Stallion Mountain (Las Vegas: low income, for sale, modular homes)

Alot of people say to avoid the east side, mainly because you will have to go through quite a few bad area's getting to and from your home if you buy over there.
It's a nice area when you are inside it, guard gated for extra protection.

Stallion Mountain is in a good area of the East Side...those ppl that say to stay way from the East Side, usually aren't familiar with it, because it has some of the nicest areas, but it also can have some of the biggest dumps, the only real problems of the East side are the apts and not the houses...anyways, the only reason I wouldn't live at Stallion Mountain is because its near 2 sewage plants that stink and a horse park which also smells, you may only smell it maybe 1 a week, unless you drive by them...

This is one of the Walters golf courses. If you are a golfer check the rates...they are generally pretty expensive. The area has a pair or more of waste water treatment plants. Some odors though not seen as a big problem by those who live there. Walters gets his water dirt cheap from the waste treatment plants of the City of Las Vegas.

If you are looking for that sort of place you might want to check the Sun Cities. Sun City Summerlin is the best deal for a golfer. There is also Anthem, McDonald Ranch, Aliante and Solera. Be a little leery in Aliante and Anthem...some neighborhoods are very high in non-owner occupied...do to speculator purchases in 2004 and 2005.

Stallion Mountain itself was a nice area when we lived off of Nellis and Vegas Valley in the mid 90's. The problem with the area is that alot of it is dated, and there's a lot of low-income areas around. Therefore, the shops, restaurants, etc., aren't of the same caliber that you'd find in Summerlin or Green Valley.

Bob is dead on here. I currently live right next to Frenchman Mountain (east side of town, south of Sunrise Mountain) and it's a nice area. Unfortunately, you do have to go through a little bit of a "not up to scale area" to get here. Plus, over the many years low income areas increased the "running down" the extreme east. The extreme east part of Las Vegas is actually very nice with large homes, great views and lots of space, but again not up to the luxurious standards of Green Valley or Summerlin.

Quick look at Stallion Mountain says there are 45 units for sale. Three have sold in the past year. That is loosely a 15 year supply. It is likely not that bad...but some significant price correction would seem probable.

Aliante is a lower price point but also suffers from "speculator disease". MacDonald's ranch might be a good compromise.

I would think Summerlin is about the same time from the strip as Stallion Mountain...though it is more expensive. Check out the cost of golf though. Probably 3 to 1.

Note that the strip generally is not much of an issue when you live here...Locals tend to go only when they have visitors.

The Albertsons in that area is much nicer than the one near my house in Green Valley...The shops are fine, Summerlin doesn't have a Mervyns but Nellis does...There's plenty of stores in that area and its plenty close to both malls...IMO, its a great location for shops and restaurants...and fast food along Boulder...
