a deceptive house which continues to deliver with the more you see. There are two pleasant and private dining areas to either side of the house with a lawned garden sloping away from the house to the far boundary. There is extensive parking for numerous cars on the sweeping driveway which leads to the garaging with electric door, lighting and numerous power points.

LOCAL AREA

Oxlea Close is a quiet cul de sac situated in the popular Lincombes area. The location provides easy access to Wellswood’s shops, restaurants and amenities as well as a Primary School there. A short distance away, there is the thriving town centre with a wider range of shops and restaurants (including a Michelin Star restaurant) and the attractive harbour front and Marina providing boating opportunities. Meadfoot Beach is a short walk from Craig Vara. There is a cafe, beach huts and direct access to stunning woodland walks along the Ilsham Valley eventually leading to the Lincombes above.
