The Old Manor House is situated in the centre of the attractive small village of Buckworth in Cambridgeshire. There is a good village community with a social scene around The Buckworth Cricket Club with regular themed nights, annual events and fetes. Alconbury is close at hand with pubs, a shop and a primary school. Independent schooling is available at nearby Kimbolton and Oundle school a little further afield for all age groups through to 18 years.

For the commuter access to the A1 is only three miles from the village which in turn leads to the M1, M6 and south to the A14 and M11. There are fast and regular train services available from Huntingdon station (approximately 8 miles) taking from 50 minutes to London Kings Cross. The high tech university city of Cambridge is 25 miles to the south east where there are comprehensive shopping, schooling, recreational and cultural facilities. Sailing is available at the nearby Grafham water and racing at Huntingdon.

Description

The Old Manor House is a substantial Victorian house with later Edwardian extensions built of Cambridge brick elevations under a tiled roof. The building is thought to date from the 1860s and has delightful proportions and good family accommodation laid out over two floors. Of particular note internally are the central reception hall with a galleried landing together with wide staircase leading to the first floor.

On the ground floor there are three principle reception rooms all tastefully decorated with Farrow & Ball paint with stripped wide floor boards together with shutters and period features. The main drawing room benefits from an attractive large Victorian bay with far reaching views over rolling countryside further enhanced by a large open fireplace. The sitting room has an attractive wood burner. There is a large modern bespoke kitchen/breakfast room with Fired Earth travertine tiles integrated dishwasher, 2 oven aga cooker and room for a small family breakfast table. There is also a separate walk in larder.
At first floor level there are four well proportioned double bedrooms, a fifth single room – there are built in wardrobes or space for large period furniture in all the bedrooms in addition to pretty fireplaces.

The house is surrounded by delightful, well laid out mature gardens which contain a number of beautiful mature trees. To the front the property there is a wrought iron parkland fence and gate and an attractive green Oak porch built by the current owners. The house benefitted from a complete external repaint in 2012.

In our opinion the mix of a fine period village house with far reaching views in a commutable picturesque village gives the property considerable appeal.
