A little bit of history Battersea was previously part of Surrey and has been settled since Saxon times, when the tiny village was centred on St Mary’s Church; a version built in the 1700s is still standing in the same place today. The area was mostly agricultural, with the growing of lavender, asparagus and raising pigs. Industrial development brought silk, malt, corn and chemical factories to the area, separated by wharfs along the river for ease of transportation. The power station, with its iconic towers, was completed in 1939. There is an array of different types of residential property in the area, from recent riverside developments to the more traditional workers cottages in the Shaftsbury Estate and the large merchant houses in the Toast Rack that back directly onto Wandsworth Common - the name refers to the streets leading off of Trinity Road to the west of Wandsworth Common where there are generously proportioned homes from the early 20th century. The area ‘Between the Commons’ of Clapham and Wandsworth is also popular.

Why move to Battersea and Wandsworth? The area plays host to the world-famous New Covent Garden Market where millions of pounds worth of fruit and vegetables change hands every single week – it’s one of the UK’s largest fruit and veg wholesale markets. Battersea Dogs Home also plays a part in the area’s prominence on the London map as well as Battersea Park with its Peace Pagoda and zoo. As you’d expect with an area so close to central London, Battersea and Wandsworth benefit from fantastic transport links into the City of London. Battersea has a real sense of community, with the small-town feel being one of the major reasons why local residents feel so passionately about where they live. Successful independent businesses blend seamlessly with some of the more boutique style fashion shops and there is a real feeling of community around the hubs of Northcote Road and Bellevue Road. There is supermarket shopping at Asda Clapham Junction, with Waitrose, Cooperative and Sainsbury’s Local accessed from Battersea Park Road.

ocated in the borough of Wandsworth in South West London, Battersea is probably best known for its iconic landmarks Battersea Power Station, the Battersea Bridge and Battersea Park. Given this impressive and iconic landscape it is hard to believe that the district began as an island settlement in the Thames and was used primarily as farmland until the Industrial Revolution struck and transformed the landscape. Fast-forward to 2020, and Battersea has a bustling nightlife and amenities, first-class eateries and the stamp of approval from celebrity residents such as the actress Gemma Arterton and fashion designer Vivienne Westwood and a certain future King. A less hectic option than its near neighbour Clapham, Battersea attracts a diverse mix of professionals, young couples and families. As well as lots of outdoor green space, sweeping riverside views and plenty of after-hours choices, residents also benefit from some of the lowest tax rates in the country (which some speculate is due in part to the number of MPs living in the area but we couldn’t possibly comment!). With the addition of a new underground station and the large-scale regeneration of Battersea Power Station into a community ‘power house’ (sorry!) of restaurants, shops, parks, cultural spaces and one of a kind living accommodation, Battersea is a tempting option for those wanting to relocate to the South West. Battersea’s close proximity to the river means you can also take the RB6 water taxi, operating between Putney and Blackfriars, which stops at Wandsworth Riverside Quarter. Or hop on the Thames Clipper with regular services into central London between Battersea Power Station and Tower pier. There are also plenty of buses around the clock, including the 137, 344, 44, and 452 routes. For more on London’s transport network, please visit TFL. www.yopa.co.uk

Meet Matthew Stroud Associates

WHO WE ARE: We pride ourselves on being a high end, independent building contractor. We specialise in quality residential projects in South West London, where I have been working for almost 20 years. We care passionately about our work and our resourcefulness, which enables us to exceed our Client’s expectations with every single project. Through this approach we have build up an enviable reputation. I have lived in South West London all my life and feel very connected to the culture of the area. I have grown up with many of the local trades and specialist companies which I now work very closely with and trust. I understand the local property market and the heritage properties of the area. WHAT WE DO: We carry out internal and external works, for refurbishments, extensions and new build projects. We work with contemporary and heritage restoration projects as standard. For heritage restoration projects, we have access to specialist trades for specific works including slate roofing, brickwork and pointing, lime plaster, heritage cornicing, and period joinery specialists. We deliver high-end kitchens, bathrooms, shower rooms and wet rooms as standard, including specialist finishes and fittings, tiling and decorations. Should the Client request, we can also provide high end solutions for specialist works. In the past, these have included sauna steam rooms, gyms, pools, home cinemas, specialist data systems and recording studios. We can manage and accommodate specialist trades and subcontractors under our contract. We can take care of all statutory requirements including Planning Consents, Building Control and Party Wall Awards etc., where required. Our documentation process captures the design, costs and programme for each project, in coordination with relevant supply chains and specialist subcontractors works, working flexibly to the Client’s requirements. HOW WE ACHIEVE THIS: We work in tandem with an RIBA Chartered Architectural Design and Interior Design practice to prepare our Client’s design proposals. We also work closely with an RICS Chartered Quantity Surveyor to advise on project budgets, confirm contract costs and manage ongoing contract spends. We programme each project to set out key dates, ensure specialist trades and long-lead times can be accommodated, identify critical path items and establish realistic completion dates, despite current challenges of supply chains and supply obstacles. Our in-house team includes skilled personnel including joiners, a plumbing and heating engineer, stone mason, tiler and decorators. With our trusted independent specialists, including high-end joinery contractors, cabinet makers, heating engineers, electricians, brickworkers and roofers, we ensure that all areas of work are carried out to the highest level of quality to exceed the aspirations of our Clients. Between us we have hundreds of years experience in delivering quality projects. WHAT WE CAN DO FOR YOU: We are here to take the stress out of your project. By offering all the services required to take on, manage and complete residential building works of any size and type, we can either dove-tail our involvement into your requirements or offer a complete service as a one-stop shop. We have a collaborative approach and work closely together with our Clients and any other stakeholders involved in the project, to help insure its smooth running to budget and programme, with results of the highest quality. As an introduction to your project we would be pleased to meet you for an initial conversation to understand your requirements and see the property in question. With an initial engagement we can develop the proposed scope, programme and calculate budget costs. With Client approval, these initial proposals can be developed into a set of delivery documents confirming, the design, specification, contract costs and developed programme of your project, with information for statutory approvals, before commencing work on site. PAST PROJECTS : We have been carrying out house refurbishments, extensions, and new build projects throughout South West London for some 20 years. Frequently they involve period properties where interventions sympathetic to their aesthetic and construction is required. We understand the value of heritage refurbishments with contemporary interior fit-outs to meet modern living requirements. From external weather proofing to internal specialist decorations, we can tackle all aspects of work. We enjoy tackling special high-end projects which in the past have included saunas, steam rooms, design studios, cinema rooms, bars, recording studios and a Zoom studio. We would very much like to hear how we might be able to help with your project.

Interview with.. Elly Allen From Elly Allen Curtains & Blinds

Tell us a little about how you got started with your business? I have an arts/textiles degree and worked in the fashion industry for years, managing production and overseeing the creatives briefs to ensure their vision reached the stores. I loved working with the fabrics and designs so then decided to set up a curtains and blinds business that worked to the customer taste, rather than selling them specific set looks.

Who takes the lead creatively when you have that first meeting? Our first meeting is always about listening to what the customer is telling us about their home, whether it’s a whole refurbishment or a redesign of a room/floor in the house. We tap into what style they might like and then suggest ideas and concepts that may work. From that meeting we then send a detailed quote with various options and prices . The customer can then adjust their potential order to fit with their budget. We do not sell one collection of fabrics - we source from many brands and price ranges to suit the client budget.

What are the main steps from initial consultation to completion? • • • •

First meeting. Quote. Email/or 2nd visit to hone down the final look & sourcing of fabric Fitting of hardware - poles/tracks delivery of order.

Do you have a particular style that you’re known for or can you adapt to anything? We adapt to what works with the customers style and the way they live

What would be your dream commission? A dream commission would be, as we always have, lovely customers being very happy with the end result!

Meet ‘garden guru’ Ben Skinner of Town & Country Gardens

Tell us a little about the background of Town & Country. Ben Skinner set up Town and Country Gardens in 1995, initially as a landscape gardener but it soon grew into garden maintenance as well. Starting in Notting Hill Gate where he lived, the demand for local London gardeners was so great that the business grew rapidly, employing locals and friends to help and expanding through West London and beyond. Now it employs over 30 staff but still builds and maintains gardens primarily in West London. Do you think customers demands have changed since you started? The clients have become increasingly more diverse as London became more popular to other nationalities. Our clients are now international and recent events have meant they spend far more time working from home, so their gardens have become a more important part of their living space. Tell us about a project you are most proud of? There isn’t a single project that stands out but we are very pleased that the gardens we have built have won their designers awards! What advice would you give to a Hamptons customer who’s new home is blank canvas in terms of outdoor space? It’s amazing what we can create in a garden nowadays and I’d always advise getting a garden design to maximise the potential of the space. What’s the thing you enjoy most about running your company? We love meeting people and working with them to create outdoor spaces that give genuine pleasure to be in!

TOWN & COUNTRY GARDENS

25 Years of Gardening & Landscaping in London At Town and Country Gardens we provide a comprehensive and integrated range of services for the management of your outside space. With over 20 years’ experience of working in high-end and challenging projects within London and the Home Counties, we have the confidence and ability to oversee all aspects of garden maintenance and landscaping. Our landscaping service cover all areas from relatively simple and small-scale jobs such as repairs to fencing / decking / paving / brickwork, to full-scale construction and landscaping projects. Our garden maintenance service provides for everything needed to manage your outdoor space and get the very best out of it. We believe a garden should not be a static space that looks the same year after year – it should improve and grow over time, and thrive throughout the seasons, and we have the vision and skill to develop gardens to attain their full potential, and then take them beyond that.

Meet KLC Architects Tell us a little about the background of your architectural practice? We are a friendly team of Chartered Architects based in London and offer outstanding creative design to effectively manage projects from concept to completion. If you hire us to design your new home or extension or loft conversion or renovation or block of flats or new development, you will have our full attention, backed by years of experience for a successful project outcome. Our unrivalled experience covers both new and existing buildings and ranges from extensions and renovations to new-build developments in urban and rural settings. How does your customer process pan out from receiving that first enquiry? As Chartered Architects, our belief is that a great design stems from listening to our clients with the vision to translate that into a beautiful yet functional space. In the UK, getting planning permission at the first attempt is rare. Catastrophic technical errors are too common and what should be simple design tasks somehow become wildly overcomplicated. Planning consultants and Architects and non-Architects give you conflicting advice and all-too-often you are left feeling patronised or ignored by the experts you are paying. And you may discover that schedule and budget overruns are considered so standard for construction projects that nobody seems to feel it’s worth trying to prevent them. We don’t think that any of this is inevitable, still less acceptable. Instead, we believe that technical thinking and creative enthusiasm with the right blend of expertise, experience, and imagination makes a real difference in meeting the challenges of building projects Is there a type of commission that gets you particularly excited? What we are really excited and passionate about is, unlocking the hidden potential of houses and developments, securing planning permission and delivering imaginative projects on tricky sites. We are passionate about putting you in a position where you don’t have to experience the frustrations, unnecessary expense and confusion too often associated with trying to build something in the UK. Our mission is to make certain that clients are reassured that every project, is given its full attention to detail whether this is a large new-build or a small refurbishment. Could you encapsulate why Hamptons clients choose KLC Architects for their project? We are a team who work as a team with Hampton– we love collaborating and supporting each other. We were handpicked by Hamptons, to assist their clients. Alot of people think there’s a stark choice between working with a big firm who can do everything you need, and a small one who will look after you better but can only often have a limited range of services. At KLC Architects, we put both ours and Hampton’s clients in a position where we can handle almost all parts of the project to save time, money, and effort and get the best results by working with us. When you compare us with other Architects, you will start to realise that you would have to hire at least five different firms – architects, town planners, interior designers, project managers and lead consultants – to do what we can do alone. What’s your favourite thing about working in the South London area? Our favourite thing about working in the South London Area is its unique great spaces and architecture. There are many hidden gems within the South London Area. We love the vibrancy and cafe culture surrounded by its Victorian townhouses, restaurants and beautiful parks. There is always something exciting about living and working in the South London Area now with even more available transport links.

The menu at Zia Lucia continuously evolves to include new experimental doughs, following the creativity of Zia Lucia’s formidable pizzaioli. 356 Old York Rd, London SW18 1SS. 020 3971 0829 www.zialucia.com/ L’Antipasto Restaurant L’Antipasto prides itself on being a friendly restaurant with traditional, tasty Italian food and excellent customer service. Planning and Building Control Unsure which services you need? If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both. What is planning? Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building, or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas • affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees

What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. https://www.wandsworth.gov.uk/planning-and-building-control/
