some success and clients I made very happy in November In this quarter’s newsletter I am discussing some

success and clients I made very happy in November. I listed a beautiful home in the Trossachs neighborhood of Sammamish where there were 3 homes on the same street for sale and around 10 homes in the entire neighborhood active on the market. I was the only agent that got a house under contract within 9 days! The average days on market in that neighborhood were around 60 days just for context. In addition, I got my clients the highest sale price/square foot in the area. What was the secret sauce? A lot of the credit goes to my sellers who listened to my advice and worked really hard to get their house ready for the market. They also listened when I told them where to price the home. I kept them updated with what was going on in the neighborhood so they knew that I was bringing them the best offer that they could get in the current market conditions. I worked hard on the marketing of the house which I will break down for you next and I also ran open houses and showed the home

to clients who couldn’t make it to the open house- even if they were working with another agent. There is nothing I won’t do to get my clients the best offer out there. I followed up with agents and people that come to the opens, and I also worked very hard on the buyer’s agent to get them to present and offer and then to present something that would work for my clients. Below I breakdown the marketing so you can see some of the aspects that sets me apart from the rest- I don’t just take photos and wait for the phone to ring. In this market you must chase down all the buyers that you can as buyers have a squirrely mentality right now. Not only that but you must get as many people to see the home online and then into the home and this is where property marketing that works starts. 1. It may sound like a no brainer, but professional photography is a must. In this house I had 3 shoots, morning, evening, and twilight to get the house in all the best light.

2. I create a single property website that is viewable on all devices and easily social media sharable 3. I create a just listed e-flyer that goes out to my extensive list of clients and my professional network. 4. I create a professionally produced photos slideshow with narration 5. I do print advertising not just locally but also in the VIEW magazine which is inside the wall street journal 6. Yes, your house will be on TV on the CW channel on Saturday at 1pm on the Coldwell Banker TV show At home in the Pacific Northwest- that’s a way to reach a lot of people! 7. Of course, I have professionally printed glossy brochures at the house 8. And a mobile brochure so that anyone that sees the yard sign can get all the home information on their phones 9. And then there is all the above and beyond old school ways to reach people that may not even be thinking about buying but may have family and friends that may be. I send out a just listed professional postcard to all the neighbors 10. I also do targeted online advertising and geographically target local buyers on line and on social media 11. All the agents in the area also get notified that the property I have listed has just gone on the market- the house comes to them- so agents can miss it. 12. Finally extensive national and international online exposure on sites you know and use, Realtor, Zillow, Trulia etc. just to name a few.

So how much does all this cost you as a home seller? Absolutely nothing at all!! These are my marketing costs and I pay them. October 2022 market snapshot! The number of

homes listed for sale was down from one year earlier and from the previous month. The number of homes under contract was down compared to the previous month and down compared to the previous year. The Months of Inventory based on Closed Sales is up from last year. Based on the 3 month trend, the Average Sold Price is up 2.2% over last year. The Average Days on Market is up over last month and compared with last year.

Homes on the Eastside are closing at 95% of the listing price a slight decrease of -8.7% compared to the previous year.
