A little bit of history

Until the 13th century the area was largely woodland, much of which was cleared by Westminster Abbey to make way for farmland and settlement when Edward the Confessor granted it the land in 1060 as part of the Wheathampstead Manor estate. Like many other British towns, Harpenden saw dramatic growth following the arrival of the railway in 1860, with residential developments replacing much of the surrounding farmland and establishing the town as the commuter hotspot it is today.

The area of Poets’ Corner has streets named after some of England’s finest literary figures, including Shakespeare Road, Kipling Way and Shelley Court.

The properties of Harpenden exhibit a wide range of architectural styles from the Tudor era to the modern day, with everything from contemporary apartments and new build houses to large period properties and aspirational family homes. Notable local buildings include the Grade II listed St Nicholas Church which has stood in the heart of the town since the early 13th century and the exemplary 1960s Ahm House by Danish architect Jørn Utzon, who is best known for designing the Sydney Opera House.

Why move to Harpdenden?

Although it has all the amenities you would expect from a substantial town, including a fantastic range of schools, shops and restaurants, its quaint streets and abundant green spaces allow Harpenden to retain a village feel.

Harpenden has an outstanding selection of restaurants, cafes and bars, with something to suit every taste. Diners can choose from a vast range of cuisine from contemporary Indian dishes at Infuse Bistro to delicious seafood at Lussmans and tapas at Azita. There are also numerous country pubs in the town and surrounding villages for those in need of a tipple.

We listen – we have no house-style and our design response varies according to place, context, collaboration and programme.

We communicate – we do what we say we will do and produce drawings and imagery that communicate clearly and evocatively, whether it’s a masterplan concept or a joinery detail.

We believe in the power of great design and great places to improve people’s lives directly and indirectly.

2 Kinsbourne Court, Luton Road Harpenden, Hertfordshire AL5 3BL

Harpenden is a respected town with a traditional English village atmosphere, situated between Luton and St Albans. As a place to settle it is difficult to beat, with tree-lined streets, period cottages and numerous commons and open spaces.

Property here does not come cheap and there has been a particular rise in the demand for large detached family homes, an indication of the growing number of affluent commuters choosing the area. The town has plenty of multimillion-pound properties but it is still possible to find modern two and threebedroom houses for between £200,000 and £300,000 to the east of the railway line.

Two of England’s best-performing state schools are based in Harpenden - Sir John Lawes and St George’s. Competition is fierce to attend the schools and outstanding examination results attract many new residents who wish to live in the catchment area. The town’s independent schools are wellestablished favourites with parents and also offer an excellent standard of education.

Nature is a main attraction in Harpenden and those who live in the town can enjoy the outdoor space whenever they choose. Quality of life and health is improved by the endless opportunities for activity. Families can engage with the great outdoors and keep children away from their TVs with exciting countryside outings.

The large expanse of land known as ‘Nomansland’ Common has an interesting history. Here, part of the Second Battle of St Albans was fought in the War of the Roses and it was reportedly the haunt of the highwaywoman known as ‘The Wicked Lady.’Harpenden has a vibrant set of fantastic shops, cafes, bars and restaurants. There is limited representation of nationwide multiple High Street stores in order to retain Harpenden’s character, but there are an abundance of tempting independent shops brimming with antiques, boutique clothing and luxury goods.

Meet the bedroom specialists at Complete Fitted Furniture

Tell us a little bit about the background of how your company was established?

Complete Fitted Bedrooms – a family run business - was established in 1987 by Richard Phillips. Richard wanted to move away from mass-produced standard fitted furniture which often resulted in design constraints. He was passionate about quality and service too and wanted to offer clients a truly bespoke design service and, more importantly, a bespoke product. The family business operates from three locations in Herefordshire & Buckinghamshire and is now run by his Son’s & Daughters, who have been involved since leaving school.

There’s something extra special about well-made fitted wardrobes and cabinets, which types of projects give you the most satisfaction?

We love the variety of the work we do. From helping busy families make the most of the space in their home to fulfilling a customer dressing room dream. Our most satisfying jobs are the ones where we can showcase our skills and expertise to enhance our customers home and lifestyle. The most satisfaction is seeing our customers reaction to the finished, totally bespoke product.

What can Hamptons clients expect when they appoint you to work on their home?

Our team of designers have a combined experience of over 140 years and are always striving to develop something new and innovative. They will happily meet you in your home or at one of our showrooms to demonstrate the product and discuss your proposed design. You will then be given the shortest possible lead time and all of our fit dates are guaranteed. Our qualified team of fitters will then take care of every detail to your complete satisfaction.

What type of materials do you work with?

Complete Fitted Bedrooms are proud that all our furniture is sourced from UK suppliers. As our product is bespoke, we can supply a wide range of colour carcasses and individually specified furniture interiors. Our doors can be ordered in many styles, colours and finishes to suit the customers design requirements. The materials we use can vary from a large array of materials from MFC Pressed finish, MDF Vinyl wrapped doors to sprayed or hand painted finishes. Out furniture is supplied with solid backs and draw bases and comes with soft close hinges and mechanisms as standard.

What’s the thing you enjoy most about running your company?

A large amount of our work is repeat customers or recommendations, which is testimony to the quality of work we produce. Every job we do is done with passion and pride. None of our customers are treated like a number or a postcode but more like family friends. The most enjoyable part is being able to continue helping previous customers with their home improvement plans and requirements over the years. www.completefittedfurniture.com

The Yard

So what makes us different? We make our traditional recipe dough on site, we don’t order in frozen balls from a distant factory. We use lower calorie fresh milk mozzarella, not a dried milk mozzarella, cheddar mix. We use San Marzano heritage tomato sauce, it’s a lot more expensive than the basic type but we don’t need to add lots of salt and sugar. We don’t add preservatives. We roast fresh vegetables, hand cut imported Italian salamis for our toppings and we only use extra virgin olive oil. Finally our thin base pizzas are cooked with skill in our wood fired oven, not a conveyor belt or electric grill.

Okka

Our love of good food started when we were growing up in Turkey, surrounded by people who loved to cook with glorious smells emanating from family kitchens. At Okka it is our aim and passion is to reproduce authentic Turkish home cooking. Okka has come to mean ‘just right’ in Turkish and this has become a defining sentiment of all we aspire to be and do. You can come with your kids (for pancakes and an oreo milkshake), you can come with your friends (for a good natter and a share of our meze sharing board), you can come with your other half (for our 21 day aged rib eye steak and a bottle of Rioja) or you can just come on your own to enjoy a cup of our excellent coffee and linger over the papers (slippers not included).

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
