“A big WELCOME and enjoy”

Stanmore makes an appearance in the Domesday Book of 1086 and its name derives from the Old English meaning ‘stony pool.’ Originally a small rural community, the arrival of the railway in 1890 allowed Stanmore to prosper as a commuter town and heralded its urbanisation in the early 20th century. The current station on the Metropolitan Line opened in 1932.

Stanmore played an important role in the Second World War, with RAF Stanmore Park supporting the Bletchley Park codebreakers and acting as base for the RAF Balloon Command. The site closed in 1997 and has since become an exclusive residential development incorporating 57 acres of private parkland and gardens.

A small rural community until the late 19th century, the town grew rapidly following the advent of the railway and this is reflected in its architecture. Stanmore has a high proportion of mid-20th century semis and detached houses lining leafy avenues that appeal to the London buyer seeking more for their money. Many of the mansions and manor houses in the surrounding areas have been converted into apartments in recent years, although there are still plenty of large, high value properties on offer including at a private gated community set in Bentley Priory. Modern developments such as Stanmore Place feature smart apartments with all the mod cons. A little bit of history

Why choose this area?

Stanmore’s impressive infrastructure and travel links combined with its ample green spaces and bustling town centre create the perfect balance of work and home life for its residents. Stanmore has some fantastic historical manor houses to offer, as well as Georgian houses and cottages, large 1920’s and 30’s detached houses and bungalows, and modern flats built over the past 20 years. Every

budget can find a matching housing option in Stanmore, and the area is attractive for growing families in need of more inside space, private outside space and nature all around them. A move to here means access to outstanding surroundings and an easy commute for city workers using the Jubilee Line.

Radlett is an affluent village with a strong community and multi-million pound

homes aplenty, there’s nowhere in Hertfordshire quite like Radlett. It’s one of the most affluent parts of Hertfordshire and regularly features in ‘best places to live’ lists for the county.

Elstree has always been a desirable place to live, and has become even more so in recent years especially for those looking to leave the city. The leafy streets and spacious homes give this Hertfordshire village

an atmosphere of tranquillity and exclusivity which appeals to families and young professionals alike. There are plenty of impressive detached properties, making it an ideal choice for buyers seeking generous living space within a short distance of the capital. With its world famous film studios and fantastic schools Elstree has lost none of its original charm.

Harrow, formerly part of Middlesex, Harrow was officially swallowed up by the London in 1965. Despite this Harrow is a far cry from the electric pace of the city and instead embraces its own quieter way of life. An afternoon spent in one of its two shopping centres (St. Ann’s and St. George’s) and leisurely strolls through one of its many parks and open spaces, it’s no wonder that the area is popular with families as well as a large retired community looking for a place to settle down. Since being inducted into the capital, Harrow has developed a ‘London village’ atmosphere

with plenty to offer a variety of homebuyers.

Bushey / Bushey Heath. Picturesque and historically impressive, Bushey retains its village atmosphere and is a pleasant location separated from neighbouring, more built-up areas by farmland commons and golf courses. Bushey has an intriguing mix of antique shops, restaurants, public houses and general stores cluster along the High Street and serve the needs of visitor and resident alike.

Interview with ‘DS Squared’

Tell us about the background of DS Squared Architects?

DS Squared Architects was set up by Dipesh Shah, an RIBA Chartered Architect in 2007 to serve the residential market and has since expanded to a second office in Fulham, to provide architectural services throughout London to all residential and commercial clients.

What’s your customer process from receiving that initial enquiry?

It usually starts with a call where we discuss the project in detail in order to understand both the requirements of the development and the services that are required. The next step is a site visit and survey which allows us in-depth familiarisation with the constraints and complexities of the site and existing dwelling.

Then it’s to the drawing board…This design stage often consists of a couple of options and or brain storming meeting with our client, which explore the various approaches to the brief. We usually find the final design will be an amalgamation of aspects from previous design options. Although, ‘final’, perhaps, is misleading as the design process does not end here. The design will likely continue to evolve until the construction commences.

At DS Squared Architects we can also offer a full Interior Design service for which we hold our client’s hand and literally, go shopping with them!

What characteristics set you apart from other practices?

I would have to say our team! We have a culturally diverse team from all over the world. They have a wide range of skills and

interests from Sustainability to Interior Design to stimulate design, we are both technical and creative!

We take time to listen, talk and understand so that the client-designer relationship develops with time. This is a critical factor for the successful evolution of the design.

In each project, we strive to combine functionality, beauty and harmony, making the best use of materials, space and light to create unique structure around the needs, tastes and lifestyle of our individual client. A home is much more than a construction of wood, brick and glass – it is a story; our job is to help our clients write that story, using the best methods, strategies, and approaches, in a manner that does justice to the development aspirations, design preferences and within budget.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client? DS Squared Architects have undertaken many large-scale refurbishments and new build residential projects in the local area. The images opposite are taken from a new build development, the property was recently handed back to the client.

The client was thrilled with the results and who wouldn’t be...!

What is the most pleasing aspect of your job?

Each project is a journey and each stage brings its own rewards…. Securing the initial concept design to attaining planning consent for your dream home. But seeing the final designs come to fruition and a delighted client is the cherry on top!

Heath Robinson is best known as the creator of weird mechanical devices and strange gadgets, usually held together with knotted string. His name became an adjective to describe such ad hoc devices. Wood Farm was only opened to the public in 2015 and has rapidly become one of Harrow’s most popular open spaces. The reserve is open all year round and welcomes all visitors. All that we ask of visitors is that you treat the site with respect – that includes not dropping litter,

not picking flowers or fungi, not lighting fires, not damaging trees or fences, and keeping dogs under control. This site was a working farm until around the end of the 20th century. Almost all the farm buildings have disappeared, but the Old Dairy, which was used for storing milk for distribution, has been retained and converted to an attractive visitor centre which forms an excellent base for natural history study by small groups of children or adults. It can also be booked for other activities such as classes and exercise sessions

Meet Kelvin of ‘HK Home Architects’

What characteristics set you apart from other practices?

Again, we ‘listen’ and ‘work’ with our client. We give our advice. We believe design is an iterative process. The best design is an amalgamation of aesthetics, practicality and our client’s visions. Our design is contextual towards each individual property. The design outcome responds to requests and turns constraints to opportunities.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

Tell us about the background of HK Home Architects?

We’ve found HK Home Architects as we see that there is a quest in the market for architects to be more approachable that speaks plain design language. Many of the homeowners know their house best and have a vision of their dream home. With today’s technology, everything is possible, but with all the other constraints ranging from planning policies to structural issues, an aspiring design could result in unexpected bills and challenges. The process could be frustrating, long winded and disappointing. That’s why we are here. We endeavour to help our clients to gauge and iterate the best possible design outcome that satisfies their visions but also manages the practicalities. HK Home believes aesthetically pleasing architecture is coordinated in a thoughtful consideration of a series of simple and practical design solutions that are carefully orchestrated and complimented each other.

What’s your customer process from receiving that initial enquiry?

First, we listen. - As soon as we receive the queries, we make phone calls and speak directly to our client. Nothing can beat a real conversation. This way we can have a better understanding of our client’s vision. A basic properties background search will then be conducted, which includes research on local planning policies, planning histories, best possible planning route, etc. Our quote and initial consultation will then be followed.

There was a project on a challenging hilly site in the Conservation Area. The dwellinghouse does not inherit the most extensive rear garden, but a substantial forecourt. The client secured an approval for a small scale outbuilding towards the rear garden from their previous designer. However, the client has a strong vision that the design can be better interpreted and came to us for help. We have been commissioned to design a much bigger outbuilding that housed a yoga studio, gym, lounge and sauna - The Client’s True Aspiration. Due to the site constraints, the outbuilding will have to be in the forecourt, which is much more planning sensitive. However, with the all-rounded design considerations - such as the architectural style, pedestrian views, street scenes, landscape, arboriculture, and with further liaisons with the council, we managed to secure a planning permission that satisfies our client’s vision, yet practical and aesthetically pleasing to the owner and to the public.

What is the most pleasing aspect of your job?

We are very grateful for every opportunities to collaborate with our clients. There is a great sense of achievement to learn from every project that our clients are happily living in their dream home designed to their very own needs. Be it the modest changes that unlocked the potential of their house or the most substantial reconfiguration that is long overdue, we are committed to give our very best to make our clients’ dreams come true.

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

www.harrow.gov.uk/planningdevelopments

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
