I'm having a tough decision deciding between LA or LV, i'll be moving from the Memphis, TN area (Ark) around this time next year im looking at buying a house and LA is making that sort of IMPOSSIBLE. LV has a lot of positives I looked for in LA and the housing is more acceptable plus I actually enjoyed a summer trip '03 there. However i'm still not completely sold on LV I know visiting there and living there are two opposite things, my field is strong in both markets so that's not a concern neither is raising a family. The main thing is me having fun while i'm still young and trying to make a home out of which ever place I decide. If anyone has been native to these two cities I'd appreciate your insight on the them. I know LV is sprawling with opportunities but LA is LA.

I was caught up in the same dilema. L.A is awesome but the housing is ridiculous! I guess you make more there but you can't beat the no state tax in NV. I was drawn to all the beach towns in L.A, Redondo, Mannhatten, Hermosa, ect, but living in LV you could take a 5hr trip to any of those, and I have freinds there where I can stay as long as im not working 7 days a week! Hopefully not.

Comeon. This is not hard stuff. If you have a skill set that fits LA go there. If you have a skill set that does not fit LA...you go to Vegas.

Why make a production out of it. LA beats the hell out of Vegas for the 1/2% of the population that has the right skills. The rest do better in Las Vegas.

If you have independent money I would not live in either.

My 300-350k wont even get me a driveway in Ladera Heights! I looked at some other parts of LA, all to expensive or a little too dangerous for my taste. The problem is maybe I could afford a home in L.A. I just dont think I could finance over 500k for a 2 room shack, for right now i'm leaning towards las vegas though, I have family in the billboard business there. Either way i'm out of Arkansas buddy. The no state tax is something I took into consideration before hand its really great. They say Vegas is sort of culture dead but I didn't notice that when I visited back in 2003. If you dont mind me asking what made you decide with the go ahead on las vegas?

Either place is a awesome place for my field RE Development. I'm torn between the two and will probably have to spend time in both before I really know, feel free to elaborate on that on that last comment you made...

Many things. A few already stated, no state tax, housing affodability, my girlfriend is working on hotel management in school and will continue at UNLV, the weather is to my liking aswell, Iv'e seen 90's there and its nothing like our 90's I don't care what anyone says, i know it's not 110 but still.. I also like the idea that when I have insomnia, I can rip down to the strip and have a little fun Also it seems like a ***** to drive in LA compared to LV, which probablly wont last but enjoy it while you can. The overall vibe you get in LV is just exciting, i like to know that doings are there if i need them. The beach I can drive to on the weekends like I said, I dont need to be there all the time. And ever since Iv'e been on this forum, Iv'e had more help from the LV folk than anywhere, they seem to be very nice, and I hadn't noticed a real unfriendly trend in LV itself.

I have lived in LA and LV both.

I think LV is more fun. Also, there are a lot of jobs here in LV.

you can KEEP CALI im from new york and people are stuck up but people from california are the worst...im NOT saying eveyone...just most lol.... and people from california generally cant drive as well...just facts people dont hate

What kind of RE development do you do? Do you already have something lined up out here? What exactly do you do in the field? I work with a couple of commercial and industrial RE developers and it is starting to slow down a bit. It's getting very difficult to finance some of these projects, certainly much harder than before. I have a buddy that works for a commercial lender in Long Beach and they won't look at anything without at least 35% cash equity into the project, and this is from their long term clientele who are extremely capitalized and have incredibly strong resumes.

Back on topic, I grew up all over SoCal from inland Orange County (just outside of LA) to South Coast OC, to the Inland Empire, to North County San Diego. I moved to Vegas in 1993, and have been very happy with the place. Plenty to do no matter what you're into. Yes, the same could be said for LA but I've got 2 words for you, traffic and smog. Long Beach is coming up, Malibu and Pacific Palisades are nice, you will not be able to afford any of those places. $300K will get you ALOT of house in Vegas right now, and from one side of town to the other is about 35 minutes. As far as CA goes, $300K will get you Temecula/Murrieta or Riverside, which is about halfway between LA and San Diego.

It looks like your standards of living will be better in Vegas, so you should probably move here.

There's no point in moving to CA if you can only afford a driveway.
