“A big WELCOME and enjoy”

A little bit of history

Stratford-upon-Avon is an ancient market town founded by the Saxons in the Middle Ages, later made famous as the birthplace of William Shakespeare in 1564 – it’s still possible to visit the half-timbered house on Henley Street where the Bard was born, which is now a museum.

The town of Stratford has a friendly, community feel and offers everything from elegant period homes to large bespoke new-build homes. Stratford-upon-Avon has grown in popularity over the last 20 years with those looking to both live and work in the local area whilst being surrounded by green open spaces for weekend walks. The general area caters well to the family market with an abundance of larger properties for sale. The surrounding villages have a lovely atmosphere, with an enviable selection of local amenities on your doorstep and a vibrant café culture. The town and surrounding villages of South Warwickshire have their own distinctive vernacular architecture that clearly defines the development of the area through the ages. Stratfordupon-Avon has always been best known for its timberframed houses and properties backing onto the river Avon.

Why move to Stratford-upon-Avon?

Sitting on the edge of the Cotswolds to the south and Birmingham and Coventry to the north, the location offers not only outstanding countryside but also commuting distance to major employment centres with excellent road access via the M40. Stratford is a cultural place with excellent amenities. There are a great many quality restaurants, public houses and dining pubs, not to mention the iconic Royal

Shakespeare Theatre in its picturesque riverside location, all within walking distance of the town centre. There are state, private and grammar schools in the area to suit most requirements, making the town and its immediate surrounds very popular with growing families. Sporting facilities nearby include racing at Cheltenham, Stratford-upon-Avon, Warwick and Worcester and there are golf courses

at Stratford, Bidford, Welford and Chipping Campden.

Stratford has an enviable location on the eastern border of the Cotswold Hills Area of Outstanding Natural Beauty and is located on the river Avon, which offers a lovely riverfront panorama and pleasant walks.

Ideal living

If you’re looking for a community buzz, Stratford most definitely has it. There’s always something going on from festivals and workshops to top rated shows at the RSC. You can be in the bustling town, and yet, surrounded by countryside in a matter of minutes. Not to mention there’s a Michelin-starred restaurant, great shops and more Tudor-style buildings than you can shake a stick at.

Period architecture aficionados will like The Townhouse, a centrally located restaurant with rooms inside a 400-year-old, Grade II listed building. On the same street is Paul Foster’s snug Michelin-starred restaurant Salt, The Woodman and No 9 Church Street. The Dirty Duck, located along Waterside, is a popular pub with actors –previously boasting Charles Dance and Kenneth Branagh among its clientele , family-run Loxleys Restaurant and Wine bar is a quaint, lovely independent eatery in the heart of town. For another Bard connection, dine out at Billesley

Manor Hotel and Spa, three miles out of town, where Shakespeare is said to have written As You Like It and married Anne Hathaway in the grounds in 1582.

The National Trust’s beautiful heritage properties in Warwickshire including Charlecote Park, a Victorian country house and landscaped deer park, are close. Compton Verney Art Gallery and Park, with brilliant bijoux exhibitions, is close too.

An Interview with Gabriela Hughes, Head of Residential Design at Blocc Interiors

Tell us about Blocc Interiors

We are a specialist interior design company based in Worcestershire, although our work often takes us nationally. Established in 2009, we have expertise that spans over 30 years. Our team of interior professionals offers a bespoke personalised service to discerning private client homeowners.

What is your process for working with private clients when it comes to interior design?

Our journey together begins with a complimentary consultation. We help you develop a comprehensive design for your home, paying particular attention to your lifestyle, all-important wish list, must haves, design goals and any challenges. We talk together and explore what inspires you. Our role is to provoke your thoughts & emotion and simply just listen. To allow us to understand your initial thoughts and how you would like to experience your home to bring it to life through intelligent, considered choices on colour, texture, shape & proportion. We will discuss and agree the budget with you and how this is managed to your best advantage throughout the process. Once we understand your preferences, taste, and style we will interpret and create detailed mood boards which illustrate our proposed design scheme, complete with samples of fabrics & wallcoverings and any furniture finishes we intend to use in your design. It is at this stage we discuss and agree with you any alterations or additions you may wish to add. We have now reached the final design stage, we will present to you; final boards, a fully detailed inventory, furniture plan – showing you exactly where we have positioned all selected items and provide you with a full supply & install final quotation along with a timeline. Upon acceptance to

proceed, we introduce you to your dedicated project manager who works alongside us throughout the whole process, right through to installation day. Your project manager will organise the full programme of works and keeps you informed of progress every step of the way.

How can you help the owners of a new home achieve their interiors aspirations?

Most new homeowners want to personalise their new property to make a house into their dream home. Often properties come with colour schemes, designs and features from previous owners. That’s where we can help offering services from architectural design, project management, soft furnishings through to whole house transformations. Giving our clients the benefit of our expert knowledge, is to offer suggestions and ideas, and push the boundaries for a statement result that is ultimately all about the homeowner, their home and their lifestyle. Working with us will be exciting and liberating rather than an intimidating experience!

Why choose Blocc Interiors?

It’s our attention to detail, we do sweat the small stuff, scheduling of timelines, first class project management, adhering to your budget once the design has been agreed, please come and enjoy the experience with us.

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

www.stratford.gov.uk/planning-building/ e-planning.cfm

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
