Charles Village

Plans for Peabody Heights, the first name given to the area now known as Charles Village, had been drawn up shortly after the Civil War. The main objective of the Peabody Heights development was to profitably anticipate the growth of the City. By 1911, Peabody Heights and the surrounding areas were developing rapidly. As the former rural atmosphere disappeared, land values climbed especially along the Olmsted designed Charles Street Boulevard. During the 1960's, a renaissance began in the community as new homebuyers were attracted to the area's architectural variety and quality. In addition to the functional beauty of its large buildings, the neighborhood offered a convenient location near good public transportation and prominent institutions Johns Hopkins University, Lovely Lane Church, and Baltimore Museum of Art. A new name, Charles Village, was coined by local resident Grace Darin in 1967.

Healthy Neighborhoods Data

The boundaries of Charles Village are expanding south and east as a result of Healthy Neighborhoods activity and success, along with the recent surge in the neighborhood’s housing market. The combination of the overall decrease in median days on the market and a significant rise in median sales prices demonstrates that there has been an increase in demand for houses on the targets blocks.  Moreover, rehab activity continues to increase as more homes are sold to home owner occupants.

On the targets blocks, 

  • Median days on the market are on drastic decline from 2000 to 2005, an 84% decrease.  However, there has been an increase from 11.5 days to 33 days in years 2005 to 2006. 
  • Median sales prices have increased consistently from 2000 to 2005.  Data shows a slight drop from $192,060 in 2005 to $189,000 in 2006. 
  • The number of houses sold rose from 68 in 2000 to 149 in 2005.  From 2005 to 2006, the number of houses sold has declined from 149 to 94.
  • Rehab investment activity over $5,000 has increased from 4.98% in 2005 to 6.60% in 2006. 
  • Foreclosures on the target blocks decreased from 2.70% in 2000 to 0.95% in 2006.  A small decrease occurred with 1.11% in 2005 to 0.95% in 2006.
