Summerlin vs. Aliante (Las Vegas, North Las Vegas: for sale, condo, lender)

Anyone able to provide quick analysis/comparison of thes two areas.

Presently living overseas, but planning to buy home somewhere back in US and have always enjoyed Las Vegas. Speaking with some folks here in Egypt who used to live in area, they suggested Summerlin and Aliante as areas that would probably fit what we seek.

Especially interested in types of neighborhoods, home prices, quality of schools, parks, access to basic shopping/dining.

Thanks for any information you can provide that might narrow our search or rule out certain areas. Will be looking for something under $200,000, 3+ BR, 2+ baths, newish, don't need much yard. Are we in the ballpark in these two areas?

Under 200k, I believe you will be hard pressed to find something nice in Summerlin. I may be wrong, for I am a relative newcomer to the area. ** This is just from my experience alone.

Aliante may be more possible around that price range though.

Other than that, Summerlin, part of Las Vegas,is much bigger and west of city,
where as Aliante is part of North Las Vegas

They both have a very nice Fertitta brothers casino, so you can't go wrong there.

Both are very nice areas. Aliante is significantly cheaper, being a little farther from the strip, and it hasn't built up the snobbery that Summerlin has.

You *can* find a 3/2 in Summerlin for under $200k, but your money will go lots farther in Aliante.

Both have nice parks, good shopping, etc.

Also, the Aliante Casino is no longer part of the Station Casino (Fertitta) family... It went back to the lenders.

They still have Station Casinos stuff plastered all over (We ♥ Locals), their website links to station and vice-versa. Also they are advertising for Red Rock on the electronic billboard. How would that work? They pay Station for their advertising campaigns?

Not saying it isn't true. I'm just curious of the logistical and legal complications of a lender taking a casino, but leaving their active advertising campaign up.

*edit* Found it here (click) (http://www.cnbc.com/id/43187410/Regulators_approve_Station_Casinos_reorganization - broken link). They lost the Aliante Casino, but kept a management contract for it.

I'm not sure how "hard pressed" you will be to find a nice house in Summerlin under $200K. It depends on what your definition of "nice" is and how large you need the home to be.

Aliante just looks nicer to me hands down. It looks a lot more kept up in the entire master planned community. Sometimes it can be confusing to think "Am I still in Aliante?" when driving around. It all looks nice even if it is not officially Aliante.

The same cant be said for Summerlin. There are some older parts of Summerlin that just seem out of touch for what a master planned community is suppose to be. I know that Aliante is much newer than Summerlin but for the prices of some of the homes....I just cant see paying that. When driving around on that side of town I always have to ask my wife "Is this considered Summerlin?"....She usually says "Its the older part of Summerlin".

Definition of nice to me is something in a newer, safe, clean area that is also big enough to move around in (unlike a Toronto high rise condo which sell for 400k for about 700-800 square feet)

I know this definition is diferent for everyone. This was just my experience.

Schools can be an issue in Alliante if their are high school kids.

Alliante is great to get to Nellis...awkward to get to the strip.

Summerlin is good to get to the strip...awkward to get to Nellis.

Centennial is between the other two.

Summerlin and Centennial Hills over Aliante. Really...Summerlin dwarfs the other two by sheer size, shopping and design (landscaping and location.)
