Welcome to Coldwell Banker Realty! We are excited to have you as part of our team! Over the next few weeks, our priority is to seamlessly integrate you into Coldwell Banker Realty family. During this onboarding phase, you can expect to receive guidance and support from our dedicated team members. Whether it's familiarizing yourself with our systems, understanding our processes, or getting acquainted with your fellow agents, we are here to help every step of the way. This process may take a little time and we are committed to making it as smooth and efficient as possible. Throughout your career at Coldwell Banker, I will be here to guide you towards success. I’m here as not just your manager, but your coach and mentor too. My aim is to provide the guidance, direction and resources you need for success! RESOURCES Your CB Desk is a customizable dashboard, offering access to all CB applications with a single click! Rearrange your CB Desk by clicking and holding and placing in an order that makes sense for your working style. If a tile is not present on your CB Desk, simply click the Add App link at the bottom of the page. Certain tiles will have blue shortcuts to take you directly to specific areas of the program. Below are quick descriptions of popular tiles. If you need more information, click the in the top right corner.

Welcome to Coldwell Banker Realty! We are lucky to have you as part of our team. Over the next few weeks, we will get you on board our Coldwell Banker systems. It does take a little time to get everything processed and up and running. Here are a few important pieces of information: Join a Board of Realtors and an MLS To have access to an MLS you must first join a Board of Realtors. We have all the paperwork for you. The board fee includes not only that local board but also your membership to the Connecticut Association of Realtors as well as the National Association of Realtors. You may join any board you want, but you should consider where you will be doing most of your business. If it is in Greenwich, it is recommended that you join the Greenwich Association of Realtors. This would be your primary board. Some agents choose to join Stamford, Darien, or New Canaan. Fees do vary but only members of the specific board are able to use their services which include training, social/networking events, and support. Once you join a board you are then eligible to join an MLS. As a member of a Multiple Listing Service, it provides you with both cooperation and compensation. It is also the governing body for our electronic key system. Attached you will find a schedule of costs associated with the Greenwich Association of Realtors and the Greenwich Multiple Listing Service. There is also an application for the SMART MLS which covers the entire state. Please note that only a small part of the Greenwich inventory is represented on the SMART MLS. However, if you plan to do business in Stamford, Darien, New Canaan, etc. it would be worthwhile joining the SMART MLS. Most agents in the Greenwich office belong to more than one MLS. *A special note here is that if you intend to join the SMART MLS and the Greenwich MLS it is best to get your Supra EKey programmed at the SMART MLS before you have the Greenwich MLS add the Greenwich codes to your Supra EKey. It will save you money if you do it in this order. Just ask and we will guide you through it.

Dates to Know Broker Open Houses are Tuesday and Thursday. In Stamford they are Tuesday & Friday. They start at 10:00. Office Meetings are 1-2 times per month (watch for the Office Updates from Cole). Coffee with Barb meetings are every Tuesday at 9:30 and are designed for all agents. Sessions last approximately 45 minutes to an hour and we discuss all topics real estate related. In Final – Please know that we are all here to assist you in any way that you may need to make your transition as seamless as possible. COLDWELL BANKER ONBOARDING FEES Current license fee is $285 with a $20 Guaranty Fund Fee from the State for a total of $305 Legal Assistance Program ERRORS & OMISSIONS INSURANCE $555.00 per year due by April 30th every year. Fee will be prorated based on your affiliation date For experienced agents - $25 license transfer fee payable to State of CT YOU ONLY NEED TO SELECT ONE BOARD TO JOIN - AS MANY MLS’S AS YOU WANT Greenwich Board of Realtors One MLS (Greenwich Multiple Listing Service) is a REALTOR-owned MLS and we require that all subscribers have a Realtor/Realtor-Associate membership. ~ If you are an active member of an Association/Board contiguous with Connecticut, we need a letter of good standing from your Primary Board and then you can join our MLS only. Greenwich Board & MLS: ~* If you are a member of an Association/Board not contiguous with Connecticut, you need to join as a Secondary member (state & local), we need a letter of good standing from your Primary Board and then you can join our MLS. ~* If you are licensed under 2 different brokerages for the two states (and a member of an Association/Board even with a contiguous state with CT), you need to join as a Secondary Membership (State & Local), we need a letter of good standing from your Primary Board and then you can join our MLS. The Firm and Head Broker of the firm must be a *member/subscriber of the GMLS. Fees for GAR Membership/GMLS Subscription are (nonrefundable): $750.00 Application Fee $725.50 Renewal one a year, payment due 12/31 Association consists of the following: GAR - Greenwich Association of REALTORS NAR - National Association of REALTORS CAR - Connecticut Association of REALTORS $390.00 GMLS subscription - Renewal every six months, payments February 15th and July 15th


GREENWICH FEES FOR SUPRA KEY For eKey (app on your phone), if you already have an eKey app from SmartMLS (Norwalk) or Hudson Gateway/OneKey (New York) we can cooperate with no extra charge when you become a GMLS subscriber. We need the serial number and pin code to cooperate, and you will be able to open a Greenwich key box. If not below are the fees: $50 Activation Fee $13 + tax Monthly Fee STAMFORD BOARD OF REALTORS New License Stamford Board/CAR/NAR $639.00 Licensed joining SBR for first time or coming from another state - additional $250.00 Coming from a different CT Board - this fee is waived Fees are prorated monthly from date of joining DARIEN BOARD FEES One time application fee: $300 DBOR Local Dues: $225 CTR State Dues: $265 NAR National Dues: $185 DMLS: $400 NEW CANAAN BOARD FEES One time application fee: $300 Board of Realtors: $725 New Canaan MLS: $515 (with NCBOR membership) New Canaan MLS: $750 (without NCBOR membership)

EDUCATION & SUPPORT 1. CBU: Our online university. Classes are available both live and recorded 24/7. In particular, there is a class called BootcAMP that is a 9-part series introducing you to all things Colwell Banker and how to be a successful agent. 2. Support: We have four admins devoted to agent support: everything from advertising, paperwork to launching a listing. They are available M-F to sit with you and help you. 3. Manager (Barb): I was an agent for 12 years, so I understand what agents need to get started and to continue to be successful. I will do 10-minute weekly sessions with you in addition to questions if you want me to help hold you accountable and support your personal business plan. 4. Assistant Manager (Sara): Sara is licensed in New York and is your go-to resource for New York transactions. She is available to support all offices. Meet with Sara to create a plan for success. 5. In-office trainings: We host “Coffee with Barb” on Tuesday mornings from 9:30-10:15 to cover everything you ever wanted to know about real estate. We talk strategy, how to win listings, how to price, how to do a presentation, and more. 6. Lunch and Learn: Monthly training with our in-house Mortgage Broker on all things finance. 7. Legal Training: Monthly trainings with our legal consultants. 8. Sales Meetings: 1-2 times per month in-office or Zoom. They run 45 minutes but are full of information including market conditions, in-house listings, new tech tools, upcoming trainings and more. 9. Mentoring: We will match you with a mentor for your first three transactions if you choose. This is someone you can shadow, ask questions of, and go through the listing and buying process with. 10. General Connections: I will connect you with other agents that you can go to with questions - lots of new agents but seasoned agents as well. 11. Coaching: our new favorite thing: We have a seasoned and a new agent coaching group that meets once a month. This is pure strategy and process. This backs into your identity as an agent and the behavior that gets you there.
